when I make house to sell, a 3/2 I invest bout 70k with lot, 20-25k on lot n rest on home with respective crews a nice house n we sell for 130-150k..30 in just concrete n carpentry n labor..the rest is cheap...its better for you to get your own crews n u choose the quality of shingles n other things

maybe it would have been 70k$ 5 yrs ago, now its more like 110k$ my uncle just made a 3/2 1400sq feet in deer run and that is what he spent 100k$, i spent half of that on mine but it was a forcloser and has 2 rooms one bath, in all reality if you contact the right people and they dont charge you to much, you shold spend about 110$ for a normal 1700sq ft home

I do agree with you, I did built in 07 was my last home,I understant cement,labor,electrical wire whent up, but I do recommend for this person to build himself finding the right laborers,insted of finding a contractor that will do the same for 60 bucks a sq with cheap materials n cabinets. buying a home is even worst,plus your stuck 30yrs with a cheap built home (mondragon)

completly agree with you, say no to contractors, unless related or someway will not overcharge you. And please do not get a mortgage for 30yrs at most get it for 15yrs, you payment will go up about only 200$ a month but you dont have to pay for 15yrs extra. Also if I were you I would wait a while before making a home being that we are in the oil boom and prices have sky rocketed for building materials, like sheet doubled in priced.

you don't need to pay a contractor, just find yourself a concrete crew n a plumber,then carpentry crew, shingle crew, electrician,sheetrock crew or do yourself,painting crew or do yourself(rent paint gun n just go over with a roll). zacarias across from memorial junior high can do your stucco, and for the rest of any labor their is plenty of crews in town,compare prices for same labor,some have material that can save you money. McCoys hardware has list of any crews you may need labor. You can be your own contractor,keep n eye on your materials

You can't build anything decent with $70,000 anymore. My parents just added about 900 sq. ft. to our home and it cost them about $44,000! That was just to add on to our house. If you want something nice it's goona cost you.

also when your ready to buy your supplies go to maccoys and get an estimate, then take it to lowes and they will match it plus give you 10% OFF, thats a pretty sweet deal.

Plus new appliances, doors, floors, sinks, doorknobs, kitchen granite or whatever you decide to use, bathtubs, toilets, blinds, windows etc etc etc every little dollar adds up so not just the building costs but the rest of the stuff does as well as I mentioned good luck! ;)

I agree with the above guys...as you notice none of them advise you to buy a home,but build it,nicer, cheaper,stronger n better materials instead of a budjet from a contractor that wants to keep the leftovers
