A very kind and inspirational person he was. He loved Shinnston and Enterprise more than any place around. A sports fan for the Lincoln Cougars and the WVU Mountaineers. He will sadly missed by many. We love you Jim rest in peace.

Apparently you have no clue what buyer beware means. It's no ones fault but your own. What does an old house being old and needing work have to do with the character of a man? Apparently you are a fool if you knew of all the problems and still purchased the property. I'm sure the price was adjusted to reflect the state of the property, because unless you paid cash there isn't a bank around that would have approved that loan.

Do me a favor and go drink a gallon of Clorox. If you don't, at least get yourself snipped so we don't have anymore uneducated, society-draining low lifes that spread irrelevant and unsubstantiated rumors about a great man.

Mr. T sold homes that were fixer uppers. Everyone knew that. He gave first time home buyers who could not get conventional loans a chance to buy their first home at lower payments. He helped them be home owners. The homes were sold at discount prices. Most knew that they were getting a good deal and would have to some fixing up on the homes. It it not uncommon to have sewer problems when buying an older home. It can happen at anytime and would not be the fault of the seller in my opinion. From all I have heard, Mr. T. was very fair. He is gone now and all this bashing is in vain. Instead of being on topix, some should be working on their home or working extra hours at their job so that they can do the maintenance needed on their homes. Just a thought.

Land contracts are rare now days because people move in , tear up the place and then move on. It has made it very hard for those wanting a land contract to get one.

Most using land contracts either have no credit established or they do not have good enough credit for a mortgage loan.

The question is did you qualify for a mortgage loan?

Would you own your own home without the help of Mr. Tichenor? While searching for a home, did you find many homes on a land contract? My guess is no way. Very few offer land contracts. Without the help of this man, you may have to be renting. With all the influx of oil and gas workers to the area, it is almost impossible to find affordable housing. They are paying huge amounts to rent homes, apts, and trailers in this area. All and all you are lucky to have a roof over your head.

I do know that Mr. Tichenor offered homes at lower prices and set up payment plans that his buyer could afford. The homes were usually older homes, fixer uppers. The monthly payments would have been cheaper than rent. Any improvements made to the property is an asset for you. You increase the value to your home, you have a place to live, you have established credit and you now have equity in your home all thanks to Mr. Tichenor.
