Do you like living at the Village at Copper Basin? What do you like about it? What do you dislike about it? How has the HOA treated you? Do you feel that your HOA fees are well spent? If there was one thing that you could change about your community, what would it be? How well do you know your neighbors and do they add or detract from your neighborhood.

Copper Basin is a great place to live, but it is just like any other neighborhood. It is only as good as your neighbors.

I have lived here 8yrs, the first management company did not do anything and let the powers that be rob our community and did not enforce one rule so the neighborhood was in bad shape. Our current management company in the last 3 years has completely turned our neighborhood around. We went from zero money in our reserves to hundreds of thousands now and beginning next year will be able to afford many improvements. This year the walls are being painted. Our HOA dues have not changed in the last 2 years and are not expected to change in the near future. We now have the least amount of crime in the area. It's only going to get better.

As a matter of fact Codemanblue, I have lived in Copper Basin for almost five years and very disapointed in everything about this area. From the schools to the HOA. Copper Basin School teach only enough to pass the AiMs test. This is why I wish we could afford move. I really though before we bought here the schools were going to give our kids the best chance at a decent education. I guess I was wrong.

I have lived here two years. This is the worst hoa. Copper Basin looks so run down. The yards are not taken care of and the hoa does not do anything about it. It doesn't do any good to complain, they just drive around smoking their cigs. If I could move I would. I am not proud to say I live in Copper Basin....

CB k-8 scored a B this year with the state's new scoring system. Much improvement! I pulled my kids a few years back and went to Eduprize, and they all wanted to go back to CB, so we did. I have lived here 4+ years. Love my neighbors, enjoy the YMCA (pool and gym). We us the gym and the kids love the treat of going to swim and I don't have to worry about my babies drowning in the back yard or tending to the pool. Poston Butte HS shows a lot of promise. I have a child graduating from there this year. Florence High is one of the few schools in the state that has been honored with the IB advanced program which they recently introduced. Amazing school now--not what it was 5+ years ago. My daughter wants to go there next year for the benefits of that, so we will do it. Great principal came from VP at Chandler High. As far as I'm concerned, most HOA's are a pain in the rear, but the community looks good. Some people have half full points of view and some have half empty. I'm a half full type and I'd say the community is better than half full. Quiet and peaceful suroundings, sunsets are incredible, mountains to the west are beautiful with trails, and the agriculture fields that are still here are pretty, too. Lots of good people in the neighborhood and a large variety. Real Estate values are to die for. You can get a 3000-4000 sq ft 2 story home for under $120k. 70-110k seems to be the range. Rents are also good here, too. We are the far end of San Tan Valley, but if value is important to you, and it is good right now, then this could be your place. Hope this is more helpful than the boo-hooing. Every where has its downfalls. It's up to us to make it what it is.

I was looking at houses in Copper Basin this past October, but wound of choosing a beautiful house in Coolidge in the Landmark Ranch development on West Spruell Ave. by 9th Street.

Lot of nice houses for sale and for rent in this development. Glad I moved here.

I'm from Long Island, btw.(Glad I'm not there now with the blizzard. LOL)

Oh, here's a video of the house I'm renting here:

Hi I am a new mom who if all goes according to plan will be moving to Arizona from Ohio with my husband and three children and copper basin is where we chose to buy. I know nothing about the area so any advice on schools etc. Would be awesome. Kids are 16 /9/4 ... I have lived in Ohio all my life so this is super stressful but exciting. Should be there mid April we are very excited! I see schools start earlier there July 23 I believe? Also is the early start date compensated by early release days and more and longer time off thru the year? Thanks for any info I really appreciate it Karmon

I am sad that you feel that way. I moved here on 1/12/12 and now as of 2/28/12 I have the guts and access to get on line to this community to say We, my husband and I, agree with you. Saw this right away and it saddens me. This is our 2nd home, our Winter home, and we would not have purchased it in Copper Basin had we been able to read about peoples comments prior to buying here. We then may have been informed about the many of the negative issues we have seen in just this short amount of time. We surely would not have purchased in this area/Village, had we known there were so many rentals. Sad that we in this village are stuck with so many owners who do not follow up on their properties. I cannot blame the HOA totally as I believe the actual owners should be holding there tennants responsible for the rules in the HOA. If they do not hold their tennants responsible then go after the owner and double the fine to get thur their slumlord selves that this is unacceptable. Sorry to vent this early in our purchase but know we too are completely disattisfied how the owners do not follow thru with the rules and conduct set our by the alleged association and mostly that the alleged association is not holding theirselves accountable to the rules set forth by their board of directors and to know they stink. Shame on you HOA rule setters for not doing your jobs and making those that are not following the rules comply or get out!!!!!!!!!!1

Feb 8th there was a comment posted from people that were closing in a couple weeks and wanted to know about the area. I wish I would have had access to this site prior to our closing a little over a month ago as we would not have purchased a house in this village as the HOA does nothing from what we have seen and have been told. Also, too many renters.
