overpriced homes in dedham

I understand Dedham,ma is a nice town but what is going on with the real esate market in dedham? Houses in the endicott/greenlodge area of dedham seem to be ridiculously priced. Houses that are 1250-1500 square feet are being sold for $400,000+. They are sitting on the market 100-300 days and not selling. Who determines how much a house should be sold for,realty firms or homeowners? Look at some of the listings out there it is like these people don't care to sell their homes or am i just being crazy? I swear some of these people think they live in Dover,MA. Any opinions on this?

I agree with you 100%. I have lived in Dedham for 10+ years now and I must say that it is not as nice as everyone seems to think. I think many people have gotten the greedy itch since they missed the boat on the rise in the market when it first happened. Now that the market is finally calming down, people think they are still going to cash in, so to speak. Additionally, many of the older families are not happy with the changes that have occurred here and are selling out.
Pesonally, I would buy in the city or just outside like Brookline b'cuz it seems as though those areas never lose their value.
