This article seriously misrepresents the Louisburg Square issue. It is not now, nor has it ever been about the needs of Dracut's elderly citizens. The average taxpayer in Dracut wants affordable housing for our elderly. But we also do not want to be conned into a very poor financial decision for taxpayers & the town just so a few unethical Selectman & town officials can cowtow to the demands of Mr. Lussier. The Lowell Sun needs to do its homework on this issue & present the true story to the readers & Dracut taxpayers & most importantly, to the Dracut elderly residents. The real reason they are trying to pawn this code violation ridden building off on taxpayers is because no investor in their right mind would pay 2.6 for a building that needs such extensive repairs & is presently valued at a very suspect 2.4 million. Only in the unethical world of Dracut politics has property gained value in this economic crisis...what a coincidence! Even if the DHA bought this building tomorrow, how many people would actually benefit as compared to the cost? Perhaps the reason Mr. Lussier will not return the Lowell Sun's calls is because he & his political cronies do not want to explain their "fuzzy math". The building has an appraised value of 1.6 million for tax purposes,,,yet an appraised value of 2.4 for sales purposes????Who has allowed that situation to continue for so long & how many thousands of dollars has the town lost in years past on this "fuzzy math" tax appraisal? Perhaps, this owner could also explain to the Lowell Sun & honest Dracut taxpayers why this same builder's home on Surrey Lane has a tax appraisal of 260,000 while every other home on that street is appraised at a more realistic price of 500,000 or more. The Lowell Sun has access to this public information & is doing a true disservice to the elderly in Dracut and the taxpayers by not presenting all the facts behind this situation. If this is really about the elderly & their well being why are town officials not acting on the code violations that have been well documented for quite some time? If this is really about the elderly, why not proceed immediately on the plan suggested by DHA, to build new units on Lakeview Ave & let Mr. Lussier find a new buyer for property? The answer is simple...there are no other buyers & likely will not be so the goal is to dump this on the taxpayers.

Boy, did you get sucked in.
Your presentation if full of lies, so you shouldn't be too concerned with others misrepresenting the issue..
Maybe Cunha will come up with a lease space for housing idea similar to that insane plan he had to lease a town hall from one of his campaign contributors.

If this information is not true & people are being "sucked in" then let the Lowell Sun investigate & publish an article that tells the facts which are public information. This shady back door political deal is what this issue is really about...not the elderly as the article states. It is a last ditch effort to rile up elderly and their families so that the unethical proponents of this deal can ram it throught town meeting as they have attempted to do it the past when they so conveniently failed to disclose the Covenant which mandates that this property remain elderly housing no matter who owns it.Let the facts speak for themselves...How much has this builder actually paid in real estate taxes the past several years on the Louisborg Square property and on his Surrey Lane property? How did it come to be that those two properties are so "coincidently" under appraised & who is safeguarding the taxpayers of Dracut's interests? Are there any past financial relationships between a current member of the Board of Selectman who is trying to pawn this financial disaster off on taxpayers & the current owner's business partner which have not been publicly disclosed as mandated by state ethic regulations? Time for the truth to come out, before taxpayers get swindled again at town meeting. Publish the list of code violations in that building along with a list of dates when they were discovered/reported & what actions have been taken to safeguard our elderly that the proponents of this project claim to be so worried about. Let the truth be heard!

1st John I'm on your side about this being a bad deal for the town, but it's not the property owner that wants this deal done. They could give two shiXs about selling. It's the two selectmen Cox & Dirocco wanting to say look what i did. And for you questioning the taxes he's paying on Surrey Lane, only part of his property is in Dracut and he's taxed on that. The rest of his property on surrey Lane is in Pelham and Pelham taxes him also.

Whatever is going on in Dracut - the Seniors need housing. and the politicians are too busy being political to give a hoot. Vote them all out and get some people who will work together - not loose housing money like they are doing now. If this keeps up no funding agency will take the current crew seriously and those who have earned the right to a safe, affordable home will be the losers

You are a fool!

The reason Jerry's tax bill is small is because 1/2 his house is in New Hampshire!

So before you go accusing, do some research you bonehead.

FWIW, Jerry pays the Town more than his "fair" share of taxews. Do you realize how much he pays iin taxes on his undeveloped land??? A hell of a lot more than he should be. But the town sticks it to him because he's kind enough to pay it without a gripe.

Also, consider how many people are employed by Draco both directly and indirectly. If you actually thought about these things you woudl realize how out of line you are.

The way I see this is it is DRACUT's loss. The rest of the state wins by not giving up state funds.

Jerry will go on to develop this land and the town will get nothing.

That's what I hear as well. Draco couldn't care less about this deal. I know everyone wants to point the finger at the greedy developer, but the truth is Draco would prefer not to go this route. This is classic political soap-boxing.

The conspiricy theories are entertaining though.
