Over the next 10 years as the housing markets recovers, this area will see even more growth.
Don't believe the "armpit" hype. Come see for yourself.
Disclaimer: I am not a realtor and I am not looking to move out of the area so i'm not giving this information to try to "pump" up the area. Just telling it like it is as a resident who lives here every day and loves the reasonably priced housing and the local community.
Hate to break it to you, but that area was known as part of the "armpit" long before you arrived. New constuction doesn't remove that label. Foreclosure rates may be similar when comparing Eastvale to The Retreat, but thats about it. The Retreat is a much nicer area in every other aspect.

Well you can keep the label all you want. That is your perception. The REALITY is that it doesnt smell like cows all the time and there are not a boat load of flies. I would not live here if it was like that. Plain and simple. I used to live in the woodbridge area of Irvine and wanted a much bigger house for way less money. Corona in 2000 and then a move up buy in Eastvale in 2003 filled the bill. End of story.

Razor - what do you think of the schools in this area? They all have very high scores which is great, but are there any problems? Do all of the children get along? How is the new high school? Seems like a real mix of ethnic groups - Do the schools reflect the neighborhood? No value judgement - I actually come from a very diverse area in the OC. I like diversity.

Its funny, when I first started reading this thread I laughed at the comments about smell.. but since then I have been in other areas where I have smelled what they are talking about.

I lived in Fullerton for a year and now moved to corona, the drive is far but worth the huge ass homes with pools. we live in a 4200 sq ft with a pool and 10000 sq ft lot...the house looks like a million dollar home, BUT that a big BUT, make sure you don't buy in 'old Corona'(towards south,) it's really old west type trash lives there and also never buy in the 92880 ..it's all cow dung town...builders buit large baeuty homes but they are located right in SHIT..every day you gotta smell cows crapping.. yuck! and if you park your car outside it's going to be infested in flies shit...so cow dung smell and flies lots of 'em..
Now, if you buy in Corona make sure you buy only in Sycramore Corona, it's in the mountains and now cows are there... and also south Corona (new area) near Dos LAGOS...VERY VERY NICE...
just listen to my advice and you'll never regret buying in Corona... just don't buy near 92880,'Archibald' exit on 60, there a sewarge (human shit) smell there too... bye and goodluck
By the way if you buy in San Bernardino , Rancho cucamonga is very nice :)
Good you're buyig in OC, the houses are like shoe boxes and old and 20 mins up north and you'll much bettter off in mansions..

Sorry I didn't proof read my post, I meant ''no'' cows in Sycramore Corona. There is no cow and no cow dung smell in Sycramore Corona. and yes, Archibald exit does have a real Human shit sewrage plant, and also near limonite area in Corona. The cow farms are stretched all the way as far as your eye can go...I'm not kidding you. It's smells till Chino Hills where there dairy farms... nver never buy in 92880.. what's the point in living in Southern California when you cannot even enjoy fresh air? right?

No offense to people who reside in cow dung farms of Corona, but when I say this I only mean specifically the 92880 Corona. It's the 92880 Corana which smells like gutter, human feaces, unwashed feet, cow dung, and trash not taken out in 12 weeks!!! there! that sums it up. No exxagerations! Scouts honor! Archibald, Limonite, Edison, look it on google, and never buy there, they say (my realtor) the farms are not MOVING TILL ANOTHER 10-15 YEARS! buy in 2025 okay?

Another piece of advice, buy more than two homes if your budget allows it. We have three homes, One in Laguna Hills, (the prices are really cheap these days 500,000 and you get a decent 2 bed place. and one home in Santa Monica, one bed condo. and one large excecutive home in Corona. but not in the dung smelly area but in Sycramore Corona.

I am a Realtor. Someone looking for a family oriented environment will get more value for their money in the gated community of Sierra Peak in Corona 92882. For the same amount of money one will spend to get an attached townhome with around 1700 square feet in Irvine, one will be able to get a 4000 square feet SFR in Sierra Peak. The commute to Orange County is pleasant driving using the 241 and 261 toll roads.
