I wanted to just put my situation out there so people can have a chance to make their own opinion and decide if they wanted to live at these apartments. I feel like I was done wrong so I want to protect others that may feel the same way.

I lived at the Park Apartments for 2 years and was a good tenant. We paid a little shy of 800 dollars a month rent. I always paid rent on time and I never caused issues or got into trouble. I had two dogs. I had to pay at 450 dollar deposit at the time of my move in for having 2 pets. I also had to pay 30 dollars a month extra for my pets living in the apartment. 15 dollars per pet.

When it came time to move out of the apartment, I knew we had to replace a blind because my dog tore it down, but I recieved a list from the apartments that blew my mind. Basically I felt like I had to detail the apartment (which it was not that clean when I moved it) for when I had my exit walk through. I freaked out, cause that's what I do, and I called the office like 3 times to ask questions about the move out list. Each time I was told to clean my apartment as if someone was coming over and it wasn't a big deal. I told them I feared being nickle and dimed because it was already costing us so much money to move. Again, no big deal is what I was told. When the office person, Trina, came to do our exit walk through, it was very serious. She was very serious and not very nice about the situation at all. You could tell she was coming in with her detective glasses on. They charged for things here and there: 30 dollars for the blind, 50 for the oven having a few crumbs in it (I never used the over, ask my husband), 25 for the burner catch all things (I was busy moving and forgot to change them) so that is my fault, but point being- they did nickle and dime. The big kicker though, is that there was no stains on my carpets. The maintance guy ripped up the carpet and looked under and found a stain about 6 inches in diameter under the carpet in the bedroom. At that point Trina told me that the carpet in the whole apartment would need to be replaced as well as the padding and the floor would have to be painted. I obviously didn't know the carpet had a stain on it because it was under the carpet. My question to her was how do we know that wasn't already there because when we moved here I surely didn't pull the carpet back to check under them. But whatever on that. When she told us we had to replace the carpet, they charged full price. None of my pet rent or the pet deposit was applied to the total. I asked what the rent and deposit is for and they said fees. So, I feel like this apartment complex is taking major advantage of people with pets. They said the fees was to cover 2 trash cans that are on the property that had rolls of the doggy poo bags on them and to cover maintaince time for pick up dog stool that tenants left behind... we always picked up our dogs stool, with our own bags and put them in the trash ourself, so where is my 30 dollars a month and 400 dollar fee? Just be aware that there are more reviews on the internet about these apartments. Feel free to look them up. The new people that I am renting from are fantastic and was blown away by this story.

I wonder how many people they are/were like that to. I don't understand how it is ok and how they can get away with just taking peoples money.

they are horrible!! I know of several ppl who sued because they are infested with brown recluse spiders and they wouldn't do anything.

I'm a little late but just to offer some insight to you. I do not work there, and have never even heard of this place but do work in the type of business. First on the pet fees and pet rent, that doesn't go towards any damages, that is pretty much the norm so I can't offer any suggestions there. With the "damages", first where I work we give you a detailed list before hand letting you know what charges would be if you didn't leave the apartment in an acceptable condition, second they have to give you the charges in writing and you have 10 days by law to contest those charges once give to you in writing and if you can fix it cheaper they have to let you do it, and third carpet often has to be replaced because of pets and because of color match you do have to normally replaced the whole apartment but how old was the carpet to begin with, if it was several years old you should have been prorated the cost not charged full price. Depending on the type of carpet I would say it has a life span from 5-10 years depending on how it was treated and you charges should have reflected the life of the carpet. We are charged $75 on average for the cleaning of the apartment (this depends on who they use for cleaning) I am not completly sure but I think they can charge you but they can't charge you anymore than what they are being charge for cleaning as a total unless states otherwise. Like I said this is probably a little late in being of any help but you could look into a couple of things. I would like to think that everyone in this business is honest because it makes it hard on all of us when they aren't. Good Luck

Thanks "a little late". But yes, we have moved and have FABULOUS landlords that take amazing care of us!:) I am honored and blessed to have them as my land lords.

