My husband and I were also scammed...we have contacted attorneys, the Attorney General who has 56+ complaints, corresponded with Congressman McCaul and HUD who is still investigating a land scandel. It has been suggested to us for everyone to go in together and file a law suit (we have promises documented in writing and did do our due diligence but all went south anyway). We are trying to get as many people together. Please email me at [email protected] with a way to contact you. We would like to sue and put pressure on the Attorney General and Hud.

Again, it's called due dilligence and you should practice this often. Know everything before you but and do not take someone's word for it.

Has anyone pursued a "fraud" angle on these people with the DA?

I know JoeNed isn't the best DA around, but unfortunately, it is in his jurisdiction. Personally, I usually speak with Judge Randy Barrett since he is generally updated on the latest legal news and to me is just more forthright and dare I say "honest". JoeNed is a local power broker, so if some of the alleged "guity parties" are in any way connected to him, chances are he will just send you on your way even IF there is something prosecutable. especially in such a convoluted case as this seems to be spreading over so many years. His ADA is okay, but if JoeNed tells him "no", its NO! He wants to run for JoeNed's office in the next election and is NOT about to jeorardize that in any way, shape or form by butting headss with his primary supporters who is willing to pass him the "torch". I would refer you to David Weeks the DA for Walker County, but he isn't going to waste his time discussing a possible action in another DA's jurisdiction.

In Civil Court, here in Texas, you probably aren't going to go very far at all, this kind of thing has gone on here since Spanish land grants were made more than 200 yrs ago. Best recourse in Texas is the criminal charge route, that is generally the only way you get any aggressiveness from prosecutors down here ... to make a criminal out of someone so money can be made off of them in jail.

I wish you well with all this, a couple of things you may want to consider before putting too much hope in either HUD or our Atny Gen. HUD can be a good tool/weapon, but it takes the feds a very long time to get thier ducks in a row and if a couple are out of place and the US Atny gets cold feet about a possible loss, they will stop cold pending more conclusive evidences. They are under extreme pressure to keep a 90%+ win avg and will not pursue a case that doesnt look like a slam-dunk win for them.

Our Atny Gen will hopefully do you more good than the voters here since they had no interest in purueing dozens of voter fraud complaints here due to the sheer volume they recieved statewide and were too busy to even bother looking our way here since we are relatively insignificant nestled in the forests with such a low population base.

I think the Congressman is your best bet at getting some political pressure applied to people like the local DA, JoeNed Dean or his ADA. Unless he is a powerful and influencial Congressman, he will have virtually no effect on either the Tx Atny Gen or HUD.

Sorry, but I don't make the political rules, I simply try to explain why things don't seem to get done inside OUR various governments and unfortunately, the reality is generally based on what power-broker(s) tree(s) you can shake to get it done or it just kind of quietly gets "over-looked".

We bought in 2007 and heven't been back but all of our taxes, mortgage payments, and HOA fees are up to date. I found this forum looking for some info on the development. Thinking about driving up to see what it looks like. Interesting that I have not heard from anyone except the HOA and the finance company in 3 1/2 yrs. Can you even sell the land?

Sure there is IF you practically give it away and expect to lose most of your 'investment'. There are a handful of fairly well-maintained properties in there one of which is owned by a guy who dreams of being the Lord of Lake L someday. I am sure he may take an interest as long as you sell it "dirt" cheap, pun intended, lol.

What were these people thinking? Any local realtor could have showed them many nicer lots for sale for one-tenth the price.
One agent even had a sign across from the entrance to T.P. offering lots for sale in other subdivisions, including free!

I'm only interested in 5 acre+ sections.
Lake L may be largely undeveloped but you get a lot of land for your money. If you have the equipment and the time and the willingness to work hard, you can make it into a very nice place.
This is true anywhere.
I don't see the point of judging people by where they choose to live.
...or judging others in general.

The problem with Lake L is very few will put the time and effort into building and maintaining a nice homestead.
Trash attracts trash and Lake L has taken the cake as far as trashy people and homes are concerned.
You would have to be a fool to invest into that community unless you feel at home with trailer trash and redneck idiots. Sorry, just seeing reality.

Please contact me with any information regarding this, my email is: [email protected] I just receive in the mail a communication from the Trinity Plantation Homeowners Association with a notice of a Annual Meeting of the Association on July 23, 2011, asking me to vote on something that I do not understand completly, I being paying my HOA fees, mortgage and taxes every time since I bought the land back in 2007, but I don't know what to do now. Should I keep the land and keep paying or just default and deal with the Bank and County. Please advise.
