Does Anyone Care?

While looking at the Commerce City website for building requirements, I discovered that the City of Commerce City is taking the property rights and values away from over 2,000 of it's homeowners.

This last year they enacted a sweeping new set of zoning laws, that will supposedly create conformity with international zoning regulations, with at least one glaring exception.

R2 Property.

Over two thousand individual residential properties from 56th to 72nd, Quebec to Colorado Blvd. Are all zoned R2, and these properties used to have specific rights and entitlements that we as property owners paid our money for.

1.R2 Zoning used to mean that two families could legally occupy the property, as in a duplex unit.

2.R2 Zoning, in general, also used to mean that the structure, or two home arraignment did not have to be 'attached' as a single structure. If you had the room you could have two completely separate homes. If you had the room you could even build two more separate garage structures, and lawn sheds besides.

Contradicting international standard Commerce City has chosen to alter these rights, and as far as I know they did so without specific notice or public discourse on this section of the overall Zone Ordinance change.

Under the 2009 adoption, R2 zoned property is now Single Family, Attached.

This has the effect of reducing the rental value of the property in half, and reduces the number of structures a person can build, to one.

As government becomes more restrictive, future municipal entities may/will inevitably interpret this in the most restrictive terms, disallowing even separate sheds for lawn equipments, unless they are attached to the main structure, which also carries the requirement of having 'like finish', brick, stucco, it must match, and be structurally attached.

This is a clear destruction of property rights, a severe devaluation of property values, and an uncompensated taking, that was done in the dark of night.

Hidden among the thousands of lines of zoning ordinances, this is also a clear change from the International Ordinances they claim to have sought to adopt and conform to.

Standard International R2 definitions are as they existed here prior to these changes, Two Family, with no 'Attached' requisite.

Does anyone care that the city just cut their property values and lawful options in half?

One of the reasons I and probably many others invested in property here. in Commerce City, was because it had the advantages of the R2 Zoning.

The City has not just taken those advantages away, they have penalized all of us even further, by restricting the number of structures we all can build to the bare minimum of one.

I live here, and look at local news now and again, and I've seen no posting, no notification that this huge taking was happening.

It may well be that the City notified people of a change in the Zoning Laws, but vast the majority of changes were of a benign in nature, and not as this, acts of Eminent Domain.

How many pages of material should a citizen have to go through in order to find the few words sequestered, buried away, that will if passed, hold a knife to his throat while it rifles his pockets.

This is hundreds of thousands of dollars in potential values, per property, that have been summarily destroyed by municipal skullduggery.

They actually had to go in, and with prejudice, alter the verbiage of the International Ordinances to create these destructive restrictions.

When you look at the Zoning Map of Commerce City, on their own website, you will clearly see how many people are affected, in such a devastating way.

Does anyone care?

Hope it keeps so many illegals from momving into one house and keep 20 junk cars from being piled onto the front lawns. Maybe then people would want to purchase homes and move there. That will increase property values.

I did not look deep enough, and have found out recently that it was only a title change, and not a substantive change to teh wording, intent or actual, of the requirements.
Please disregard this whole subject, as it is not based on the facts.
