Moving to Lake Caroline

Me, my husband and 2 kids (ages 1 and 4) are moving into Lake Caroline. I noticed from other forums, there were many mixed emotions about Lake LandOr and Heritage, but not much have been said about Lake Caroline. Coming from Northern VA, we were moved by the beauty, peace and quiet of Lake Caroline when we came to visit. However, all we know is what we saw while driving through the community. We are well aware that a lot of Ruther Glen is undeveloped and you'll have to travel a bit to do some shopping and we're absolutely ok with that. We would like to hear some feedback (pros and cons) of the community, schools, crime/safety issues (if any), any HOA issues?? Also, I read somewhere that the lake water was not the cleanest especially for swimming, and the tap water was unfit to drink - even if filtered..? Let us know.. Thanks!!!

I have lived at LC 23 years and there has ALWAYS been a problem with the owner of the private water company since I have been there. He has neglected the treatment plant to point it could no longer function. The county stepped in connected its system to the private company's with the private owner paying the county for the water. We still pay the private owner who lives in NJ and continues to seek a rate increase. i understand he might have a buyer for it. But I'm skeptical of what that company might do. There is a difference in the quality of water since the county water comes from aquifers and not surface water like the private company. The water is now "hard."
The schools need some catching up to with its neighbors. Teachers try hard, but parents need to stay engaged, too.
Crime is not a major issue within the community itself. If there is they get caught since the suspect pool is small. Dues keep going up and up. Expenses for a flat screen TV display at the gate seem a bit excessive in this economy. When I moved here they were $300+. Now they're $1252. The lake water is OK for swimming, but there are those that expect it to be like a swimming pool. Maybe that's why there's both.

So it sounds like there some improvement in the water quality, and hopefully that'll continue. And glad to know crime hasn't been a serious issue, that has been one of the many factors in our decision to move out of the DMV. As a resident of 23 yrs in the community i'll take your word for it :) Thanks for the feedback ivnws4u.

We've lived in LC for 3 years now. It's okay... but we can't wait to move out.
The HOA fees are $1200/year. Our house was broken into within 6 months and the cops didn't take it seriously; filed a complaint with LC about lack of fencing around the edge of neighborhood and they hardly acknowledged it- sent someone out to look, and that's exactly all that happened. Just "looked" to verify that there is only 3 lines of barbed wire around LC, then did nothing.

HOA fees keep going up to fund the special interest projects of the maintenance crew, without addressing some of the issues that matter in the community. Wasteful spending seems to be an issue in any politically-motivated group. If you're a young adult, you aren't as likely to be taken seriously. We learned to stop wasting our time going to community meetings.

However, we like the pool area, and it's nice to have a fishing/boating lake for those who use it (we don't use it).

It has been known in LC that teenagers have been vandalizing for a while. I think it's slacked off just a bit, though.

They have finally added in a couple new play areas recently, that are already seeing use. A step in the right direction to bring life into this tired neighborhood.

@Anonymom so sorry to hear about the break-in, it's scary to hear about things like that especially in the neighborhood we're planning to move into.

Coming from a different perspective on HOA fees, I understand there's been a constant increase. However, coming from the DMV where HOA fees and cost-of-living is ridiculously expensive, I dont really find LC HOA fee to be an issue. But I do comletely understand the frustration behind increases in anything you have to pay for - very annoying.

One phrase that stood out was "tired neighborhood".. I can see where your coming from with that. Driving through, we've noticed not much interaction or activity going on. But again - coming from a different perspective on things, i'm kind of looking foward to the slow pace, quiet, country living. Thanks for your feedback Anonymom.. and cool name :)

So one of the things that attracted us to Lake Caroline (other than the lake itself) was the amenities. Lately I've been curious about the amenities that Lake Caroline offers; Could anyone please provide some feedback (pros and cons) on that as well?? Thanks!

Did you make the move? I am orginally from Baltimore/Washington and have lived in Chesterfield, Va for 12 years. We have 4 kids ages 3,5,10 and 13. I am very interested in moving there. The HOA to me is not as bad as what I am currently paying so I am with you there. What are the schools like? Are there a lot of kids in the area? Is the community tight knit?

Keep in mind this was developed as a "resort community." It has since evolved into full time residents. There is county water pumped through a private company because the company's treatment plant failed. No sewer. Septic systems.
They have some events like wine and cheese on the deck and national Night Out coming up next month. There was a small BKB court near the pool, but they shut that down as some neighbors complained.:-(
It had been there since the community opened in '69.
There is a full court on the opposite side of the lake.
The new pool is a just a few years old.
Two boat launches.
Two beaches.
Three lakes.
Some say the schools aren't that bad, but I had three sons go through them and they all went onto college. There's challenges like any other place.
I haven't found anyplace to be Utopia, yet.

The schools are far behind any of the surrounding counties. The district ranking is 102 out of 118.
I've got family on the school board. You need to check out the district standings,% that goes on to higher ed and drop out rate. Once they let Killough go, the crime rate will skyrocket again in the high school. If you move here send your kids somewhere else for school.

I and my sister are looking into having our homes built there. We have both lived in the Northern Va area for many years. The HOA fees do nnot seem that excessive, but am concerned with having a se[tic system. Have any one you know had issues with their septic system? I can tell you that I was very impressed with the scenery there, I believe I will totally love it as will my husband.

You should be concerned about aqua va taking over lake caroline water company and water from the county. We got notices in the mail last week. They have asked the state to let them buy the system, repair the system and meter houses, so expect your water bill to go up because we will be the ones to pay for the upgrades and the meters.

I've raised three children there and they all want to eventually move here. As I tell folks, don't invite anyone you wouldn't want to be a neighbor.

I have traveled extensively, and never have found such a wonderful community, always excited to get home.

If you don't like living like your on vacation, it isn't for you.

Can Aqua fix our water filtration system then sell the water back to us as well as County residents outside the lake, drain 2 million gallons a day leaving us all on a mudflat? Then have the state health organization step in to stop power boats on the Lake Caroline reservoir. I think I made a mistake buying here instead of Lake of the Woods.

What we heard is either Aqua VA or the county will take over the water. Either way our rates are going up and the lakes a reservoir.

We are moving there and are very excited .. I heard we will have to pay for our water .. But we saw the patroler and heard he goes by every some many minutes and seems like great security as for the HOA fees .. Lol they are every where and u get sooo much for it :)

I see it has been almost a year since anybody posted on this but I will tell you that Lake Caroline has changed a lot over the last few years. I loved it when I moved in there. My family used the beach area and the pool a lot and we really enjoyed it. I don't know if it is because of the number of rental houses in the lake or the prices of homes since the economic downturn but Lake Caroline has become the ghetto. Now you can't go to the beach or the pool without being surrounded by thugs, people drive like crazy in the neighborhood and I constantly hear those friggin loud booming radios. I hate it now and can't wait to move.
