Review: Active Property Service

Active Property Service of Medford Oregon is terrible. They have a book of never before seen rules to rent their properties and then they can break their own rules any time as long as it fits into their own selfish needs. They are the most unreliable company to try and get things fixed, they think of every excuse why it is not their fault, they also make sure to find reasons not to refund monies owed. They make up false stories, to look good. I have caught these people in lies on several occassions. Just do your homework and believe me do not waste the time with this people. Find someone else to rent from.

All rules for tenants are clearly spelled in our application and in each rental agreement. No tenant is subject any arbitrary rules only those that they have personally signed. We follow all the landlord tenant laws as required by the State of Oregon.
If a tenant moves out of unit that they have damage and not left in substantially the same condition as when it was rented, then funds from the deposit will be used to take corrective action.

I agree Jabob, Active is terrbile. I would not rent from them agin either. I would not belive anything they say either. Try Quality, they are very friendly and actually take care of tenants well. You can tell by the size of the company. Active is very small and inexperienced.

Agree! Agree! Very pushy group of people. I rented from these guys a few years back and did not at all have a good experience. They are some people who are in it for the money and not for the tenants welfare. Too bad!!

I have been renting from active property now for almost two years. And I
have to agree with there credibility,honesty and there statement that they
follow the follow the rules,not only do they not follow the rules of the
landlord tenant act,they as well faulsifiy info to access when a tenant asks
for help on there deposits.
Active requires a deposit on every unit as does others but what access
does not now is active does not refund all of your deposit! They will tell you
$100.00 is non-refundable but if this is stated on the contract then access
will not help anyone if any portion of the deposit is non-refundable!!
They true enough lie,decieve and betray their renters to get out of being
at all responsable for prior damages! One should always fill out the prior
walk thru list but do take pictures or video of damages with the date and
time for the real proof it takes to insure a refund of your deposit!!!
And true enough,Active property is all about money,no more,no less!!

The one thing that I did not understand with active property service is that they push you to move in right away. With other property managements they will allow you to wait 2-3 weeks until you give notice to make it easier. Active give you no leeway at all!! If you are accepted for a rental you have to move in and pay that very same day. That really causes families to struggle,when you are paying rent for 2 different places at once. Who can do that??

Renter "BEWARE" do not rent from active!! I repeat DO NOT rent from active property service. This management team does not respond to tenants needs in a timely manner and does not meet the expectations of a good property management. The Better Business Bureau should shut this company down. Unless you want a huge headache DO NOT rent from this company.

When I moved in the place was filthy. I had to fill out a sheet of damages. Why did they not take notes of the damages first. I had to clean the place, so what was the cleaning deposit for. If I left it this dirty when I move out I know I will be expected to pay for it. WHAT the HEll???

I have to disagree with some of these posts. I have been a client of Active Property Service for 4 years now and have found everyone associated with this business to be friendly, courteous, helpful and caring. Any issues I have had concerning repairs of any kind have been handled in a completely timely and efficient manner. It is my opinion and has been my experience that Active Property Service goes above and beyond for their clients.

I rented from this company for a little over 2 years and i disagree with most of these posts. Everybody at this company have always been very friendly and on top of any problems i had in a fast and timely matter.. I moved from one of there properties to another and received ALL of my deposit minus the carpet cleaning fee which was clearly stated in the lease as a non refundable. Active is the first place i have family or friends check out places for rent and they don't go anywhere else.

I have to agree active is the most corrupt property management company that i and anyone I have ever talked to has dealt with. I lived in one of there units for a year and was evicted when my father was put on hospice because they were not ok with the hospital putting his mechanical bed and health machines in my apartment. how disgusting and immoral is that...

i have to agree with the majority here, i have been renting for over 3 years now, first it was my fridge died, they made an excuse it was my fault.. then over the following 9 months it died 3 more times so after loosing every ounce of our food for the 4th time due to their make shift shabby repairs i went out an bought my own,then the plumbing due to tree roots was a nightmare, drains always clogged washer overflows all the time, i have to keep stock of draino on hand at all times. this past year i had a rodent problem, after there exterminator failed to do his job, setting multiple apps wit us an never showing up an then not answering his fone to our numbers when we called i was left with over a $1000 in damages to my personal belongings, collectable barbies from 1970's an winnie the pooh antiques, i had stored in the garage i had to pay a real exterminator to cum deal with the prob... i do have to say betty is very nice but there urgency to fix maintence problems leaves alot to be desired.

Horribe place to rent from! The lady that works at the office answering the phones is a rude beotch! She acts like she is better than everyone else and trats tenants like second class citizens. Trying to get something fixed when it breaks or quits working is a far I have called and emailled and after 2 weeks no response! Guess if I want something fixed I ll fix it myself!! DO NOT RENT FROM THIS COMPANY, I loved it when Northwoods managed the properties!

I have rented from active for over a year now and it has been my experience that they are fair and honest. All my repairs have been done in more then a timely manner. I would and do recommend them to everybody I know. I wouldn't rent from anybody else. And they gave my family a chance when others wouldn't.

The main problem I have is the fact if you have horrible dirty and loud neighbors they don't do much. They send a notice but that's it. If they were more choosey about who they rented to we would be much happier. All our repairs have been made within 24 hours. The owners of our property and wonderful people who address our concerns. Our home was filthy when we moved in there was still garbage left behind from the last renter. But that's the fault of the person who was hired to clean and do maintenance. I may consider renting from them again if the property is a home not an apartment or duplex or anything that other tenants and their brats can trash and terrorize.

I rented a active prop and i agree horrible they lie about everything they even lie about who is moving in and suggest getting a domestic violence grant from the state to get your deposit
