Stevens Rentals - Are they good to work with?

Looking to rent a place, and I am wondering if anyone has good or bad experiences with this property management location?

Not good landlords. Compare them to others before you rent from them. You will be surprised!

I've heard bad things about everyone one of them, and I've heard great things about every one of them. Whats bad about Stevens? Please be specific so I know what to expect. Thanks.

You have to pay for maintenance on a place you rent from them or pay for some sort of maintenance program.

I've checked out GoLSN and all of the other rental places, but haven't had much luck as far as what type of rental we want, but Stevens has stuff we like. We have a copy of the lease agreement they use because we asked for it in advance of signing anything, and it looks fairly detailed and thorough, which we're certainly not used to. Most places don't have anything so detailed at all. We much prefer going through a property management company as opposed to a single person because there is too much legal liability there. Plus when working with a property management company, you are more likely to be protected especially when they have been in business for awhile.
We noticed that there was a maintenance clause in the lease agreement, but it doesn't cost anything, it just says that if you cause damage or don't take care of the property, then you assume the responsibility of replacing the damaged whatever at full cost. I don't see that as being unreasonable or unjustified. But if there are examples or situations where they have abused that, I want to know so that I can make a sound decision.
OR if there are other property management companies that are awesome, I want to know that too. And thank you for responding!!

Stevens rentals does not keep up on maintenance. I called because my stove went out and a repair man came and looked at it. Told be he would be back and never came back. The next day I got a call from Mary Stevens telling me that I would have to replace the stove because it was too close to the sides of the cabinets surrounding it and that it caused the cooling fan to overheat.

The stove was wedged between two counters and only had an few inches on each side clearance. The space was created by the builder of the home for the oven. There was not another place to put it in the kitchen. But Mrs. Stevens insisted that I should have pulled the stove OUT, used it then push it back into place!!!!

Whoever you rent from --- look at the place first. The problem that many people have with Stevens is their properties are older. They rent to people with pets which is a plus if you have a pet but isn't if you don't(depending on if the previous tenant took care of their pets properly -- you can't get the smell out of carpet if it has had crap all over it -- they disagree -- lol). Their maintenance plan is difference --- if it breaks you pay for it(or live without it)unless you pay an extra monthly fee. If you're looking to rent a house I would keep looking. If you can't find one -- I would still keep looking before I would rent from Stevens.

I rented from these people and they do not maintain their property. If it breaks, you pay for it. They charged me for cleaning a stove I never used. I only used my own microwave. They have old houses that they cover up all the problems with paint. They will not listen to a complaint, they just want the rent money. I would seriously stay away from them.

Worst landlords ever! The house we rented was flea infested and the only reason we rented it was because they "fixed" the problem. After we signed the lease we started to move in. It became very clear they didn't. We called them again to ask them to please come fix it and they to us they did and if they weren't gone it was our problem. 3 bug bombs and many many sprayings later we finally just ripped the carpet out and replaced it ourselves. Not a flea since. They have also tried to over charge us on numerous occasions. They also told us when we filed our moving notice that we weren't getting our deposit back at all even though they haven't stepped foot in the house since we made them. They also tried to make us pay to have the plumbing fixed in the house even though the main line wasn't even attached to the sewer connection. The electrical is also against code. We have looked at many other Stevens properties since we moved in and there was a horrible flea problem in all of them. I will never rent form them again and I do not recommend you do either.

we rent from stevens and they arent good with upkeep. the lock is still hanging from the door knob from when the place was vacant and you could put a code in to go in and see the house. i told them our mailbox was messed up they said ok and never did anything. everytime we go in there to talk to them they arent friendly either. bock properties are great

They usually rent to drug addicts, drug dealers, and total WHITE TRASH! They allow their tenants to bring as many pit bull dogs as they want that bark their heads off and don't give a F about anything else as long as they get their rent. The houses look like crackhouses and many of their properties have had meth labs in them at one time or another. They buy ran down older houses from people that are poor and rent them out in just as poor condition. These people are the biggest slumlords of Cookeville. Someone should shut them down and put them out of business! Their motto should be "We will rent to anyone. Pedophiles, drug dealers, meth cooks, come apply with us!"

Do not rent from Stevens Rentals. SLUMLORDS and no matter how clrean the place is after you move out they will keep your deposit. Stay away!
