This is sad. I felt in love with the new homes at Rosedale but before we were over there, my husband found this forum and got inform of what is going about the extra tax they charge every year, the sale persons over there don't tell you any thing about but thanks God and thanks to this site we are not putting the house for sale this week.
We are use to pay $7,000 a year in a normally property taxes but in the range we were planning to buy we would be ending paying $10,6000,($2,600 more in a same property tax in the same property value a year) plus if we want to sell in the future they will ask for 4% of the sale price.
We are not happy with that and I am very despointed because I was really want to buy over there.
For the future buyer, be careful and check it out before you do any move, now I will be looking for a lot.......

That's too bad, it's really nice and getting nicer. The prices are reasonable even if prop tax/mello roos is in the 10k range

William Lyon is a bunch of crooks. Lied about so many things. Big problem for all of Rosedale is they are allowing transient student housing, even though it is not allowed by Code and Covenants. Can you say corrupt deveopers and property manager who control the HOA?

My boyfriend and I almost got into Rosedale. After all the calculation, we found out we will be paying over 2% of property tax including Mello Roos!!!(actually 2.4% from the numbers the builders provided) And it will increase 2% EVERY YEAR! The contract we got has itemized the "special tax". The biggest one is over $4800 a year which is for the new school. From the other forum, the original planed new K-8 school has been cancelled due to lack of new students. Why is the number still listed there. Also, the contract/paper works including the numbers are just not really clear. I'm wondering how many people fell into the trap without knowing the annual 2% increase on the "special tax" and misleading languages.

I think you are misinformed about the Mello Roos. It is 2% for the most part, however, some builders have bought it down further than that. It does not go up 2% every year. I do not know where you received this information. We purchased in Rosedale and did our due diligence regarding the property tax and this information is just not true.
