Too bad this place will be too close to Hardy Dr and the like, the wonders of 10th St to Shady Grady, and on't forgot the wonderful residents of The Crossing to ever amount to anything decent

"The developer says traffic in the area will decrease by 15 percent because the University of Virginia students that would live there would likely walk, bike, or use transit."

So a high-density residential/commercial complex with a three story garage will have less traffic than a vacant lot and an empty building?

Where do developers come up with this kind of stuff?

I am sorry but I heard the developer say that traffic will increase by 5%. The stated fact was that there would be almost 800 vehicle trips per day from this development ALL entering and exiting on 9th Street. They cannot get an easement from the Hampton Inn at this time to have entry from Roosevelt Brown Blvd. There is also a problem with making a left turn into 9th St coming west from the Ridge/Mcintire area.
Development in this area is planned for and while not against this type of development, I would hope that it would not create a situation that the planning ordinance/comprehensive plan is trying to resolve.
This is going to be marketed to 3rd/4th years, grad students, med students, and maybe professors as a rental by the bedroom. The developer said, for example, that in a 4 bedroom unit, the rent would be about $700 per bedroom not including the cost of utilities.
There are many things good about developing this parcel but lets not create more problems.

Building a new hotel on the corner of West Main & Ridge and now a high density complex on the other end of West is going to be a complete disaster trying to drive through this area. They are developing it in hopes of making it more viable, but are going to destroy it in the process by making it so unappealing to go down there. Parking will be terrible as well.

Just build a few nice stores/restaurants in that area and be done with it.
