If you are attracted by the low price of housing to Cape Coral, I have heard at least to stay in the SW quadrant of the city. You'll see why. Most of the new (and vacant) housing is in the north. These houses are more affordable. But along side you are open lots, half built houses, and a growing tenant housing situation. Naturally, these areas would be where "lower income" people tend to gravitate to, whether to rent or buy. So do not make a mistake and let price be your main reason for moving into an area. It's goes back to old RE adage...Location, location, location.

Cheap prices yes...but factor in taxes, insurance and possibly flood insurance and you're adding about $500-$700 on your monthly nut. And why are taxes so high, esp. in Cape Coral?

Mama, Taxes do stink, but I a have friend who just moved into Cape and loves it and got a STEAL on the house. SOmetimes when everyone is running away, good things can come on taking a chance. I got a job offer in the area and will head down in May and see the area. I love a risk, but like you said I don't want a area of all rentals. That would not be good!!!!

I live in Cape Coral"We Now Have the Highest Rate of Foreclosures in the Country.

we have a friend who relocated here for a job and got laid off and cannot get another one..

The only Guarenteed jobs right now are in the health field.

We are longtimers been here 30 years...

But we are in trouble "Big Time"

And I would only recommend the Southwest cape!!

I'm not from Cape Coral but from the 3 times I have visited the city in search of buying a house, I couldn't agree more...SW CAPE, Southwest Cape Coral, South West Quadrant. Get it?

I just took a look at someone's tax bill
Lee county capital imp $216.45
Lee county general revenue $830.88
School district local $591.53
School district by law $999.14
City of cape Coral general funds $1248.16
SFL water mgmt/okeechobee $125.48
Lee county library fund $92.82
City of cape Coral waste-mstu $28.31
Lee county all hazards unic $16.96
city of cape coral debt svc $16.00
Mosquito control $38.40
Hyacinth control $5.03
sfl water management/everglade $20.98
$1048 for the county,$1591 for schools $1248 for the city !!!! Ludicrous.. the homeowner has no control over these tax increase and increase they will to fuel administrative costs.. I don't get the feeling that it is for SERVICES because you are charged separately

I agree!! I just believe the taxes and fees are unwarranted & will get worse.. This is a growing area and my belief is that the homowners will be called on to to finance new infrastructure etc. A good deal can sour quickly.. How much more do you think county,city & school board taxes will be?

My guess is the town in the next few years will switch over to people that have $$ and can buy up these homes and affors the taxes. I bet many, many more homes will be up for sale and from who I have talekd its going to take at least 18 months to sell off inventory. I still plan on checking the place out and see whats its all about. LETS HEAR FROM THE PEOPLE THAT ARE MOVING OUT?

It sounds like the job market stinks in the Cape Coral area? I got a job offer in Naples, but that may be a long drive everyday. I would love to hear from some people who live in the area and see what they say about the housing and change over of residents. I still may come down in June and check out he area and see what its like. My biggest fear is buying a house and being the only person on the block????

Well, I've read all the posts and I'm still buying...taxes going down,insurance only 1300...S.E with central water and sewer paid...49k for a 115,000 house...Country club blvd...I clicked the link given above on demographics, and it says 97% white in zip 33904.

I'm in....can't get killed at this price.

We moved here a few months ago. We came down in April looking at properties for two weeks. Like everywhere else, there is good and bad. We found a 3/2 1875 sq ft. with pool,spa, freshwater canal near Lake Shamrock for $220K an older house. We love it - this is an established neighborhood with only a few open lots. I did my homework looking at lee county records for information and if there were a lot of renters,long term owners or bank owned. I was giving my agent the homes and areas I wanted to see. We live slightly northwest of Cape Coral Hospital.
We have found everyone to be awesomely nice and friendly. There are a few quirks in the speed of getting some things done. We are retired and moved from Palatine, IL. which was an awesome Village to live in. The weather and water brought us here.
Moving is a very personal decision, and getting input from many people, plus plodding thru available records and newspapers online.
I read the News-Press every day in IL. so I knew what was going on.
Good luck - from one who is content in the Cape.

Hi...I havent been back here for a while..but have finally found 3 great sources of REOs and notes.
No Daisy chaining, we are as close as you can be.

I can say that we now can do 25 mill minimums on the new FHA packages ....Fl properties are our specialities...
