I see the old Thrift Store has been knocked down. Does this mean the Family Dollar store (or Dollar Store - can't remember which) is a go? Anybody know??

No I am not,it is a pre-engineered building with steel siding, steel roof, yep a big old pole barn on the main intersection of Capac. Great planning I say, but hey, only in Capac can shit like this happen. If you really want to see what this building is going to look like, go over to Yale, on the south side of town next to the fire station, and you will see a full scale version of what is coming here.

Geesh.... where are all the "ordinances" now??? I love it, 50 pages of junk about what kinds of grass and trees you can plant, and none of it prevents a pole barn being built as a downtown store front building. Only here in this town.

Capac does have a ordinance to prevent a steel building on main street, planning commission chose not to use it. Partly they did not know how to apply it and council was forcing to approve anything to get the sale done no matter how many laws, rules and ordinances they broke. Hell do this day some members on council still don't know who even bought the property.

What does everyone think of the steel building? Why are people allowed to break the laws in Capac? Why is this ok? Can someone explain?

Sure, capac council was so desperate to get that property sold and backon the tax rolls, it did not care how many rules, laws, policies and procedures it broke to get that project approved and sold. Now we can all see what i have been saying, its a big brown steel box. To prove my point even further, i asked several current council person who Ryan Rans was? They had no clue. But they all were shocked when they found out from me that he is the one that bought the corner property from the village and not Joe Perrazza. They are so obtuse to the whole situation, they just want to get the store built and open so the whole fiasco they created just goes away. It wont, I am going to be seeing to that this whole communioty finds out what our little council is doing wrong over and over again and we are all payiong for it.

Just to be clear, capac does have ordinances on the books that would have, if used and enforced by the planning commission, that would have prevented all that steel and forced the developer to intergrated masonry facades that would have been more harmonous to the rest of town. But only in capac can we accept the bare minimum for standards to live by. We would not want to have something better or for petes sake, something that knowbody else has and is an attraction for visitors to come to capac to shop. No to that last point, our council is going out of its way to make sure capac is the laughing stock of the county and surrounding area and for what, selling a peice of dirt at a loss to get it back on the tax rolls. In my humble educated opinion, i would have waited till a better project came along or at least try to market it in a way to attrack a better project. This last point would be asking to much of king klug and the gang to pull off, for their way of marketing capac would be a ..... I dont know if they know what marketing is or what it can do. How sad for us. More later.

The building looks just awful and they only have one wall up. Oh my..... I think I will shop elsewhere. Wonder what happens when the place folds because they don't make a profit? Almont had a really nice brick dollar store that is empty now :(.

In my opinion, capac will not be able to support that big of store. It will be vacant I bet in five years and we will be stuck with that metal box.

I know it's not the most attractive type of building, but, putting a different spin on the whole thing, I think it's a good thing that someone actually WANTS to bring a new business into Capac. Doesn't seem to happen very often.

dont get me wrong any business that wants in capac is good, my HUGE problem was how capac council and planning went about getting it approved and property sold. They gave up the farm to get this thing done and all we get is a metal box that is by ordinance not even an allowable type of building in the downtown area. If you get downtown, look around, all masonry structures with the exception of Mr. R's. Mr. R's got thru because Capac at the time had NO ordinance to prevent that type of structure. Capac council and some in this town seriously think that this new building is going to drop everybodies taxes. It won't, steel buildings do not access well compared to a masonry building. But hey its capac, some here will think this new building is Macy's. To each his own i guess...
