They are the most rude people that I have ever tried to discuss a rental with. Because of dealings with them, I am filing a formal complaint with the State Board of Realtors for their actions, If Rita answers the phone or offers to show you a apartment just do yourself a favor and go for a walk!

We are currently being kicked out for breach of contract. These people are sketchy and I am going to find out how to file a formal complaint with the city council. King properties is dragging the economy and quality of life in Annapolis way down. Stay away from these people. I moved my fiancee here and we ended up with king. F**K THESE PEOPLE!!

I absolutely agree - they are thoroughly disreputable. The properties they manage would be condemned in any western European country and the staff is rude to the point of being abusive. I can highly recommend Annapolis Property Services, they are great to deal with and the properties are very nice. (mostly houses rather than apts)

Can you provide more detail about your experiences--why exactly they were kicking you out, and the ultimate outcome? I am considering renting from them, but the negative reviews are making me nervous. Thank you!

Look, every town has one or two "Slumlord" style property rental companies. They are exacting with their high rental rates and are practically inflexible, they keep the units in barely legal repair status, they have leases written that are more enforceable than a credit card contract, and so on...
Their primary clientele are too young to know better, undocumented immigrants too scared to complain, and/or folks on hard times that can't do any better.
Every town has the same set of tales that accompany such lowball business practices along with it.
Sara, you would be a fool to rent from these folks; they aren't looking out for anybody's interests save for themselves. They are cold slumlords and make no apologies for doing their thing.
They've been around for years, will continue to do so, and will pray on those folks that have made up their cannon fodder forever.
You have to ask yourself: "can you do any better?"
I say "YES, you can do much better!- just keep looking around!"
..and to all of the "victims" of King properties?
don't get yourselves all worked up over those scumbags, just don't do business with them and share your experiences with as many others as possible!
Maybe if we all did that on a macro level; the sense of entitlement that business has developed would be brought into check.
Doesn't it all boil down to the customer supposedly always being "right"?

I check with the State Board of REaltors regarding any complaints on this compnay. As of today, there have been none filed. You should not state information that isn't true. I have understand that they own more than 1/2 of the rental property and can be difficult to deal with. The one girl in the office has been there many years and is very easy to deal with. Just deal with her and no one else. That's all you have to do.

I too am curious as to why you are being kicked out. I thought you could only be kicked out if you didn't pay your rent. Is that the case? I am currently applying for an apartment and would like to know more.

I understand that St. Johns college encourages you NOT to rent from them. Apparenlty too many of the students have had a difficult time getting their security deposits back.

so I am woken up one morning by the most unpleasant person I've ever talked to Rita queen slum lord & she proceeds to tell me that " she knows im running a drug ring out of my one room apt. & I have to get out!" I told her prove it. she told me she had seen the flashy cars out front & knew they were my drug running friends. I mean come on all their properties are trash so if I ran drugs I would live somewhere a little less trashed! she came to my house assaulted me & my friends girlfriend by pushing us so she could get into my apt. without my authority & proceeds to start pointing out all the faulty things about the apt.. I then told her that she was made aware of those when I moved in. things like a two foot hole in the bathroom window & ceiling falling down & roof leaking from apt. on second floor. she told me to fix it or get out I told her get a life. she refused to leave so I called the police. right when the cop showed up she left I told him I wanted to press assault charges against her & so did my friend. the annapolis city police officer proceded to tell me that there was nothing he could do that it was a civil matter... since when is assault a civil matter? so in the end what everyone here either fails to recognize or at least to mention is nothing will ever be done about them because shitty trita is either blowing the police chief or paying off someone in annapolis city government so it is the corupt annapolis city government & police department who should be held responsible as well as rita because in case you didn't know rita & her husban own the company & properties. ohh & by the way rita & her husband live in the trashed house two streets up on the east side of franklin right past murray ave. I have filed with the better business bureau as well as the state of md & some how somewhere all my filings just dissapeared. so I ask what do you do when the city is promoting the terible business practices & refuses to enforce any coding or other laws. in the end we the people are the only ones that can do something about this by no one ever renting anything from them ever again!!!!!!

