I rented a single family home from them and just ended my lease with Armadillo...Im more than pleased with their service. I had a few maintenance issues throughout the year we stayed there and they were always prompt to send a repairman. When we moved out we gave more than 30 days notice and received almost all of our deposit back. All of the issues in the reconciliation report we could not and did not dispute as they were legitimate. Overall...we loved that company and would rent from them again if we were stationed at Ft hood again!

Well I sure hope someone does something with this company!! I rented from them and had nothing but grief from them. Anytime I reported a maintenance problem no one ever cared about me or my family!! They left us without an AC for a week in 100+ degree weather!! Not just once, but twice!! Water leaks!! What a joke!! They will let you drown before they will come out and fix! Always blaming the owner for not making the repairs!! After all the grief I had to put up with I was so happy to leave!! And of course their final bill was a joke!!

I was looking around for properties in the area back when I first moved here for work. The majority of the companies that I came accross had nothing but junk if you were trying to keep rent under $1,000 a month. I saw houses with moldy carpets, rat droppings in the kitchen, a doorbell missing and just wires hanging, a fence that was falling apart-hell, one house I went to had trash strewn ALLLL accross the front and back yard. But only that property. Both neighbors were clean. Out front-it litterally looked like the people moving out, just dumped stuff on the curb, the city didn't pick it up, and the wind started carrying it around. JWC rentals in killeen just blew me off when I told them about it(yea, that's gonna bring in my buisness), there was another company based out of killeen and they gave me a master key to go into all thier houses, but the key didn't work in any of the locks, and one of the units I went to look at-there were people living there! lol Seriously-from me living around the country, a lot of these units(both duplex's and regular houses) are marked up on avg $250 more than they should be. Especially with how old most of them were. Armadillo, I just didn't like because most of thier neighborhoods were either boring, or the neighbors didn't look like the type I wanted to bring my son around. And they were marked up too high. But everyone around here seems to like to screw the soldiers. I grew up here, and recently moved back, and it's just as bad now as it was back then. I finally stumbled upon Rose Reality. That guy is pretty cool. I haven't had any problems with him. He's laid back-he got me in a decent house for a reasonable cost, and I don't really have any complaints with him.

This company sucks. They will look for any reason to charge at lease end. Long story short, they made me pay an extra month rent to move and the place was not damaged.

These people are scam artists. Lie after lie they won't stop until they get you! We have always done things according to their rules, have video of the apartment turned into them, always paid on time, etc. They tried to keep our deposit money, said the house was dirty after I had a cleaning company leave it spotless, never answered our work orders,so I told the BBB and after a letter of false apologies to us and the triple BBB, I magically recieved some cash back. Despite what they say they are GARBAGE... STAY AWAY!!!

That's besides the point! Armadillo sucks and isn't providing good service! It doesn't matter what speculation you have...

There are far too many complaints on this company for it just to be a couple who have been screwed.
All you people that have problems with them, if you are in the Army, need to document it and submit it to III Corps. Hopefully they can put Armadillo Properties off limits.

We certainly are not scam artist. This company is voted the BEST or Among the BEST every year and that's from votes sent to the paper. I agree with you on the video tapes or even digital pictures. We take them before every tenant moves in. We have no problem with them taking their own. It is as much of a headache for us when tenants move-out as for them. We try to be fair but when we don't have their move-in condition form the only one we have to go by is ours. The tenants are given a Condition Check-in List to fill out and return to us within two weeks. It is for there protection. Guess how many ever turn it in - maybe 30%. Then at move-out time they blame us for them not turning it in. We walk the extra mile for our tenants but that street is two way.

Mr So called Broker, you have stated on this site as being voted the best. Let me give you a little info on this voting. Anyone can vote for this Among Best. Even your employees can vote you as the best, it only takes 2 votes and t is only done by PEOPLE WHO BUY THE NEWSPAPER and take their time to fill out the form and submitted. So if all you can stand by is a newspaper vote of Among the Best then you have NOTHING to stand by. This vote is a joke and means nothing. Not to mention that you actually go out of your way to have a banner printed and displayed as Among the Best. The community and people don't fall for this. YOUR A JOKE AND A RIP OFF!

My son moved into one of their complexes in Killeen and within three months there was an attempted break-in of his townhouse. The suspects were interrupted and therefore unsuccessful. He brought this to the attention of the property management (e.g. Armadillo Properties) and he was assured that they would implement security measures to deter and or capture images of perpetrators. While he was on base in the middle of the day, his town house was broken into…and I mean broken into because I saw the aftermath. The back door (with double deadlocks) door frame was cracked and showed shoe prints on the back door. Evidentially the thieves decided that this was too noisy of an approach and decided to take out the kitchen window, which they were successful in getting into the town home. They took his safe (which the idiots threw down the stairs, dumb asses had now clue what was in it) and loaded it into a car sitting out front. So that brings me to another point, there are only a handful of folks who knew what he had but after an apartment inspection by property management, this “Break-in” occurred. Now, you would think that neighbors would have heard and determined what was going on but this is an example of beware where you choose rent. Adding salt to the wound…..Armadillo properties is now demanding payment (above the $550 deposit) for the damage the thieves caused breaking into the town home they own and should provide adequate security for the residences. Take caution on who you decide to rent from. BTW- Armadillo will be hearing from an attorney soon on this matter.

When you signed your lease you knew at that time that tenants are not present when the maintenance manager does the walk through. First is becasue of safty. Can't tell you how many knives have been pulled on inspectors from the area mamangement companies. You have a copy of the cleaning checkout list and when a tenant turns in the keys they are stating the property is ready. If we allowed tenants to keep going back to clean the properties the owners and most are military themselves are hurt by lost income waiting for the property to get back on the market. We treat all parties fairly and as I've said before "how can we be so bad as you state when we are consistantly voted the best or among the best now for five years in a row". When troops return to Ft Hood from deployment we have lots of them as past tenants contacting us to lease with us again and that they would not rent from any other company.

So you're worried about the inspectors having knives pulled on them but the ones who SHOW in the beginning you are not? Safety has nothing to do with it. I call BULLSHIT.

Rent from somewhere else wrote:
My experience with Armadillo has been a hassle from the start. They sent us to move in and the place was a wreck. They take weeks to even address maintenance issues, and who knows how long to fix (I have yet to have three work orders actually taken care of). If you want out of your lease early, be prepared to lose a lot of money and to continue to pay rent until someone else leases the place.
I had similar experience with this property renter. When I moved in, the place was not cleaned. It was not too bad, but it was not cleaned. I addressed the issue with them, they said that they would send someone to clean the place, which never happened. Now I am about to move out, they did not want to honor the military closet and want to charge me for an additional month of rent. Also their partnered cleaning agency priced $325 to clean my place and indicated that if I hired someone else they would not approve the job and keep my security deposits. I am going to JAG and Housing to file a complain against them and put them on the banned list.
