I am located in Europe and will be relocating to this area. What is Sunny Hills? Is this a new home community? Is thai an established community or just starting new building? Thanks for any info.

It is an established community in north florida between chipley and panama city beach. there are also several lots for sale here for one to build a new home on there are homes here for sale also.

I just scoped out the panfloridaland.com site. Are the prices listed for Sunny Hills what the lots are ACTUALLY selling for? My sister and I have lots 1 & 2, Unit 6, Block 412. That is on Cavalier Drive. Have been offered 25000 apiece for them but declined. I want to SEE the area before I agree to sell. The question is -- should we keep holding out for more $$???
Is there Really and Truly a new airport going in? I am in Texas and the only contact that I have is over the internet. Any other websites that would be of interest to me?

Sunny Hills is a bit complicated. Prices for lots range from $12k -$30k for a quarter acre lot. The reasons for the price variance include whether or not the lots are on a paved road, what unit they are in (Unit 6 is the Unit with the golf course) and how many listing there are for properties in that area (demand). I can tell you that the airport is definitely going in. Two theme parks have also purchased large acreage in the general area.

At this moment, if you still have a viable offer for $25k per lot, it is a great price for today's market. However, if you don't have to sell, you might want to consider holding onto it until the area expands a bit more.

Milena,

I own a lot a few lots down from the clubhouse on the golf course and on Country Club Blvd. the lot is 100x150. I am thinking about selling it but have no idea how much to ask for it. Can you give me a feel for how much that is worth? I thank you so much for any assistance you can give.

Lots in Sunny Hills are selling anywhere from $19.9k to $30k, depending on the Unit, road (whether its paved, gravel or dirt) and other factors. Yes, it is 100% true that a new International Airport is coming into the area (Bay County) and this will help growth. However, due to the influx of sellers on the market now, prices are very competative. It is a buyer's market. If you check the mls listings, they sell in all price ranges.

If you can sell the lots at $25k a piece - with a quick close (so days or less) and have the buyer pay ALL closing costs. I t is a pretty decent offer. However, if you don't have to sell right now, the prices should not be falling either. If you can wait a little bit, you'll be able to sell higher. It may take 2yrs. though - since that's how long it will take to get the airport finished.

My husband and I bought commercial property in Sunny Hills about a year ago. We purchased Lot 15, Block 491, Unit 8. Does anyone have any idea as to what the property is worth now? We are not sure whether we should consider selling now. I believe it is 20,000 sq.ft. We live in NY and have not actually seen the site.

Milena, you seem to be the one that every contacts regarding Sunny Hills. I have a lot that I want to sell. The parcel # is 000000000704410029. The legal is Lot 29 Block 0441 Sunny Hills Unit 7. Yes Yes Yes.... but Falco would have invested in Sunny Hills since the airport and theme parks are going in that area. Falco would have changed the song to "Rock me Sunny Hills!"
