The most horrendous experience I have ever had. We wasted nearly a month of our time and $50. Saw a home we really liked on an ad, my first clue should have been the week it took them to get back to me, and schedule time to see the home, but I overlooked it when the agent said she had a family member that died. We put in an application, paid $100, and were told there was another app before us and three days later that the owner of the home had chosen the other couple. We gave it another try and found a home we liked as well, transferred our application which they held onto till after the long holiday weekend, and put us in then on a Tuesday 4 days later in a beauty contest for the home owner which we lost. I was livid that they held our app, but we were in a time crunch having given notice already and when they said the exact same house was available down the road in the same subdivision only on a culdesac we tried a third time. It took nearly 2 weeks for them to get back to us, to tell us that they went with some one else. Then told us we couldn't get our app money back because they had ran our credit already. Well why the hell did they do that if no one even chose us to be considered, they had said they wouldn't run the app till a home owner said yes, and for their information I work in HR, it costs $5 to run credit. They wasted our time and took our money, they take as many apps as possible so they can earn extra off the app fee. It is hell to get them to call you back, and when you tell them you are upset they threaten not to work with you anymore. Well threaten away I would NEVER work with them again.

i live next door to a property that Excalbur rents and when i tell you this company gives you the run around .The house next door to me the grass has not been cut in several weeks and i have had to call the police twice because of strange people in and out . if the grass would stay cut i am sure it will keep people away. I have called and left message after message and no one has given me a call back does anyone have a number to there coporate office

My partner and I have been trying to get info on a house in McDonough, ga and Heck we can't even get anyone to call us or even email us about looking at the property. we are interested in this one place because of location. after reading these posts I don't think we are going to do it. if you can't get a hold of someone now what will happen if you need them for a maintenance emergency? thanks everyone!

We present all offers to our clients to consider. Our clients will typically go with the strongest applicant that wants to move in quickly. We have to process your application to present what we find to our client for approval. It definitely cost more than $5 to process each application and we have to pay someone in our office to coordinate the application process. We presented your application to multiple owners and neither of them selected you. I know that must have been frustrating but I don't see where Excalibur didn't act in good faith. It sounds like if you paid $100 and you wasted $50 that we refunded half the app fee.

I know everyone gets frustrated having to handle issues with a management company and sometimes tenants and property managers don't see eye to eye on issues. I would like the opportunity to resolve the issue before you blast it out on the Internet in the heat of the moment. Excalibur has addressed and/or resolved a lot of these issues however there is never a post or comment that reflects the resolution. Our agents have supervisors you can appeal to if you are not receiving great customer service. Excalibur do not except responsibility for anything. According to my experience, Excalibur did not always seek authorization from the landlord to repair home issues. Also since they collect the money they control everything from the tenant to the landlord.

Do not allow Excalibur to manage your property. They pretend to be working for you, but in reality they are working against you by using your home and keeping the tenant's rental money for themselves. In my experience, Excalibur used every excuse in the book to keep our money, like creating fraudulent maintenance charges without our knowledge or consent and sticking us with bills without an explanation or proof. Not answering and returning calls is Excalibur's way of keeping you in the dark, until they can come up with another clever way of sticking it to you.

Hey everybody, continue to blast your negative Excalibur experience all over the Internet, BBB, Small Claim's Court and any where else. That's what I plan to do, hopefully I will be able to retrieve some of the monies that Excalibur have kept from me.

Your company needs to improve the attitude to the renters,
I am talking about the lack of courtesy from your home mangers!
I am talking about 10% late fee on rental – even if the delay was by accident,
I am talking about lack of respect to us as renters,
I am talking about long time between appliance fix
One thing for sure! I will never rent a house you are managing!!!

If I had rea this page, I never would have rented form this company in the first place. Promises were made and broken, site manager switched, my personal information was compromised, and I have reported multiple maintenance issues that have been ignored. I reported a broken air conditioner over a week ago and never got a call or e-mail. I was out of town and left messages at the office that were never returned. Called the emergency number today- it is 85 in the house, and I have animals. They walked me through several steps and may not be able to send anyone tonight to fix it. They said "we'll have to get you on the schedule, and it may be as early as Wednesday before we can fit you in." I am thankful that our property owner has found a new company to work with. I will never recommend them to anyone ever again.

