Clark seeks to fill Clymer's seat as Berrien County Commissioner

In my opinion, from knowing Scott Clark, he is only interested in what he can personally gain from a seat on the Berrien County Commission. My prediction is that if elected, we will soon see county vehicle maintenance performed by Clark's business. I also predict that he will use his position to influence further hardship of the other local Niles repair shops, much in the way he did as a Councilman. If Clark is so concerned about the community then why did he resign his council seat instead of giving up the repair of Niles City Police vehicles? He stated the he made little money from this contract. Yeah Right! Clark regularly influences the police, Niles City and Michigan State Police, by buying officers meals at local restaurants (Prime Table). Clark's best interest is in himself and what he can gain.

Scott Clark’s home was built in 1964 and has had many improvements added to it. It is over 2100sqft with a basement and has a detached garage. This lovely home sits on property that is .33 acres located on the more desired West Side of Niles. When a comparable was ran on Clark’s home the market value should be around $117,000 to $140,000. The SEV on the home in 2007 was $53,100. However, Clark only pays taxes based on taxable value of $33,665. My home is in a lesser attractive area in Niles, has no basement, is half the square footage, is located on .21 acres, and is 8 years older. My property has a taxable value of $41,500. Is this a glitch in the system or Clark's political influence for person gain? You be the judge.

Assessable and taxable are two different things. Headlee makes sure that your property does not raise higher than inflation, so as long as you live in the same house your taxes will not rise more than inflation. When you sell it, then the taxable will be caught up. This coulb be the reason why.

Property taxes in Michigan are determined by both state and local jurisdictions. Both real and personal property, except inventory, are subject to taxation. The taxable value is determined by taking 50% of the current market value. This value is regulated by Proposal A and is usually lower than the assessed value. The yearly increase in taxable value is controlled by a calendar year's CPI, or inflation rate, and can increase a maximum of five percent.

The equalized value is determined each year by the studies on the real estate market. The studies are conducted by the Berrien County Equalization Department.

Very good. So now, since you know the possible reasons why Clark's property taxes are at the level they are, do you feel there is a glitch in the system or is it Clark's political influence for person gain you are implying?

Or maybe he has done thousands and thousands of dollars in improvements without a building permit which I know first hand he has I tried to turn him in and they did nothing. Crook.

The funny part is Scott Clark donated more labor than He charged for labor to the city for repairs and then people condemned for it! LOL

This is a very small town and if you don't like the people that runs for
any type of office just don't vote for them its that simple, because in the
long run remember nobody that runs for office of any type ever does
what they say there going to do. Just pray for them and pray for the
best. God Bless Niles. MI
