Forgot to mention: Robert, buddy, I know that you're not feeling better, but, the stuff is going around. Just stay home and rest. And, yeah I thought of this: If each of your 100 plus biker fiends would buy something from your store, that could add up to some big bucks! So....park them dudes at the store and dress'em before going down to Remax. And....Robert, just on the QT, you should know that the sheriff doesn't like buddies stirring up hate and discontent in the peaceful town of Sedona. Thats what Sedona is all about, peace and tranquility. Well, this will be my last post, if it hasn't helped, there is always Oprah and Dr. Phil.

http://www.bloodhoundrealty.com/DualAgency.ph... No Dual Agency! Dual Agency is the process by which one real estate broker represents both the seller and the buyer in a transaction. It is legal in Arizona, provided it is fully disclosed and consented to by all parties. It is also of questionable ethics – at best!– and impossible to effect fairly in practice. In consequence, BloodhoundRealty.com agents are forbidden to engage in Dual Agency.

http://www.ired.com/buymyself/agency/990917.h... Reality in Realty: Part 1 When An "Agent" is not an Agent. In this four-part series on agency, Part 1 examines dual "agency" and whether an individual agent can represent both buyers and sellers. Part 2 will reveal which licensees do what, for whom and to whom. Part 3 will place the job descriptions of "agents" in the setting of the firm or would-be "agency." Part 4 will show how real estate companies fish for both sellers and buyers with artificial lures like "transaction brokerage" and "designated agency" -- and identify the states which grant the fishing licenses.

The common law is simply the articulated common sense of the people about the reality of common experience and the welfare of the common good regarding obligations to promises made and justice for promises broken. As long as promises are made or implied, obligations will need to be enforced and justice rendered when they are broken. That is the Common Law. It doesn't go away through legislation or relabeling. When it is violated, victims will pursue recourse, and judges will see through even legislated camouflage. Maybe even before that, consumers and voters will know they've been had.... http://www.ired.com/buymyself/agency/990930.h...

ask the red rock news? they are too busy interviewing richard thelander brueckner who ran out on his wife in md and maxed out their credit cards while paying no alimony & making her pay the debt. We have to listen to his poor pitiful me story. Red rock news - they twisted his story to make him sound like he had a real reason to do this. oh yeah - dont take your complaints to the City Council there too busy pronouncing how small a town it is. remember it is not a resort town. oh sedona - wake up and smell the bs - real estate interests run this town. thats why it is in such debt and dont look know but the real estate interests are waiting for land swaps.
