cheap land is not good, and good land is not cheap. Beware if you are looking for land to build on. If you are building on land that is considered flood zone, It will cost you 20 percent more to build, than if you built on the north side of the parish. Land in the southern portion of Vermilion parish is only good for grazing cattle.

you may be able to find land at $3000 per acre , but even farmland is going for more than that , and marsh land is more as well.$6500 per acre is a realistic starting price for anything over 30 acres and you'll have to buy the whole parcel . under 20 acres and your looking at $10,000+ per acre. Land is very much in demand and it's a sellers market. I get 5+ calls a week from people looking for 1-5 acres and they all think they are going to buy at $3000-$5000 per acre ; your grandfather wouldn't sell it to you for that price either. good luck and remember one thing ; land is land , it doesn't have an expiration date , and it only diminishes in value if you do something foolish with it.

I have one acre of land with 5 oak trees on it, a 3 bedroom home with closed in garage connected. a 12x10 pump shed in the back. All vinyl siding in the area you're speaking of. We're to the north of hwy 14 midway between Kaplan, and Gueydan. Good neighbors on both sides. Oh, it and the land around it is Oil Leased, but barely collecting.

1 million dollars and it's yours tomorrow! So's I can move the hell out of this state.

But yeah, I'd say one acre of land around mulvey or wright should go for about $3,000 per unimproved acre. Less if it's in a flood zone, or overgrowed with chicken trees. Depends upon which greedy A hole you're dealing with.

got me the best chicken tree farm in all of Louisiana ; and it's all in the flood zone. I just can't figure out if it's the flood zone that makes them chicken trees grow so well or if it's all of that oil ,yep been collecting checks since 1945 and the damn landmen are knocking at the door all the frigin time , can't even go to the mailbox to get my checks without one poppin out of the bushes. I'm not greedy just lucky I guess.

right now the latest and greatest play is in vermilion parish basically north and south of highway 14 centered around Abbeville. if you own more than ten acres in this area you've already heard from the landman . Not a Beverly Hillbillies offer ; but it's been 30 years for most land owners in this area ; just another offer for some lucky ducks.
Don't hate the duck or the game it will just make you more bitter.

To the searcher of the land. You really need to think more on getting land here. Take a good, long, wise look around Verm Parish. You will begin to notice something overall. Overall, it looks and feels like sh!t(except for in the Spring).

Maybe you could get some land along the Verm River in Abbevile with a manacured yard ,huge oak trees and bamboo strategically placed to give you peace and quiet.

I drove around the other day like a first class Looky Lou and noticed how many lots were for sale! You should go check it out. The old rich are dying off or their kids can't or don't want to keep up with the Jones anymore, so I guess that's why the land and homes are going up for sale. Either that, or it's the constant threat of flooding and termites and wood rot from that wonderful moisture level we maintain around here.

You should check it out.
