Anyone have a real estate story involving Kip Schoning?

I am looking for other who have had experience dealing with Kip Schoning. Buying, selling or renting realestate from him. He owns properties in Marion, Benton and Lynn counties and has many rentals.
I have been dealing with him for two years now. It has been stalling, excuses and one delay after another the entire time! I don't think he is all that clever but after years and years of experience he is just adept at avoiding the consequences of his actions. I have really never experienced anything quite like this before.

I happen to have rented from Kip in 2004 for a period of six months. The property 312 NW 12th St., was handed down for six years to players on the soccer team without a resigning of the lease. I had signed a new lease after moving in but had misgivings about the abundant holes in the walls, falty electrical wireing, and the frequently flooded basement. Nothing was ever done to fix the problems so we moved out in February. Upon moving out he had sent us a list of "damages" totaling $1096.30, which included, amongst other things, interior/exterior painting that occured two years before we moved in. I have yet to deal with the legal issues stemming from this mainly do to the fact that I am a poor college student. I don't know how valid the information is, but I heard that it is difficult to get renters insurence from the state if you rent from this guy.

Did you live in the famous slanting house or do all of Schonings houses have faulty wiring and flooded basements.
If anyone has a picture of a house kip owns I am thinking of starting a "Schoning Houses of Shame Tour". I just need a few more photo's. So get your pictures and discriptions together B SYRE TO INCLUDE THE ADDRESS. Check Indymedia for the article in a few weeks. Search "Kip Schoning" and add your picture and comments. If you are just getting ready to move out, take some pictures inside the house too! His tenants have plenty to say off the record but so far they are afraid to let me take pictures inside. Schonong preys on his tenants. I hear some of his neighbors are not so crazy about him either- more on that later...
Also anyone who is having legal problems with Kip just be prepared to wait him out and you will prevail.

Kip Schoning, the red door landlord who has evicted hundreds of tenants for falling behind on the rent, will get to keep his own home after catching up on missed mortgage payments in time to avert foreclosure.

Schoning and his wife, Michelle, received a default notice on their half-million-dollar Timberhill residence in December after falling more than a year behind in their payments. The house was scheduled to be auctioned May 3 on the steps of the Benton County Courthouse.

But documents filed with the Benton County Clerk’s Office show the auction was canceled last week after the Schonings brought their mortgage up to date. At the time of the default filing, the couple owed more than $15,000 in missed payments, late fees and other charges.

Phone messages left at Kip Schoning’s home and office phones seeking comment for this story were not returned Tuesday.

Schoning’s Corvallis-based property management company, Bula Enterprises, is known around the mid-valley for its signature red doors and its policy of renting to just about anyone without a background check, as long as they have the cash. It has also racked up scores of complaints from tenants about rundown conditions, slow response to repair requests and excessive fees.

At its height, Bula Enterprises managed more than 200 rentals owned by the Schonings, but property records show the number is only about half that today. Since the start of 2008, the couple have lost at least two dozen homes to foreclosure, and dozens more remain in default.

Many of those foreclosures have resulted in Bula tenants being evicted by the bank, and court records show Kip Schoning has filed more than 800 eviction proceedings as a landlord.

This is the third time the couple has avoided foreclosure on their personal residence after going into default on their four-bedroom, 3,200-square-foot home. They received a default notice in 2004 after missing six monthly payments and again the following year after falling seven months behind on their mortgage.

I made the mistake of trusting these people before actually viewing the rental from the inside. I was in a jam, needing a place in a short period of time.
My rental smells like it was used as an animal rescue. The carpet looks as if there was a mafia slaughter with numerous crimsonish rust colored stains of unknown origin. There was a slime covering most of the rental when we moved in. Plumbing leaks, costing me each month in water bill expenses. Faulty wiring has managed to totally mangle numerous UPS back-ups and nothing works properly without a solid line conditioning unit.
There's mold in the unit and the floors are falling through in most rooms, with the toilet in the master bathroom being barely able to hold weight without fear of falling through the floor.
There is a pest infestation we've spent countless dollars trying to rid ourselves of, and his attempts to 'clean' the carpet (when we first moved in) left it smelling like wet animal rescue shelter and mold/mildew.
Several months of ongoing attempts, calls, letters, personal office visits, never to hear from the guy until we decided to stop sending him money.
We're locked in a useless court battle as it's become clear to us that Kip Schoning, his wife Michelle, and BULA realty are scam artists, fleecing people for every dime they can steal. Owing over 4 million to the I.R.S. they've moved out of the city to hide from angry persons who rightly want their pound of flesh.

I got out of an abusive relationship only to find my self homeless after trying to rent from kip schoning. I took my $1200 and i was never able to move in to the home.i toom him to court and he lied about every thing. I now have an eviction on my record, this guy has been nothing but bad news.

The Kip Schoening landlord story is one of the longest sagas in modern Oregon history. Like many sagas, there are multiple themes. One is the prolonged, consistent, failure of the Corvallis Gazette-Times newspaper to ever gain an interview with either of the Schonings. Thus we never hear more than one side and it is tempting to assume that this is a rare case where only one side exists, like a one-sided plate.
The second theme is the low inquisitiveness of many of his renters who find their rentals, and Mr. Shoning, unsatisfactory. Don't they look first?
The third theme is the continued flaccidity and impotence of the Corvallis housing personnel, the Corvallis City Councilors, and the Corvallis legal authorities to mount an effective, integrated, action to resolve the ongoing situation with the Schonings.
As background music to the three themes, we have the intrusive Corvallis rental housing code which perversely manages to add to the bureaucracy, impose greater stress and higher costs on landlords (higher rents anyone?), and does so without solving the longest-running Corvallis landlord dispute in modern times.
It is time for the Corvallis Gazette-Times to develop a deeper insight into this dispute and to look, itself, at the problem rentals.