Agree with all of the above- "Rita" is her fake name, real name is Rochelle Hollander, this is pretty much common knowledge- husband is Ronald Hollander, infamous for pretty much destroying Annapolis with his horrible business tactics. Daughter works for Champion Realty, Alice Hollander, and they pretty much give her all her business (check the MLS for all the properties she sells/does business with- they are almost ALL properties that her parents own/sell)- these are devious people, and anyone who does business with them should see a shrink, seriously- "Rita"/"Rochell e" is perhaps the most obnoxious person in the world, and these people will do absolutely EVERYTHING to not repair things and make it seem like it is our fault...the true definition of slumlords. They will try to push certain tenants on using their daughter when it comes time to purchase a house, and if they don't? You are screwed...something has to be done about these people!

Do not rent from these people> If for some reason you have to take photos of the apt./house you are renting before you move in. Do a complete inspection then have the photos and other inspection info signed and dated by a notary.They will attempt to keep your security deposit stating that you are the responsible party for damages done prior to you moving in. Roaches and mice everywhere. Their handyman must be 90 yrs. old by now. If rita or an employee of king prop. assaults you call the police, if the police do nothing go to the court house and file a report with the comissioner. If current renters are finally getting this angry after 30 years they should gather together and protest. The city and state capital would love to be on the news for this.

Do you work for King Properties, or is this Ron or Rochelle Hollander? Because anyone who lives in Annapolis knows that these people are potentially the worst individuals ever to grace our little city....check out that eyesore on Main Street where the fire hit years ago...same guy....the city officials cannot stand them, renters cannot stand them...complaints aren't filed because people like me lack the resources and money to follow through with them, but that does not mean they do not exist.

I do not recommend doing business with this family. They have a long history / reputation of not maintaining property. They rent them till they burn. Look at their building boarded up on Maryland Ave for years after a fire and the main street fire.

It seems that if this company/family was running their business in a respectful, honest, and straight-forward manner, there certainly wouldnt be this amount of backlash against them. I understand a few good cases where people are standing up for them but it is hard to discount all of the bad press.
Maybe they are letting the 'power' of controlling valuable property get to their heads make them feel greedy and always looking for more...but hopefully their mentality and how they treat people can change thus making them actually more successful and better resepcted amongst the community. Better business practices and forming honest relationships will always beat trying to get that last few hundred bucks out of a tenant.
Reviews like this really stick when it comes to locating your family/business in someone elses property.
Maybe its time to step it up, take accountability and make changes moving forward rather than making excuses, keeping old habits and covering up bullshit ways of treating people, King?

I have been looking all over for an efficiency in downtown Annapolis. I am not looking for something fancy or spacious or new..just something safe and live-able. I did see some rentals in the main building on Maryland Ave, as well as one tiny little place in the old gray house with King Properties.
The lady who showed me seemed really cut throat, telling me I had only this one time to look at the places before I make my decision. I didn't end up going with anything, mainly because I wasnt ready and just wanted to see what was out there in my price range..however now I am ready and was considering going back!
just wondering, is there any hope for me in moving downtown? I'm looking for an efficieny, somewhere between 650-800 bucks? I have really had no other luck, any advice is greatly appreciated.

Never, ever rent from King Properties.

I will be filing a formal complaint against King Properties. They are among the most deceitful, dishonest and unprofessional landlords I have ever met. They do not care about their tenants or their properties. I've heard they own a lot of properties in the Anne Arundle County area, but I highly recommend against renting from them at all costs. Disgusting people.

As I was contemplating doing business with Ron Hollander, my brother told me I was crazy, "he's a thief and a liar." Come on, I'm a smart guy; I know how to negotiate a contract. I've dealt with dishonest people before. Oh, how my brother was right! How I wish I had listened. Ron's reputation precedes him for all the right reasons. He's a master at taking advantage of people. Don't be fooled, he's dishonest and deceitful. The law does not matter to this man. There is not one reason to do any business with this man or King Properties. He has built a huge real estate empire in Annapolis by taking advantage of so very many people over the years. Don't be the next victim of this pathetic little man. I can only relish the day he final will burn in hell for what he has done.
