I just wanted to let any future business owner who wans to open business in temple city will need to becarful regarding their buget set. Because even as tenate improvement. you might still needs to spen alot of money that is not what you want to due to old building and the code is not up to date. sadly. this will make new business even harder to do. I truely believe that they should they landlord to improve the property instead of the new business owner. which makes the plan approve that will takes more than 3 months to get approve and 7 months to a year before they can even open for business... while paying the rent and not able to do business even if decide not to go through with it. ended up just stock on the project. and many takes years to recover for small business. then propely ended up close the business and loss money. I understand city wants to improve the enviroment but, that should be separte issue. have the landlord to deal with imporvement so the the new business owners can just focus on the inside improvement for better busines. Otherwise the rich only get richer due to they have the money to buy property and don't want to spent any money to imporve just rent out . new business owner usually don't know much about what will hapeen at the plan check becuase not all of us are artihiect to know the new buliding code... IF the plan check ask as to improve the outside driving area , parking area imagine how much money you will need to open just a little business.
old time is nice beacuse, like my grandparents will able to just do a little business to save family. But, now if he property owner don't want to imporve the condition of the building we ended up did all the improvement. Guess who get this huge benefit of rise of the property value!!???
How many people who rent high lease agreement. where the property owner ( management company) gets all the rent from all the units and never spent money to improve . once the all the tenate improve the property they know the raise of the value of the plaze they will just sell to another owner. and New lease agreement just raise the rent. if you can't meet the rent just have to close the business.
I am one of the victim as well. and hope things will get better. Hope temple city will have more care for new small business and help them get through the process faster. They should focus on the buyer of the business property and make sure they meet the new building code instead small business owner like many of us are just trying to do business and get money out of bank with interest.
We are not the one who making huge profit just to have stable income through small business.

Small business are the one who are working hard. We should be the one to be taking care of.
if there is problem with building they should be dealing with the property owner and ask them to do the improvement since they are the one is making money through years of monthly rent.
For anyone who wants to open business in Temple City. Due to what happen at the city hall before now they are more strict you will find you will need to provide more information that is not to do with your tenate imporvement and your artchiect might ended up charging you even more.
This is just sad for me and hopefully will help others to know more so incase they r also wanting to open small business.
before you lease ask someone to check the area if the building is up to code. even if someone before you rent the place everything pass with plan checker doesn't mean now will pass. becuase now it is under la county to check. and due to many other reason with the county and city whatever good and bad reasons there is. The process will take even more longer.
City , county they don't care about how tight your budget is and hard for you to open your business. All they care is to make sure you pay all the due that is require plan check fee, permit fee,....fee more fee. plus the drawing needs to be their formate.
Even if your artichite might done many other job but, if they are not doing anything wit Temple city last 6 months. they will runs into problem and then the victim will only be you . becuase they don't think your time is importat enough for them. so you will just have to wait, then wait, then re do... wait....
my deepest regret is didn't go ask the new business around and ask them how the process untill I rent and submit the plan.
I hope this will help some of people who are interesting in open new business.
