Worst company to rent from. They will get you into the property promising roses and as soon as you have the keys they leave you high and dry. Never rent from this company.

I have to totally agree with the previous posting about Excalibur! We own a home that they manage. Don't wasted your time or money using them to manage your home. You could do much better yourself! They ignore correspondence especially if you have a problem and need help.

We pay them a management fee and honestly haven't gotten anything out of it---we have better luck dealing with the renters directly (which we aren't supposed to do).

I rent a home for about 3 to 4 years through this management company...I have gotten the run around to slow fixing and have to go to the landlord which lives on the other side of the country to get things done. Isnt that what the landlord pays the management company for.? I had two sinks that needed replacing over thanksgiving and they werent done till after new years...omg the hell...they dont return calls, poor management and the landlord and we are in negotiations to get rid of them and to do it their selves...

I would NEVER rent or recommend this company to any of my clients. I have been in real estate for many years and have worked with some fairly bad management companies but this one tops them all. Being in need of a temporily resident myself, I leased a home for a year through this company and from the very beginning I was treated like they were doing me a favor...but the fact is once they get you into their property you are stuck unless you want to pay and pay and pay. They stick you with a 60-day notice and if it is not put in one month before the lease expires you will pay another month's lease..making it a 90-day notice. They take $200 of your deposit for administration fees. Lo and behold if you are 30-minutes late turning in your rent...another 10% regardless of the reason..I am convienced they hold your checks a day so you will have to pay the fee. If you are never late and you have an emergency, forget it..they will file an eviction on you and not even let you know it..(I was out of town for 2-wks with a family emergency and my husband forgot to mail the rent check..when we realized it we sent a certified check with the late fees included overnight. The following day we received a card from the county stating an eviction was served on us. Not a word of warning and we were NEVER late before. To stop the eviction, we had to pay all court costs. It cost us so much it was impossible to keep up. I finally got away from them and it was a nightmare. They would show the property while you were trying to pack and no matter what was going on with you they would just schedule a showing..two or three times a day..and several times a week....what a waste of time and money with this company..beware and make sure you have a real estate attorney check out the lease and fine print before signing anything with them....I am out of $30,000. because of this so called management company...

I rented a home a home in Decatur and discovered that the refrigerator does not work. It had been almost two weeks now and still no resolution. Phone calls from maintenance are never returned. Do not rent from Excalibur!

This is seriously the Worst company to rent from.
Tons of papers to sign, bad service (to fix dishwasher – we waited a month)
Bad property managers!
175 dollar fine if you are late on your rent (even by accident)
Never rent from this company!!!!!

I don't know about the rest of the reviewers experiences. But we've been renting through Excalibur for a few months and have had a good experience. Their staff has been very responsive to our questions and concerns. We have found them to be both pleasant and professional.

We're happy with Excalibur.

Oh, how I wish we had seen this page before we moved into an Excalibur home. I urge everyone NOT to rent from this company! They've actually been fairly good about getting repairmen to us in a timely manner, I'll give them that. However, as a previous poster mentioned, once they have you in the home it's almost impossible to get out without paying a fortune. We were told that our lease would renew automatically in the fall of '11 unless we let them know otherwise two months in advance. We knew we wanted to move out of state in '12, and since my husband is a teacher summer is the only time we could do this, so I met with our rep in summer '11 and let them know of our plans. Keep in mind this was a full year early. Just a few days after the meeting, we received notice that our rent had increased, and we could not go back to the previous rate unless we agreed to stay until fall '12. Essentially we were being punished for moving out early, even though we were well within the guidelines expressed in our lease.

We sucked it up and have been paying the higher rent. Last week I tried to get in touch with our rep to go over information regarding our move and still have had no response; we did, however, get a letter saying that we were in breach of our lease because there were weeds in the front yard, and if they weren't gone in 48 hours we would face financial penalty. I really feel like this letter is in retaliation for us moving out.

Avoid this management company at all costs.

UGH! One of the reps on the south side was atrocious. After my house sat empty for two months, I switched companies and the new company had someone moving in a week later. I don't feel this way about the entire company, as a whole, since the office staff were great in helping me transition to the new company once the rep dropped the ball, but I don't recommend using them if your home is in Newnan area. Honestly, HUGE expensive headache.

This company has serious issues doing business. Just like every review in here. They do not return phone calls, make up funny excuses, super rude, not proactive at all, and worst of all they don't care about your business.

Please do not use them, you will save yourself a big headache. This guys are scam artist and that is not a joke. Every website on the internet has really bad reviews about them. Please, please, do your research.

They are not even close to 1 star.

Absolutely horrific. There is a list.of things that have gone so terribly wrong in our year living in this house.
First, our home manager calls both my husband and myself, leaving threatening, 5 minute, extremely rude voicemails saying we are three months late on rent and that we (including our 2 year old daughter) are about to be evicted. Considering we were NEVER late on our payments, this infuriated us!! My husband spoke with her boss, and apparently our home manager had mixed our files up with the rental home across the street. Never got an apology, and made us well aware that our neighbors were in financial trouble. She talked to us like we were absolute trash.
Our dishwasher AND washing machine were both unusable. When we called and told our ever-so -pleasent property manager to address this issue, we got "no I cannot help you, I'm on the field today." Needless to say a matienence person was never sent to our house, leaving us to fix both problems ourselves.
Now, as we are about to close on our first house, we had to send an extention letter in as our lease ran up a month before our closing. Sent it in, once again our property manager replies with, "well, you waited a little long to send this in.. if I get to it tomorrow then I get to it, if not you will be charged such and such amount of money".. having that time crunch my husband went to the post office and paid extra to have the form expedited to next day shipping.
Well, what do ya know... here we are a few days from closing on our home.. and we receive an email stating she never received our letter. Good thing we saved our reciept from the post office because we were able to track the letter and verify that the letter WAS received and signed off on.
I absolutely would never in my life even suggest this business to my worst enemy. Crooks that are greedy and out for money.
Renter beware.

WOW.........I must be the only tenant, that has had a good experience with them. We have lived in our property for little over a year now, and we haven't had a bad experience yet. We have dealt w/Debbie Hale, and she has been very courteous toward us, as well as being prompt in submitting our "issues" to the owner of the house. I'm a little disappointed to hear all of the negative responses.

You are not the only the tenant who has had a good experience with our company or our tenants. We receive emails and calls praising our company and employees and I have also read positive reviews online. Property management is a tough business to make everyone happy but we strive to provide excellent customer service to our customers (tenants) while serving our duty and commitment to our client (the landlord). Thank you for posting your positive feedback.

I have been renting from Excalibur for about 8 years at the same property. I could say like any other company I have had complaints ranging from $1000.00-$1200 utility bills for the 1st year me living here to, the heating and air problem for next 4 years!!!!!!! But unlike most companies these days Excalibur has fixed ever problem I have had. With the utility bill issue I paid the utility bill, they paid my rent I refunded me the difference on the utility bill. There has never been a time that I have called with a concern in which it wasn't addressed in a timely manner. And I attribute it the the good relationship between the owner, Excalibur, and myself!!!!! Each time I have had a problem I have called Excalibur, and they have to call the owner of the home to get the approval before ANY work can be done! I guess I am one of very few who had a owner who has never been slack on getting things repaired. I base this upon my experience and I think alot of what has been said should be directed to the owners of the home and not Excalibur. I not saying they are perfect by any mean, the first 2 years I was here they would come clean the gutters have the house pressure washed and now nothing. I would give them a 4 out 5 stars. And that's based on my own personal experience!!!!
