Your deposit was not returned due to cleaning, and repairs that had to be done to the 2 apartments your son lived at. If you continue to slander us we will pursue this matter legally.

You know perfectly well the first house was far cleaner and in better repair than when we rented it and the second house had absolutely no damage whatsoever and we managed to clean up the bushel of dead roaches. As far as suing and slander, I have a lawyer and I intend to use him! I have the damage sheets on both apartments BTW and legally you had to send me a damage notice with itemized repair costs within 30 days of vacating and you sent me nothing and told me on the phone you would return my $400 by June 30th.

Barfburger, since you are curious, we rented the first apartment for our son, but too much smoke came in from the other apartment and got in all his clothes and was making him sick. We bought an air cleaner and that helped, but asked for a different apartment when that lease was up. The second apartment my son stayed in for six months or so, but was overrun with roaches from the other apartments. We treated it with bombs and baits, but that just made for dead roaches, not no roaches. I cleaned those apartments myself and they were spotless. There was no damage done by my son, who is disabled and not a partier. We paid the rent at least a week in advance every month and were ideal renters.

Tennessee Landlord and Tenant Act - Title 66, Chapter 28:
All landlords of residential-property requiring
security deposits prior to occupancy are
required to deposit all tenants’ security deposits
in an account used only for that purpose.
Prospective tenants shall be informed of the
location of the separate account. Within 3
business days of termination of occupancy but
prior to any repairs or cleanup of the premises,
the landlord shall inspect the premises and
compile a comprehensive listing of any damage
to the unit which is the basis for any charge
against the security deposit and the estimated
dollar cost of repairing such damage. The ten-
ant has the right to inspect the property to
ascertain the accuracy of the report. The
landlord and tenant must
both sign
the listing or the tenant shall
specifically state in writing any items
that the tenant does not agree with.

They are horrible when it comes to fixing appliances that have broken down. after my first month I discovered there were leaks!! It would leak when the rain was heavy and they never fixed that either!They will also try to throw the blame on you and and they wot fix it for months!!! I will never be renting from them again. I have always paid my rent on time, I am also an ideal renter.When you call Heather for her to fix anything she will not answer her phone she will call you back and leave a voice mail its just like playing phone tag!!I had to call her from my husbands phone and she answered! I do not advise anybody to rent from these people at all. They are poorly structured as a business and do not seem to know what they are doing.

i rented from them a few years ago they were nice but i have to agree they never fixed anything my power would go out and they wouldnt answer their phone when all they had to do is go flip the breaker in another apartment that was unoccupied. they told me the apartment had heat and air and i believed but no there was a broken a/c unit and a broken stand up heater. i has tiny floor heaters i had to buy to keep warm. i cleaned my apartment from top to bottom. which didnt take much bc i was never home for my apartment to get messy bc of my long work hours. i gave them my new address and we discussed the deposit and then i never seen it they never answered my calls about it and i finally gave up after 6 months. dont rent from them.

They tried to charge me for fleas that came into a carpeted hallway entrance with an open doorway. No idea why I was singled out for paying extermination fees but my apartment had no fleas in it.
They upped my rent because my girlfriend started staying the night with me in my apartment a couple nights a week. I was told it was because her presence would up the utilities bill.
I moved out after I refused to pay extermination fees for a bug problem in another part of the building while I didn't have that issue.
Didn't get my deposit returned.(Didn't expect it since moved out over the disagreement.)
But then, they tried to sue me for another months rent.
I won't even get into all the issues with the place.
Do not rent from them.

HEATHER BEAN is unbelievable. So you think you will get your deposit back for paying your rent in full and leaving the apartment in better condition than you moved in?
BE PREPARED TO TAKE MY SUGGESTIONS

1. I paid rent in monthly and left not owing a dime.
2. Cleaned apartment in hopes of getting deposit back per law, contract, and just plain ethical business practice. Apparently doesn’t apply to HEATHER BEAN.
3. Gave 30 day written notice.
4. Attempted to schedule walk through with HEATHER BEAN, but she said they don't do that. They would come by the day after to inspect and I was to leave key at office. The scam begins and is apparently a pattern.
5. HEATHER BEAN stated she would mail deposit check in two weeks. NEVER DID..She then refused to answer text messages or phone messages.
6. I was kind to allow her to show apartment to two prospects. She rented the apartment the day morning after I moved out.
7. I never received any documentation as to why she failed to comply with her own agreed contract. She blatantly ignored TN law and her obligation to uphold legal contract to date as well as my requests for communication regarding aforementioned concerns.
8. Very disappointed..I hope the deposit money was worth it.....
YOUR BEST BET TO HAVE YOUR DEPOSIT RETURNED
1. Keep your contract
2. Give written notice and get receipt of written notice.
3. Clean your apartment and take pictures of condition
4. Schedule time to have Heather Bean complete a walk through in YOUR presence; have her sign off on the condition of apartment and document she will return your deposit by a specific date. DO NOT ALLOW HER TO COMPLETE WALK THROUGH ON HER OWN. YOU MAY WANT TO KEEP KEY UNTIL WALK THROUGH IS COMPLETE; ENCOURAGE BEAN TO SIGN SAID DOCUMENTATION INCLUDING DATE DEPOSIT WILL BE RETURNED, THEN AND ONLY THEN SUGGEST RETURNNING KEY. I MADE THE MISTAKE OF TRUSTING HER. EXPENSIVE MISTAKE.