Kip, Kerry and a crew of shifty-looking lackeys seem to be running a booming used goods business off items siezed from tenants.

What a family, eh?

i rented a yellow house from kip on or about 2010or 2011 i moved from dallas luckly i had just paid my rent so i had a whole month too out of my house in dallas so we moved we paid rent too kip wich was 875 i beleave it sit on a lil hill just off the road.. i was there 3days! and a man came walking up the step so i went too the door and asked my i help you . he yes im a contractor for the bank who owns this house and i was sent out too see what needed too be done too make it rent worthy and he said i was told this place was emty. well i says too him well i just rented this house and showed him my reciets so he left and came back later that day and another gental man was with him. they knocked i open the door and the other man told me he was from the bank that now owns this house i said ok?.. i said well i paided my rent for the month he said too whom.. i told him bula interprises and kip schoing they both looked at each othere and smiled and turned too me and said kip does not own this home anymore he was for closed on 2 months ago.. so i was standing there hoping the next thig they said was so ok just make your rent payment next month too the bank.. but.. not what they said the banker guy told me i had 2days to vacate the property and he is not lieable for my rent and refunds of anykind... he said i would have too take kip too court too get my money back.. i thought great!... as i said i had paided my rent in dallas and had almost the whole month left.. so i called family and i was back in my dallas house the nexted day 3days later kips wife called she said she was in mill city and wanted too stop by and meet me and pick up the rent now mind you i already paid a full months rent in at his office in corvallis. so i told her hwat happened and she said she was not made aware of the fact that i already paid the rent nore! that i moved out...soooooo im back in my dallas home and i wascalled from kips wife again stateing since i didnt give a 30days notice i would have too still pay the first months rent for living there i said lady! i paid a full month rent and deposit all ready i have the recites too prove it! plus i was giving 2days too move out of that house cause the owner of the houses was not made aware it was rented1 SO I SAID IM NOT ASKING FOR ANYTHING BACK IM CHAUKING it up too lession learned.. but if you want too take me too court then fine! lets dance but i worn you i well get my rent back plus my deposit.. so i think the best thing for you and your crook husband is too leave me alone...so 3 months went buy and i went out too mill city too see if the bank had it up for rent.. well too my shock! it was burt down and the firer started in the bed room that was mine!!!!.. so i say thank you lord for getting me out alive....

WHAT SHOULD I DO!!????!!! Ok so we're new to the area and found this house for a good price the pictures we seen of it on craigslist seemed decent. WELL that was not the case once we seen the actual house we had already signed the papers we were rushed into signing them before seeing the house because the guy was going out of town and we were running out of time to get a place. So we signed them.My husband and I are young (early 20s) and to make a long story short we started out paying our rent to "rising reality" and when I googled it nothing came up like nothing no business was found in this area with that name, which I thought was weird but thought well maybe its a new company. Within the first month the dishwasher broke (it never worked ) and we called about for 3 days until someone finally came out to fix it and they said well they had to get a new one then the guy renting us the place called and asked if we were planning on paying next months rent cause if not there's no point in fixing it! We said yes so two days later we got a new one, when he took the dishwasher out there was boack mold everywhere!!!! And the smell was awful so we texted the guy renting to us he said its normal in Oregon and to put some bleach on it.(Red flag for me ) coupe days later I noticed the fake wood squares that some one had just laid over 2-3 layers of different linoleum (this was the entrance from the front door) it was starting the peel off not like a corner no one half of the fake wood tile was lifted so I peeled it off only to find more black mold everywhere!! So I tore it all out scrubbed the floor boards that was caked in mold with bleach went to home depot and bought more fake tiles we told the renter guy this and we got nothing back from him on it. Fast forward Next month we drove or rent to Corvallis just to check out the rental place the renter guy told us not to put a name on the money order to leave it blank?!?! So we did and the rental place was a sh*t hole. Next month the kitchen sink broke contacted the rental place we heard nothing back for a week so we paid out of pocket to fix it. That same month i get a knock at the door it was the previous tenants saying they wanted to inform me of the landlord which at this time we didn't even know the name of the guy who owned this house. Turns out his babe its kip schoning and he ripped them off and never fixed anything etc. I thought these people have to be lying until I googled his name and that was like opening pandoras box. Since then I've been told to no longer bring my rent to Corvallis only to mail it with money order blank and then the same month I got a call from a women I've never talked to saying she owns the house and they've never received a dime from us but by this time we've lived here for 3 months so I said ok send me paper work with info on it stating all this and the address you need the rent sent to she said she would and I never got anything so next month we sent our rent to rising reality then we get a call from kip saying he hasn't got any of the money we paid and we need to send the rent to an address in bend Oregon I said that's fine but send me paperwork so I know its legit he said he would. Still nothing then this month I called rising reality to all what's going on and the renter guy said he's never heard of these people and to keep sending the rent to him so before I sent the rent I called the renter guy just to clarify one more time and he said he no longer works there and to call the office and I called the office multiple times and I have not heard from them and the renter guy we've been dealing with is kips son so how does he not know them or work for them anymore is beyond me. so I haven't paid rent this month cause I don't even know where to send the effing money. If someone could shed some light on this situation for me would be great. Anyone else who's delt with these people.
