Hi,
Im planning to move to East Fallowfield TWP, Coatesville. Any idea howz that area ? I heard that the school dt is not that good ..? I heard like a lot new communities coming up ? you guys think that area is going to develop ?

Hey Jack,
East Fallowfield is part the Coatesvile area public school system - the worst in the area. Plagued with corruption; taxes increase about 25% each year to pay for lawyers and losses. Teacher would prefer not to teach there so the kids suffer; the schools are the worst in the area - check Pa state web site looking for "no child left behind" rankings. Yes, there are many new developments to choose from in that area, but they are building fast to bring in tax revenue - to support corruption I guess. Consider West Chester school system - one of the best in county and therefore safer, or Great Valley or Unionville. Stay away from Oxford and Kennett Square. You can also continue east along the "Main Line" - all safer, higher educated communities. On mapquest type site look at route 30 (aka Lancaster ave AND Lincoln hwy); go no further west than Downingtown. Going east, from Downingtown, real estate prices tend to rise as you approach Philadelphia. If you're looking for a long term investment and do not have kids then consider Lancaster county along rt 30. Lot of farm land, Amish. If you are interested in investment and/or have kids stay east of Coatesville - the further the better - Coatesville, I believe, is the one of only a few "Cities" designated in Chester County and it and its problems will only grow. Gotta be near Coatesvile, try East Bradford, West Bradford, Pocopson or Birmingham townships. Can go a little further and north of rt 30, try West Pikeland, Charlestown, or East Whiteland townships. Little further and south of rt 30: Willistown or Easttown townships. Go online or stop at your local bookstore and review maps of the area - although, you probably already have.

With the recent spate of murders, shootings and general thuggery in Coatesville one would think we were living in New Orleans. It is time the State and County imposed a curfew on the City and increased the police patrols to stop these morons from harming themselves and others.
The City Council should be less concerned with trying to accomodate the thugs and indigents in the City and spend more time trying to get them out. They are a drain the City taxes and a constant reminder of why people will not move to Coatesville. If you can't change the thug attitude it is time to get rid of the thugs and their section 8 housing so the rest of the hard working law abiding citizens can live in peace...

I also have the same feeling about coatesville city, but I'm talking about the place Off West Chester RD, part of Downingtown. Anybody having more idea about this place ..?

Jack, I have a family home in Coatesville for 66 yrs . It is presently rented and not sect 8 . I spent 8 yrs in Coatesville during the worst times. The school district is not much different than most suburbs. The school taxes are high but a group called CTA is watching very closely. I would stay out of the city but the surronding suburbs are nice . House values are soft simply because of the school district.

I live in Coatesville been living here for a while now and I like the schools they are real helpful to me any help you need they will help to get u in the right school.But yeah the taxes is a bad thing over here.And yes there is alot of murders and drugs out here I think that thats everywhere you go anyways but is real bad over here,and also we do have curfew over here on weekdays at 9:00p.m and weekdays 11:00p.m but kids don't seem to listen to the curfew thing and sometimes the cop picks them up but then sometimes the cops don't do nothing.

you don't want to live in coatesville the city council doesn;t seem like they care either. there are so many drugs and gangs ,they try to bully kids into joining their gangs, if you look at someone who is a gang member and you don't know it they are ready to fight.they also jump kids for no reason at all. the police try to do what they can ,but they can only do so much . i wished that the immingration would come in and clean house .we have so much here with the mexicans , i just don't understand why there cannot be something done.i hope mexicans can never be able to stay in our country because they mess everything up for the good mexicans.

We have lived in Coatesville for 9 years and are tired of all the Coatesville bashing. Our kids are in King's Highway elementary and we love it. The teachers are wonderful and many have been there for years. There is also a new catholic school that opened last year k-8. Yes the downtown needs work, however the taxes are now about the same as all of the surrounding areas, such as Downingtown. Actually our school taxes were not raised last year, unlike other areas, like West Chester, where the taxes have increased substantially. Just like any area there are bad areas in the city (like they have in West Chester) if you never go into those areas then you will not have a problem. Also the average school tax increase over the past 8 years is 3.4% per year, not 25%. Your child’s education will be what you make it-if you are an involved parent your child will do well. Ignore the ignorant fools who judge Coatesville but have never even lived here. It is a wonderful area, a great mix of quiet country but close to great shopping, without the horrible congestion of West Chester and Exton. You will enjoy Coatesville.

Having lived on the Main Line for most of my life, and tutoring privately, have noticed a great descrepancy between Coatesville and Conestoga students.The students at Conestoga are more sophisticated, polite, and eager to learn. The "A" student at Conestoga is prepared for college (SATs) and may attend an Ivy school, whereas the highest aspirations most of these students have at Coatesville is Penn State. Many of them haven't even heard of some of the top tiered schools. School tax will never be returned to you. A higher priced house in a better school district will always reap profit. I regret buying in tis district as a teacher and a former realtor.#1 rule - especiallly in a recession - LOCATION LOCATION LOCATION.
