Quoted from the deed:

"Upon the formation of an incorporated village of Mastic Beach, the grantee Association agrees that it will convey or dedicate without consideration to the said village, such part of the within described property as may be included within the corporate limits of such village, subject, however, that any premises so conveyed will be kept and maintained for the use and benefit of the residents of such village."

Wow. This is right from the MBPOA deed. It couldn't be clearer. The MBPOA is wasting village time and tax payer money fighting the rightful turnover of the marinas and shorefront to the village.

The quote was copied right from the deed and could not be written more clearerly.

TURN OVER THE PROPERTIES AS CALLED FOR IN THE DEED AND BY THE FOUNDERS OF MASTIC BEACH!

MBPOA has no legal authority to fight the deed. The properties are not owned by them. They were given the privilege of caring for them unless, or until a village was formed.

Eighty-five years. Thanks for the memories. Time for the village to take over, AS PER THE DEED.

And yes, you are wasting tax payer funds by fighting the inevitable, and the clear instructions in the deed.

According to MBPOA pleadings to Judge Jerry, the MBPOA says they make $500,000 a year from the docks. Not this year. Wow 5 boats in a whole section. BBBBBBBBBBBBBBankrupt.

Are you a member of the POA Board or something? Your either employed by them or your in the Kuwati chapter of the POA. How many slips do they have over there? Are they empty, like here?

Let's straighten this out once and for all. Nothing in the deed says anything about other parts of hamlets not being allowed in the village.

This was something fabricated by one of their insiders. That person thinks they know the law better than real lawyers, but is no more an expert in law than my pet gerbil.

There are many other legal issues they will raise to justify the POA keeping control of the properties, but once again, Mr. Gerbil knows more than this faux lawyer does.

Mr. Gerbil laughs and laughs whenever he hears what faux lawyer has to say or is planning next. He recently heard of another silly plan faux lawyer is concocting, but is still laughing so hard, he can't stop long enough to comment.

Never fear though, l'm sure faux lawyer will soon make their next ridiculous plan known to the residents of our village. Mr. Gerbil says he will discuss the silly idea as soon as the residents can stop laughing.

The village is being forced into spending tax money because the MBPOA, and the bullies who are in control, refused to do what the deed clearly outlined - "turn over the property". The money hungry directors who are making a living off the bar, the illegal construction, the hall rentals, and the illegal kitchen are desperate to save this source of cash. This club is running amok and needs to be stopped. The village needs to stop allowing them to ignore the law and crackdown on their illegal code violations, they are not special and deserve no special consideration. The MBPOA has NEVER gotten a permit for anything they have done including residing the clubhouse, building a two story guard shack and much more, they need to start obeying the law or suffer the consequences. The "property" that the MBPOA continues to refers to as "their property" is not and has never been "their" property - they do not own any of it, they were allowed to be "stewards" of the property until a village was formed.

The MBPOA knew they were building an illegal Guard shack but did it anyway - then asked the village to give them a special pass - which the village can not do.

Did you know that the executive board of the MBPOA was never elected - it was appointed by the head bullies of the group as a rubber stamp to their illegal actions.

Did you know that the MBPOA was virtually bankrupt before Superstorm Sandy and had to take cash out of the special fire island emergency fund to survive. Now they are sending out newsletters trying to point fingers at everyone else.

Did you know that the membership of the MBPOA is at an all time low some estimate actual active membership to be under 100.

Did you know that MBPOA hired convicted felon Fred Towle to be their negotiator with the village in hopes that his friendship with the mayor would get them special favors (which it did not)- at a cost of over $15,000. This after accused the village of selling out to criminals for even considering using Mr. Towle for PR.

Did you know a former trustee who was instrumental in the anti-village campaign is now advising the MBPOA even though the woman truly running the MBPOA hates her guts. Strange bedfellows when it comes to a sinking ship.

Did you know that the MBPOA and a small canine friend think they can start their own village inside Mastic Beach - just the retain power and continue the cash flow into the MBPOA.

Wake up Mastic Beach there is a cancer in our village and it's name is the MBPOA.

Right on and by the way if anyone got an email from the MBPOA trying to blame the village for the marinas being a mess - take a closer look. The MBPOA NEVER applied for required permits to fix the docks, electric or water. The MBPOA does not have the money to make the required repairs since they mis-spent hundreds of thousands over the years. The MBPOA needs to realize they are not in charge, this is not "crookhven" any longer - they need to follow the rules or suffer the losses.

Good luck with all you plans for world domination. I don't see the POA going anywhere. And you may see 5 boats there, but more slips have been rented, they just aren't in yet. Have fun at Gary's marinas while its still opened. Wouldnt it be funny if he was shut down by the village for not getting the proper permits to rebuild? Ahh, can't wait for that to happen!

Wow, I never knew the deed said the properties must be turnd over if a village is formed.

I've never seen this site before. My neighbor told me to check it out. He's anti-village and I'm not sure what to think.

But I just read the quote from the deed and I'm shocked. Why hasn't the property been turned over to the village?

By the way, the quote from the deed says Mastic Beach, not Mastic Acres.
