Manassas ain't all this that people are hyping it. Irongate and Coverstone might look ghetto but ain't no real danger there. People really don't get killed and there isn't much violence. Georgetown South is a little worse. They get like 2 to 3 murders a year but that's usually gang related. This ain't no New York, Philly, or Chicago hood. Think about it, 3 murders a year, and that's usually only people that get caught up in drugs.

I'm from North Tonawanda. Centreville and Clifton are close to Manassas, nice areas and schools and some very affordable places.

Well the first thing I would suggest to you is... That you make certain that yer dang passports are up to date. Cuz you'll think you have left the country and moved to a foreign nation. Second: If you are not already bi-lingual, ya better learn to be as soon as possible. I never seen so many foreigners in all my life! Whew! Rag heads EVERYWHERE!

This place isn't bad because because it is "infested" with blacks and Latins like these retarded sheltered white imbreds (yeah, we have a lot of those too) are saying. It's bad because it is poor small town; the city council is run by corruption; you're going to have to go outside the city to find anything to do because NOTHING is happening here; and you're most likely going to have to look outside the city to find a job. I'm not an idiot racist cvnt, so I don't have a problem with the high Hispanic population, I have a problem with most of the people I meet here being sh!t... As you can probably gather from glancing at the replies.

Manassas is full of racist, lazy, trashy people. They fell entitled to everything and glare at anyone with a darker skin tone. Customer service here sucks and jobs are done half ass. I would NOT recommend manassas if you are a person of color. There must be something wrong with the water here because rudeness is part of the norms here. If you want to live in a nice place to to herndon. Sure, it has some trashy people but everyone there at least knows how to give respect to recieve respect.

I'm not sure why people are saying some of these things about Manassas.
Yes people in Manassas can be rude but it's part of the DC Metro area and you'll find that everywhere. People are actually nicer in Manassas than some of the other parts closer in.
The schools are okay. They aren't the best in the area but they aren't awful. The reason they get low test scores is because there's a fairly large number of people that do not have English as their first language. A language barrier is obviously a problem for teaching and drives test scores down. Are there better educations in the area? Yes. Is it a terrible education? No.
Manassas is pretty safe, we've never felt endangered out at night. The well known bad area is "Georgetown South" which most people avoid.
Home prices and rents are cheaper because it's outside of Fairfax county. If you look at Zillow or any other real estate site, you'll see as soon as you pass the county line that prices plummet. SFH's and townhouses are roughly 100k lower in PWC/Manassas/Manassas Park than they are in Fairfax. In other words, you can get a SFH with a yard for the same price as a townhouse a couple miles away.
As for the city council, they try to keep taxes low and grow the city economy. They have some big plans but the low taxes prevent them from executing on them. I don't think they're doing a bad job but I do wonder if the city wouldn't be better off if it gave up it's independence and integrated into the county.
There's a VRE stop in old town Manassas (the little downtown area).
Most of the restaurants are terrible but there's some decent places in old town Manassas along with a few other select places. You can always check yelp for those then judge them for yourself.
The city manages it's own electricity so rather than paying a separate bill for it, it's included with a bill for water and trash. As far as I know, the electricity rates charged by the city are some of the lower rates in the area.
Back to real estate - after the housing bubble popped, much of the area's housing inventory declined in value. Manassas was among the biggest losers and while the closer in areas have rapidly appreciated to the point that they're at or exceeding their bubble levels, Manassas has been slower to recover. While prices have increased, they're still among the most reasonable in NoVA, if for no other reason than it's an exburb. If home prices close in continue to move up, I'd expect Manassas (and PWC in general) to see increasing prices. On the flip side, if we are in another housing bubble and it pops, this area doesn't have as far to fall. While a townhouse in Fairfax might run you 300k - 400k depending on area, you can get a decent 2,000 sq ft house in Manassas for 250-350k depending on area and a townhouse in Manassas goes for 200-250k. If one were to purchase a decent SFH in Manassas, if you have a decent downpayment, you could expect your house payment to be below monthly rental costs and the amount you owe on the house would be less than the value of the house when it was at the bottom (meaning that housing prices would have to fall below the worst of the recession prices for you to be underwater). This isn't the case in much of the rest of the area.
One of the more positive things about Manassas is that, while you need a car to get around easily (though there are bus routes), lots of shopping and such are centered around a few main roads. Everything is close and easy to get to.
There are good things about Manassas but make sure you go in with both eyes open. If you buy a house, it may not appreciate as much or as quickly as the rest of the area (though less risk is involved in the purchase). It's far away and driving on I-66 during rush hour is awful (though there is a VRE station in town). There aren't a lot of great places to eat out (but there's some). It's not the richest/best area but it's affordable and safe compared to the rest of the region.

I moved from herndon to manassas only a year so and never in my life have a met such rude, lazy, and arrogant people.Customer service in manassas sucks big time. The older folk act like they have a chip on their shoulders. Young people here have major attitude problems. Most people here don't know know how to be friendly. I don't if it's just their town culture but I can't wait to move back. It's getting ridiculous. You pay people to do half ass jobs (Not trying to get into race here but I live in a mostly white/black area) and they give you lip for telling them they didn't do it right. Manassas is no where near ghetto. People here just lack basic social skills. No one even tries to do their job here and ugh, I would never recommend manassas. If you want a nice area go to ashburn or herndon.(Herndon was rated one of forbes top friendliest towns in the US)

Thank you, I live in an area that has a lot of white and black people. That's not my problem. My problem is the total lack of manners here. It's like no one here cares to give quality service or be polite

I am a 33 male with no kids, trying to get my gf to move to Northern VA with me. She's afraid of moving to Northern VA because of the ghetto reputation.

He suffered for 4 days in ICU, but passed in his sleep.

I'm the "Resident" that wrote the long post above. Since you are not married and have no kids, do not buy a house. If you're moving to Manassas, I'd recommend you look for a rental in or very close to Old Town Manassas. The city has a small downtown area that's walkable to the VRE (though you won't need this unless you plan on going into DC) and restaurants. It's more expensive to rent there than a couple miles away but it's pretty nice.

You can also look for rentals out past the Target. It gets rural real fast that direction. There are a lot of rental in the vicinity of CostCo but my preference for a single person would be where you can walk to the restaurants and back home if you had a few too many to drink.

We've been here 7 years now. Manassas is not dangerous. Mind your own business and no one will bother you.

He's right. That's why the other places mentioned sound so much better than Manassas believe me! Lived there all my life unfortunately! I've seen what attracted my parents to live here back in the day, but now it's gone down hill so bad. Get me out of here!!! Have no choice as of now. Love to move back west to Fauguier County!! Peaceful and beautiful. Anyway people that know are the ones that have seen what's happen to this place. Little late comment but?