DO NOT MOVE HERE! The staff are very helpful and friendly when you are looking to get into an apartment. They are easy to work with when getting the paperwork together and tell you a lot of promising things about the complex and their services. The first thing that set off a red flag was when I needed a light bulb replaced by my front door. I put in a request and it took them 3 days to get back to me. There were several times that I contacted the office for minor things and the would promise to call you back or have someone call you back, that never happened. If you need something, you'll have to take responsibility and get it done or push them to do it. Also, I am woman who lives alone, so I wanted to live somewhere that was safe at night and low crime in the area. It's okay during the day, but please stay cautious at night. I was approached at night a couple of times by men that all wanted me to jump start their car. I reported this to the office, but they were not concerned. My neighbors downstairs had a lot of people come and go from their apartment. Then I started to smell awful things coming from there. It smelled like acetone and they would be up all hours of the day and night. It was so strong that I became ill and could not stay in my apartment. I was unable to live there for 2 weeks. The police and fire department were called in for possible meth lab. The office gave them a 72 hour notice, however, and the authorities found nothing after that notice was given. I reported this to the office and they didn't seem concerned and didn't know what meth was.
The Pool seems nice, however, I was told by several people there that they were not residents and that they simply park and swim there. Since it's not a gated community, anyone can use it. They do not enforce the rules. Many underage drinkers were there too.
The final straw for me was the night that I had to make a 911 call because a woman was screaming for help in the apartment below me. It turns out that she had stabbed her husband in the arm. That's quite alarming when you hear that at 2 a.m. and you have to get up for work at 5 a.m. AND you live alone. Both of the people living downstairs had previously been arrested for drug possession and the husband had a warrant out for his arrest. I thought the complex was suppose to do background checks on all of their tenants?? I decided that I just couldn't live like that anymore and needed to get out for my own safety. I called and told the office about what had happened and they said they would take care of the problem and really didn't think it was that big of a deal. I guess if you have tenants stabbing each other and dealing drugs it's not that big of a deal.
Trying to move out of The Park is no easy task. They will slip in extra charges and fees here and there. ALSO, they will tell you that you did not have a deposit and that it was a fee. So, don't plan on getting anything back. They will try to charge you for things that they never told you about or will tell you that you owe on something that wasn't paid.

If you guys didn't like living here, where did you move to that you DID like? I"m looking for a 900 sq. ft 2 bedroom under $800 and this is one of the only ones that doesn't look sketchy AND it's being updated. I got a really good feeling being there, that it was new and fixed, of course, I saw the renovated ones, not the unrenovated because they "didn't have any to show". Gigi showed me around and she was great. Any advice would be great. Thanks

DO NOT MOVE HERE IF YOU HAVE A PET. When you initially visit, they come off as extremely pet friendly. They talk up the dog park and that they are one of the only apartments in Hermitage that allow up to 75lb dogs. The pet fee is $300 (which is for them only) and then $15 pet rent per month for their animal trash cans around the complex..... IT DOES NOT GO TOWARDS ANYTHING ELSE.

Once you sign the dotted line you have plenty of issues with them and your animal. My biggest concern was when I was doing my walkthrough of my apartment on my move out date. The staff claimed that ONLY because I had a pet they needed to check the carpet. I thought I was fine because I got the carpet professionally cleaned, but then they LIFTED the carpet off the ground and counted stains. The stains were in places where I had my couch and coffee table - no way could my dog have peed through the wooden coffee table, through the carpet and then left a stain.

They then immediately told me that I would have to pay for the entire carpet (800 sq ft) to be replaced because of 3-4 stains that they cannot prove was mine. The cost was over $700 (more than the rent for a month).

All in all, they make it sound so great and you pay so much for your animal and then BAM- your last day they nickel and dime you. BE CAREFUL!

Do NOT move here if you want to get a huge bill at the end of your lease. Do not do direct pay!!! They will charge you a full months rent even if your move out date is mid month. And definitely do not think you are going to have a pet without having to pay for new carpet even though you pay a non-refundable pet fee of $300.00. My question is where does this money go and how do they get away with this. The pet service fee laws need to change in the state of TN. These apts are getting away with a huge amount of money per pet and there is nothing to show for it.

I worked for several property management company's in the past. First leasing apartments has become a bad investment for most renters due to the fact that most folks don't know who there dealing with in the first place, these company's are sharks all the way. I've worked with them and seen fist hand. Rule 1 when you sign that dotted line, its no more please or thank you. You are now a piece of crap! Your needs are not important, and you will soon experience just that. Most apartments are band aided to death, and anything that goes wrong will be your fault. When someone moves out they will have that apartment rented in a week! Rule 2 They may show you a nice apt and rent you a diffent unit that has many hidden issues, so always see the unit your going to rent and if its not ready don't sign anything, if they don't want to holdit for you there's your BigRed Flag! Rule three always walk through your apartment wit a check list before you sign the lease, check that apartment up and down, if you find anything your not happy with write it down. And if you look you will find things that are rigged not fixed, This applys where ever you go! Now if you sign the lease you will need to be ready for the ride. But most likely if you follow my advice you want believe how fast they will want to get rid of you. Signed Experienced. And Good Luck!

Because people just simply pay whatever they tell them to. They can be contested if people understood they have rights too. They have to give you in writing the charges and you have ten days to contest, and its about the same anywhere you rent. Give them bad publisity if they deserve it. They will make those charges follow you if you don't fight back.

Most likely those stain where there from the last tenant and they charged them also, never putting a replacement in that unit, but in a unit with bad carpet. Now they used that same carpet to charge you as well. These company's are snakes to say the least.

Besides all the issues above they also have a bed bug problem and will blame the tenant. $450.00 later i'm finally about to move out and pray I won't take any of them with me. I have logs of all my contact with them, and now pray I'll be able to get out without being hosed in move out costs.

Which building are you in? This scares the shit out of me! I currently have brown recluse infestation that's enough to make me lose sleep
