Estes Park officials: Why comp plan is necessary

Sixteen years ago the Estes Valley Comp Plan was put in place after much community input. Input that was ignored as the planners claimed that "property rights" trumped any and all wishes of the community. What we've seen is the infill and condominium-ization of our community.
Now the people who profited from the original infill have retired or moved on, but there's a new crowd in town who want smaller lots, and the ability to build more rental units within residential neighborhoods, and they will design a new "plan" that will allow themselves to do that easier. After all, it's so embarrassing for the trustees to grant variance after variance - so look for all the things that need variances now to be written into the new plan. Count on it.
Growth for the sake of growth is the ideology of the cancer cell. If any of you speak out against the new "plan" that will be shoved down your throats, expect to be demonized while the proponents pull out the old canard "so you want to close the door and be the last one to move in, right?"
Eventually, someday, there will be no more room, and the town will resemble the densest of dense urban suburbs. But that's in the future, and there's money to be made and neighborhoods to be raped right now!

Agree. Of all the Comp. Plans in CO., none are mandatory. Comp. plans are worthless unless followed or enforced. These plans mean nothing except they fill a ' square' in their scheme. Variances are given at the drop of a hat.
