here's an update. The owners of stores have been complaining from Day 1 and with new owners they are still complaining.
SOLUTION: Not easy at all. The leases have a strangled hold on everyone there. The office people in the back are complaining too. But legally it would take a miracle, to get out of the lease. Like death row!
Too bad, it has become a nightmare for many.
ATLAS MALL SHOULD READ OUT AT LAST.

being successful in a downturn in the economy is not easy. Between rising rents, taxes, inspections from the City, tickets for garbage on business owners sidewalks, meters that customers use to then buy products but then return to find tickets on their windshield is an uphill battle for both pedestrians/shoppers/ and store owners in Middle Village especially.
Elected officials working with Mall operators is nice. Trying to assist the Community and surrounding Communities to. But let us be Realistic for one moment.WHAT ABOUT US?
WHAT ABOUT METROPOLITAN AVENUE? People would rather walk to Metro then get in a car to go to the Mall, pay for parking, and have a few places to shop or eat.
*WE NEED A COLLECTIVE EFFORT BY SANITATION, ELECTED OFFICIALS, AND LANDLORDS WHO HAVE VACANT STORES TO WAKE UP AND LOWER THE RENTS FAST. IT IS AFFECTING OTHER BUSINESS OWNERS TO. HOME IS WHERE WE SHOULD START FIRST! THE STORES ON METROPOLITAN AVENUE WHO ARE STILL IN BUSINESS ARE IN INTENSIVE CARE SERIOUSLY.
GO SPEAK TO CANDY STORE OPERATOR LALU TO CONFIRM. SPEAK TO DUNKIN DONUTS, BUTCHERS, OR ANY OTHER BUSINESS OWNER WHO IS IN A FINANCIAL STRANGLE HOLD.
ONE TOWN AT A TIME. START WITH MIDDLE VILLAGE AND WORK YOUR WAY TO SURROUNDING AREAS, IS WHAT ELECTED OFFICIALS WHO HAVE OFFICES HERE IN MIDDLE VILLAGE SHOULD HAVE FIRST ON THEIR AGENDAS.
ANY OTHER GROUP SHOULD TO FROM OUR COMMUNITY.
IT IS PATHETIC TO HAVE 9 RETAIL STORES AVAILABLE CURRENTLY. AND THE REST OF THE STORE OWNERS CRYING THE BLUES. AND BUSINESS OWNERS & OFFICE TENANTS ARE CRYING THE BLUES AT ATLAS MALL TOO.
BUT MORE MONEY IS TO BE SPENT ON ATLAS PARK MALL SOON. READ ABOUT IT ON LINE-GLENDALE REGISTER.
AFTER 34 YEARS IT IS SAD TO SEE THE COMMUNITY BUSINESS OWNERS LEAVING LEFT AND RIGHT, WITH MORE TO FOLLOW.

commercial real estate....There are about 15% of Landlords, owners of Commercial properties I happen to know, who do not know what the hell they are doing. Meaning, they buy overpriced properties, with No expert to guide them, then they think they are an expert also in the field of Real Estate trying to rent their own properties.
When you need surgery, you go to an expert in that field. SIMPLE?
But yet Doctors, with years of experience seem to make the worst Landlords.
Why? They have so much money, they over pay for properties, and in general, have vacant properties for 6,12 or 24 months.Why? It is the regular every day worker, who dabbles in Real Estate, and when it comes to decisions they get advice from an experienced Realtor. Especially renting their vacant retail stores.
Reason being, the Broker gets paid by the new tenant. Sounds easy?
Yet everyone likes to be an expert in every field/ or profession.
Sometimes you are better off dealing with a cement man buying property than a Medical Professional when it comes to Real Estate.
They understand nothing when it comes to Real Estate.
Square footage, Violations, Taxes, Down time, or current market rents.
This is one of the contributing factors of so many vacant Commercial sites!

key to success in Business is having a Cost Effective Rent+Expenses.
If you are going to pay big increases, have leaks in your space, pay high taxes to, you are slowly going into the Business World of INTENSIVE CARE UNIT.
What is the square footage? Take your yearly rent+yearly taxes and divide by your square footage. The results are what you are exactly paying per sq.ft..
Just starting out, it may take a year to get off the ground!

With so many Vacant Stores available, and much reduced Rents currently, you may want to consider this scenario.
FANTASTIC GRAND SLAM RANGE:$14 DOLLARS TO $20 DOLLARS PER SQ.FT.
HOME RUN RANGE:$21 DOLLARS TO $28 DOLLAR RANGE
AND BOTH SCENARIO'S ABOVE INCLUDE BASE TAXES PAID BY LANDLORDS.

Metropolitan Avenue has some some shady characters standing near Dunkin Donuts.An older man named Joe is always cursing at people. Asian massage parlors are on the avenue.
