For those of ya'll that don't know, If you have leased your land for less than $1800.00 per acre then you have robbed yourself. Tracts less than 40 acres should be held out for $2600.00 an acre at a minimum. This Formation is bigger than the Barnett Shale. Small lots in a subdivision near Dallas are leasing for $17,500.00 per year. These company's should be paying atleast 3 years up front plus some if not all of the delay rental. Example of what you should be receiving.
20 acres @$2,600.00 =$52,000 x 3 years =$156,000.00 +$300.00 per acre per year delayed rental =$18,000.00 for a total bonus check of
$174,000 due at signing.
25% royalty is the minimum that should be accepted.
