Quite interesting, especially when you consider that fewer than half of the adults in the entire city actually work and pay income taxes.

Habitat for Humanity and multi dwelling units do not represent an honest portrayal of the housing market. More bull from spin makers.

Out of this one thouand or so new residents how many will actually be working and paying taxes? You can bet the city council won't tell us that one just like they refuse to tell the public just how many thousands are already in public or subsidized housing.

All of these dwellings require a minimum income level to occupy. That may be derived from a job, SS, SSI, SSDI or any combination thereof, but there not free. The only thing free are the rights of some to be stupid, like you.

On JPA the units mentioned in this article actually were given land that was ripped out of an express turn-lane on JPA.

Anyone else notice ambulances stuck in traffic wailing sirens in futility on JPA? Its because the city stole the steet from public use and handed it to a developer. This is permanent not a construction interruption.

This is the only way into town for semi trucks on this end of town (height restriction on corner bridge excludes other access).

Now they can't make the turn and traffic is further paralyzed.

Hopefully the City and Building Management Co will be sued by relatives of the first person that dies in an ambulance stuck in traffic at this terrible mess. Good job James Tolbert and Jeannie Alexander.

If welfare or public assistance pays for it how can you say it's not FREE? Sounds like these folks won't be generating any federal or state income taxes either. They will be contributing nothing but consuming a lot---like uncompensated health care. Ask UVA hospital how much they bill Richmond for every year. The only thing that Charlottesville really needs to expand is the police force after all these new public housing free rides start to "rock and roll" when the weather gets hot. Get a police scanner and listen to what is really happening at the Haven, the Crossings and other places that the media dares not share with us.

If welfare and public assistance pay for anything there is a cost. The police scanner will be jumping this summer. Get one and learn what is happening in the housing projects that the media won't share with you.

With the price of materials going up (lumber up 33% in one year according to the HAHB) and the potential of labor costs increasing, we will likely see an increase in Resale homes vs New Construction in the next 12-24 months.
We did a post on this subject a couple days ago.

Where are these people going to shop and eat? I guess just more cars that have to drive through town since we can't build anything commercial on that side of town.

The new HUD high rise near the Beer Run should be a natural partnership.

Wow, I'd have to agree with you here. These are mostly rental units HUD housing mixed in so it's not going to do much for the tax base.

You say this an awful lot, yet never provide any evidence when asked. Last time I checked, unemployment in C'ville was - what - 5%?

You still haven't told us how he "capitalized" on the misfortune of others.
