Can anyone tell me why Marshall County/chapel Hill taxes are higher than Nashville, Franklin, Belle Meade or Clarksville. What services are there that justify these excessive rates.

The rates are so high because the property is valued so low. It takes more lower value property taxes to pay for the services than it does for mansions. Now, where in Marshall County would you find the likes of houses in Belle Meade and Brentwood? We don't have million dollar homes to pay big taxes to take care of the poor folks.

The meager services delivered aren't worth what is charged. And the empty promises (water/city services) every time they move the city limits are unbelievable.
