What is up with the Mathom Landing Townhomes?

So this community was supposed to be really nice. The homes are falling apart already, and the number of police on the street is ridiculous. What is going on on Mathom Landing?

Should a law abiding mom of three who pays her bills and taxes be concerned that police units are visiting homes on this street on a daily basis?

MOM OF THREE, I am also a tenant at Mathom Landing and I just cannot stand being here anymore! Hold on to your hat! I found out they have turned these townhouses into a section 8! Yeah that's right you heard it correctly. A section 8!!!!! I don't know what to do I also have children and they even ask me why the policeman are here all the time. And they are also afraid of all the dogs running around without a leash! They play ball outside and run inside when they see the pitbulls running around. I am soooooo disgusted with all of this!!! My lease is not over for quite a while and my husband and I don't know what to do!

I would be concerned if I were you, I found out this subdivision has been turned into a section by way of the internet and people I have met those who are on this paid assistance, my children play with their children, and what is worse is that they are not doing background checks either. The increase in police visits is because of not filtering the people through NO BACKGROUND CHECKS!

Aubrey fontenot from Premier Property Management is responsible for leasing to section 8. please do not lease from him or associate with him. He left without paying the owners rent and did not return tenant deposits. Legal action on the way and hope they lock him up. new management on the way---bye bye section 8.

OH MY GOODNESS! You are not the only one. I, too have been had by this freak. He's no where to be found, and he has done the same thing to us. This guy still owes us money for rent plus the security deposit and he rented our home out to section 8. God help me. I pray he gets what he deserves.

Aubry Fontenot is a CON MAN. He has conned me and my husband. We haven't been able to get a hold of him and he owes us money. Please be advised, this guy is a CON MAN. Do not be fooled by his personality. He sure fooled us and he will rip you off, too. I should have known.

I am a new owner and I was made aware of this situation before I bought. It does look like the neighborhood is turning around. I am close friends with 2 other owners who feel the same way. The only way to make sure it does turn around 100% is for the owners to ensure we get good tenants and manage the properties closely. My tenants really do seem like good people and I haven't seen anyone shady hanging around them. This site seems like a good avenue to voice concerns so I plan on checking it out regularly. I would be really happy to help anyone in any way I could.

Hi, I also used Aubry as our management and got ripped off. What's worse is that I recently found out that he didn't screen tenants at all. I have recently changed the property management and having them throughly screening tenants. Yes, it will take some time, but bad tenants are moving out and I am doing everything I can to turn the place around.

Another Owner, what management company are you with now? I hope they protested your taxes for you. Do you know of any avenue where all the owners at Mathom can communicate? I think it would be good idea if we all had some way to talk as a group - Alex

I have moved into one of the Apartments of the unit I recently bought. It is fairly quite and safe, and I have opened up really good communications with my tenants. I think as property managers we can turn this place around. Yes, Aubrey gave Mathom Landing a bad start, but things have turned around since then. I agree with Alex, and would like to create some sort of forum for property managers to discuss issues and improve the area. I have no problem looking at other property owners property here and giving you some honest insight and pics on how you property manager are handling business. I am doing the same and look forward to turning this place around in the near future. Reggie

An earlier comment was made about police in the neighborhood. I went to the police station today and found some interesting news. Anyone can go and fill out a form for the police to check on your property up to 3 times a day while you are out of town. I find this to be a positive for the neighborhood. Some rental neighborhoods actually let officers stay for half the rent or even free (if they agree to do regular patrols) just to add to the piece of mind of the tenants. I do not view police patrols a bad thing and I am sure they have been requested by property owners to help let existing tenants know that this area is patrolled making it a safe place to live. The positive is law abiding citizens feel safer, and criminals are less likely to travel or scope out neighborhoods with a solid police presence. A proactive approach beats a reactionary force any day of the week. Reggie

All of the property managers I know of screen their tenants well. Unfortunately, I don't yet know all of the owners and all of the property managers, but I am working on it. We've got owners themselves moving into some of the buildings which will make sure people with a vested interest are in the area. The old property manager was a crook and did not screen tenants which hurt the area. Now the tenants that are there are good, and the focus is not only on keeping good tenants in and identifying any bad ones, but on all of the normal things: keeping noise down, streets clean, grass mowed etc...The neighborhood is good but it had to rebound and we're making sure it rebounds well. - Alex

Hello prospective tenant,

Thanks for your interest in these properties. Since I have lived here it has been incident free, and as a property owner I have opened communication with my tenants and it is very quite and we even help each other with watching or kids while they are playing. What you are reading about is in the past, that dealt with one guy Aubrey, who since then has turned in his real estate license, and is no longer part of managing this community. Let me know if there is any information I can provide you, that would help with you move from Victoria, just a friendly offer regardless of where you decide to live. Reggie

I have another question. What about the schools? I believe it's Kitty Hawk Middle School correct? What are your thoughts on that and the elementary and high school?

once a complex goes section 8, that's it! isn't that a shame? but true....

Draegynfly this is not a true statement, the neighborhood is turning around and troubled tenants who don't abide by the HOA convenants or don't respect other peoples property are being told to move. I also have not seen any pitbulls in the neighborhood so that issues has been fixed. Do you still live here? Reggie

Sorry for the late reply. We are using Moran management now. Once they took control, we evicted about 3 bad tenants. They really cleaned the place up. Which property management are you guys using?