Potential Renter: My husband and I found a property to rent through this company website. I first called CW to ask about the property and she did a quick questionnaire to see if there was anything that could hinder me from renting one of their properties. I then told her no. I asked to view the property and she stated that there would be an open house that day. I told her that would be fine, but I called her back and stated I would like to reschedule for the showing since my husband could not accompany me to see the property. She ranted on about how she usually don't show houses, that she has other properties to tend to, that tomorrow was the end of the month and that she had tenants moving in and out. Then she asked would I be there. I replied that I would try. Needless to say my husband was able to go and I stayed home. That night we put in an application and paid only his application fee (after reading the comments on this site and yelp, I'm glad that's all we paid). The application doesn't state how much the reservation fee is and there were a lot of fees. Never the less we went forward. The next day my husband called CW and number of times to ask about his application and to ensure she had received it along with the app fee. But she never returned his call. Here it is 2 days later and still no response (maybe someone will call us back this evening). My husband stated that this isn't good business, so we'll continue our search. I somehow found this site and I'm glad that we are not continuing this rental process. I guess out intuition was correct. Thank you all for your good and bad reviews.

I am a former property manager with the United States Government, and have been renting from Excalibur for about 6 months. I am very surprised at the negative postings, because this has been a wonderful experience for me. The staff has been a real pleasure to deal with. Every time I called they have responded in a very timely manner. The maintenance personnel have been a great group of guys to deal with. In fact, they did an outstanding job putting me in a New A/C unit. I highly commend Excalibur, but I must note that I am very impressed with Renee Dingler and Charmain of Excalibur.

You are right to not continue. I am a renter and have to deal with CW. She is completely horrible. I had a run in with her recently where she entered my home when I was at work. My babysitter was present and when she questioned who CW was, CW proceeded to be extremely rude to her. My babysitter asked if she could identify herself so she could make she was who she said she was ( due to small children being there & its her job). CW refused to do so. At one point my babysitter called me at work and I could hear CW in the background screaming. My 17 month old son was there along with 3 other children under the age of 2. Who act this way in front of small children? CW is the absolute worst and I called to report her to her supervisor but that did very little. I love my property but I don't think I can continue to deal with someone like CW! I would say look for other properties.

CW!!! is the WORST, she is terrbile unprofessional, and the worst property manager there is, she entered my home WITHOUT my permission! She didnt call me, she didnt email me, she just showed up! Now what if I would have had a weapon and used it aganist her as soon as she opened the door, not knowing who is was. CW if you are reading this you disquest me and u should be fired! She is unprofessional, and unprepared! If she is working with you, or you current or future property manager I would advise you to RUN!!!! and i mean as fast as u can!

I do not know what you guys went through, but Excalibur has been a great company for me to deal with. I had some electrical problems and Charmain Dupree contacted the electrician and in about two hours, they took care of my problem. Great service.

I wanted to post the string of emails to fully convey how frustrating my experience with Excalibur has been. Today is August 20th and the police showed up to put my stuff on the street after I had the tenants evicted. I own the home and moved back in after the tenants vacated July 8, 2013. Basically they had not paid a full months rent since February and Excalibur finally filed eviction in June which had the tenant out in July. It took that long to file something that I had to do myself many times so I know it's not difficult. The communication was beyond horrible. I'm used to being ignored by a tenant that does not pay but to be ignored by a company that I am paying to handle these situations for me is absurd. Finally after consulting a lawyer on how I could legally proceed I emailed everyone I had ever spoken to at the company to let them know how I was proceeding. I finally received a response. The fact that it took months to complete this coupled with the fact that if I had not been home today my belongs would be on the street thanks to the negligence of Excalibur is ridiculous. I still have not gotten an answer as to what happens now with the garnishment but considering my experience I don't expect anything more out of Excalibur as they have done quite enough already. I noticed on this thread that John Durham responds to the negative messages. John was one of the people I reached out to during my desperate attempts but the only response I got out of him after many emails was the name of my agent within Excalibur. I had clearly been going crazy trying to contact her on my own as he saw because I copied all my emails to him. Seriously as a landlord the level of frustration was so much higher having someone I thought I could trust to handle poor tenants versus doing it on my own. Like I said before I have been ignored by non paying tenants but a "professional" company that I am paying is a whole other level of stress that I hope everyone else can avoid.

I'm not sure why you decided this was the appropriate forum to air this out but it appears we managed a home for you last year and you added another home later in the year for us to manage so we must have been doing a good job for that to happen. The tenant stopped paying rent and we were forced to work through the eviction process. The eviction process took approximately 2-3 months (out of our control) and you moved back into the property before you were notified that the eviction was completed. When you brought me into the situation I responded immediately to your first email. I gave you the update and provided you with the property manager's contact information since they would be the appropriate party to discuss the management issue. I deal with marketing so I wouldn't be involved in the management area. I should also mention the property manager contacted you the same day. I can see the communication string in our system so you were definitely not ignored. I'm sorry you feel this way and felt this was the appropriate way to handle this.

I also have had a bad experience. I chose not to renew my lease and within 2 days after informing the company , I started getting lease violation letters about my grass ( I have a lawn company that does my yard) So when they could not get a violation on this , itwas my trash can was on the curb( it was trash pick up day). They were attempting to say I violated the lease so they could keep the security deposit. They never fix anything. Poor customer service. Skilled scammers is an accurate description.
