Poor Quality of Dan Ryan Homes

Please do not trust this company to build you a quality house!!!! This company was new to Pittsburgh and although I read all the bad reviews, this company was new to our city and I felt after talking with several staff members and touring the model home several times that I would build in Georgetown Square in Cranberry Township. HUGE MISTAKE!!!! After 6 months of waiting, selling my house and moving in with friends I found out the quality I was supposed to be getting was nothing like what they were building me. Several people there resigned including the project manager because of the problems within the company. After I found out that I paid over 60K in upgrades that they had downgraded. In my contract it states clear as day Silverline windows by Anderson, instead they put in MI 3500 windows which no way compare with quality or warranty not to mention the class action lawsuit out against MI for these windows being defective and leaking. The trim work I paid $1100 for was "quoted" wrong to me by a previous employee and the hardware was down graded because the other was no longer available. All the polished nickel that my contract states was changed to chrome including the master shower, the opaque glass was changed to clear, the front door was supposed to be fiberglass and instead they put on aluminum. Mr. Chuck White from Morgantown came in the picture late and was all lip service about how the previous employees told me wrong but amazingly the model house had what I paid for in the upgrades which is in my contract. Basically, this company will rip you off and give you the cheapest house they can build. Don't believe any of the "Quality Built" lies they tell you, look for your self at what they build now. I wish I would have saved myself a lot of aggravation and listened to what others had said. I got my deposit back from them and cancelled along with 2 other people building in there. They offered $4000 off price of house because of all the mistakes, Thanks but no thanks. Now the plan sits with at least 4 homes built but vacant, they are running all kinds of specials to try to get them sold. I write this to warn anyone from making the same mistakes I did.

I was looking at a model in Brandywine MD, by Dan Ryan.....it looked very nice, nice area space and and the 2-4 bedrooms were really nice sizes. But, as the ole saying goes "what looks good ain't always good". I will revaluate purchasing from them. Thanks for the input guys!

also I spoke to a friend who installs windows and is in the new homebuilding construction as well and he cant believe the crap I am going through. I love my home but the construction, materials and what we are finding makes me so nervous to continue loving it. My toilet bubbles everytime you flush it, the paint around the fireplace has peeled off,(twice) theres creeking in the floorboards every time you walk on it, and we get a special greeting every morning with a beam popping. The painters came in to fix the crown molding around the whole house, they see our walls and said: oh my! I have never seen a wall that bad before. The framing from outside was pushing up against the vinyl and at first they were going to call a framer then next moment they fix it. Did I mention my house is 8 months old. There are 3 cracks along my foundation in my garage and I read that this could be a huge problem especially if its bigger then your fingernail.. guess what one is. Yet when I point it out to the supervisor I honestly cant trust him. This was the same guy that told us we couldnt put extra storage under the stairwell yet does it for another neighbor. It has gotten so bad that when the building supervisor talks I dont even listen because I feel he trys to just cover up the situation instead of fixing it. communication is the worst expect to be on their time and miss work because you will have no idea what time people are going to show and expect them not to be prepared..if you schedule everything for one day expect that times 4.. we dont have the same vinyl we arent the same window installer ..because they bid out their work every three months.. so if someone new under bids them guess what they dont have that material..my driveway has footprints from when someone walked across it before it dried. They are willing to fix it but this is what the building supervisor says: I wouldnt recommend it because its going to come out darker and not look the same. His boss says: It will look the same..I asked them to communicate with each other to figure it out before its done and they dont. So we have to guess.. I am so upset by this process I am actually wanting another home inspection. That way I am getting an honest answer and opinion. Its sad I have to spend money to have someone look out for me instead of trying to rip me off. In the end you might see a for sale sign up. Just do yourself a favor and one less headache, skip over Dan Ryan, especially in the triangle area

They build cheapest legal way to build.nail pops are normal.some squeaks are normal not excessive squeaks. They use junk and build junk.

Just over 2 years ago, I purchased a 4 year old Dan Ryan Home. Thought that meant quality according to their marketing. This is the cheapest built house I have seen. Pressed cardboard door trim, warping floors, nail pops, squeaky floors and stairs, and unbelievably poor (cheap) plumbing that includes a 20 gallon to supply 4.5 baths. Has anyone else experienced this with Dan Ryan Homes, or did I just get the lemon!?

You are so off the mark.Imagine all the cheap junk houses in 15 20 years,it will look like the ghetto. They may sell a little cheaper but are making a ton of money because the use cheap cheap material. They could still build a stronger house for the same price with better material and still make a well built home and make profit. You can`t compare them to walmart when walmart sells the same product as other stores but just cheaper.

Being a mass-producer of homes, I bet there will be some complaints. We don't like Walmart cause they are killing Mom and Pops Shops, yet we all shop there, cause they are cheaper then the rest. Dan Ryan builds cheap houses and sells for cheap. I just looked at one. Brand new one will cost me cheaper then a well built old one. but that's what I can afford right now. So I plan to buy it now and either rent or sell it in 2/3 years. There are a lotta people like me who can not afford to get a custom built house, yet wants to own a house now, since it costs less then rent. When I can afford a mansion, I'll buy a mansion. But for now, I'll stick to my shed.

My parents bought a dan ryan home 40 years ago and they were poor quality then. You get what you pay for! If you want custom, then be willing to pay the man 35.00-45.00 an hour. Any man that works for less than that does not have the qualifications to do things the right way. The only people that I know that give their work away are the ones that give to charity .

My family member just completed the most horrific experience with Dan Ryan Builders. After contracting twice to build a home, each time they were informed they could not build that specific home on the lot selected. After the third such experience they tore up the contract. To make matters worse, they were assured this last time that the contract was "just a formality" and were taken thru the color selections of their soon to be built home. What a disgrace this company is. Next step will be to build with a direct competitor, filings with the Better Business Bureau and let everyone we know to stay away from this builder. Their realtor is advising clients to be careful of considering DRB.
