I figured I would start a blog to share the 'real' thoughts on Sunny Hills. We are all laughing!! Fancy, fancy,fancy! Total embarrassment to the county. What would it take to give this rotted road, sand scrub trash to Bay? Let them enjoy the 'bountiful' growth!

This is about a low rent area that does not generate the funds to continue support. This county, as a whole, makes up the shortfalls for Sunny Hills. Sunny Hills complains of the bad way they are treated and continually have discord with the county. Now, after seeing Cedar Grove disband as a city, I wonder if Bay county wants Sunny Hills. This may be win, win.

One more revelation for Sunny Hills. You are not a city. You have a Chipley address. This is an area that could be annexed. No need to change charters, just a countywide agreement.

You are right. Sunny Hills has no status as incorporated or anything other than a named subdivision. No governmental power short of an architectural review committee (provided for by deed restrictions) for new structures and that is about it.

It's just time to let someone else, or the folks in Sunny Hills, finance their own junk. People of this county should be outraged at the money sunk in this pit. A 40+ year failure we should not continue. It would be cheaper to buy them out like in Caryville and turn it back into the sandpit it is. Trash is trash. But you have to love that fancy fountain. First impressions?! hahahah

I created that thread for one specific reason, and it wasn't for you. You created your own thread for the purpose to show your lack of intelligence.

Business is business and it damn sure takes money to make it. You haven't learned much about this area, I can tell.

Yeah, it started the plats back in 1971 ... my house was built in 1973, as most houses around me were. You call them out of date .. hmmm ....

Lets see, my house, 4 across the street, one next to me, and granted, I don't know what the others have been doing but you wouldnt believe the beautiful upgrades and remodling that at least we have been doing. Out-dated. Humphhhh ... maybe some. Look at the landscaping. At least on this street, there are 3 maybe 4 homes that need to clean thier crap out of the yards.

I can tell you what the growth problem is right now ... THE ECONOMY!!! Wow!! On top of this, you have one party here trying to further the growth, and one party trying to break it down. Some people here want it to stay like it is without growth by fighting the party who wants it to grow.

So what they do is send letters out pointing fingers ... some people had enough of hearing it and they moved! Do a little research! I can bring up countless articles long before this thread ever took place about how they wish they never moved here because of the party who points the fingers and keeps the bickering going.

I'll be damned if I'll sit and listen to it any longer. My wife and I have an investment here. We've done alot of upgrades, knowing that in 5 years, we can sell it and have a bigger house. How are we going to do this if we have all this bitching going on with fictional newsletters printed and delivered to peoples houses.

This community contains over 24,000 lots. Thats about 55% of all the taxable land parcels in the county. Sunny Hills contributes a large portion of the millage for the county. Currently, we have about 1,800 people in 750 homes. For you to say there is never going to be a good return on investment here is flat out ridiculous. The people who bought homes here in the 1970's have quadrupled their investment! The people who have bought homes out here in the 1990's have already doubled their investment. And this without the addition of a new airport & other coming projects!
Panama City & Lynn Haven are to full capacity.

Now, lets look at chipley. The 2000 Census had a population of 3,592 and has been about that since 1882. Not much growth. Also, not the amenities like Sunny Hills! Golf Course, Club House, lakes, parks, rolling hills, etc. It's pleasing to drive into Sunny Hills. The soil sucks, yeah, I've got some patchy spots in the yard. But I can bring in top soil.

Let's look at the next biggest town, Lynn Haven ... established I believe in 1920 ... population 12,451 not much more room to grow. Next one, Panama city. Pretty Large, population 37,188 in 2005; Panama City Beach, Incorporated in 1969, population 9,500. You see, everything as far as growth can only move north and Sunny Hills is the next largest established development besides Southport. You say its a dead-end place. Our population potential is 60,000, with our acreage. Two upcoming developments are already in the works. Also, plans for a thoroughfare from Hwy 231 to the airport.

Mind you .. there are also quite of few brand new house also ... Dont know how many at this point but I do know there is one builder with inventory with more people moving in. A new builder is starting as well.

Buckhorn and Elkcam;

New development in the planning. This is just one of them. 2,025 single family residential units on 605 acres, 385 golf villas on 96 acres including an 18-hole golf course, 120 town homes on 20
acres, 360 multi-family units on 46 acres, a village of 145 acres with 85,000 SF of office and retail space and 350 town homes and 290 single-family units, a 20-acre school site, water plan and golf maintenance on 5 acres, wastewater treatment facility on 13 acres, habit preservation on 40 acres, 354 acres of wetlands, 117 acres for wetland buffer, and 342 acres devoted to community parks, a clubhouse, golf course, open space and stormwater drainage. All on over 1880 acreas. Mind you this is a long term project as any development would be.

Its growing ... do your research ... our community isn't trashed. Maybe where you live but not here.
