I was thinking of buying a summer home in shadow lakes.I have been to Braidwood and I like the town.I have been to your summer fest your town has a home town feel to it.o.k is shadow lakes a good place to buy. I love to fish some people tell me it,s good some tell me it stinks.I have been told it gets weeded over in the summer and the fish and swim off your pier b.s. Can you help me?

Do not buy anything in Shadow Lakes. The place has turned into a trailer trash park with roaming dogs and kids who steal anything they can get thier hands on. Years ago it was nice, but I would run as fast as I could from this place now. Take a ride through it.. it is getting trashier as the years go by. If you want to loose your investment buy in Shadow Lakes. If not, take your business elsewhere.

I went to the open house last year and liked the pool but the channels were full of weeds.As I said I like Braidwood .I have been in the stores and when the people say have a nice day I think wow they mean it.I don,t think you people know how lucky you are.Braidwood has a home town feel to it.Sorry I went on it,s your town.129 help me

Don't let all the rumors and gossip foul you. Shadow Lakes is still a nice place to live. I have been here full time for 12 years now. Residents of Braidwood don't like the fact that we were annexed into their town. We all pay taxes and some of us even more than they do. We shop in their stores to keep the town alive.
If you happen to buy on the water you are lucky. You can swim anywhere you want and fish. During a certain time of the year the weeds die back and float to the top of the water, there is nothing that can be done about that. The association office has a lake rake that can be used to clear them out. There is a weed boat that goes thru the channels in the spring and summer to cut the weeds back. As far as theft goes, it's like everywhere else, keep your belongings locked. Most of the theft in here is caused by the guest of some property owners or the grandkids of the senior residents. We have a neighborhood watch program and your neighbors are always watching out for you. Come spend more time here during the next open house and don't be afraid to ask any property owner questions. As far as trailer trash, they should look at their own town and so cleaning up there before they bad mouth someplace else.

I would not buy "in" Shadow Lakes but you can buy a Townhome in Lighthouse cove on Rt. 129 when you purchase a townhome in Lighthouse cove you can use the pool and activities are open to you ...there is a small yearly fee and there is a monthly fee for your lawn care ...there are also homes for sale in "Boardwalk Bay" subdivision on Rt 129 but they do not use the pool or facilities in Shadow lakes..Good luck,Braidwood is really a nice community..

Today at fishing club meeting I go to I ran into someone that has a summer home in Shadow Lakes.He said Braidwood is a nice town but no good pizza.On to your points. He said from May till Oct the channels are full of weeds can,t swim can,t fish.The weed boat cuts two feet of weeds off the top of a 6 deep channel.If you cut the weeds they float on top till a good rain.He told me over 20% of the homes are for sale.The fishing has gone down hill the last 5 years and if he could he would sell but he can,t take the lost, I will go to a open house in maybe June and see for my self but if its a swamp the homes can be free and know thank you. Oh he said he lived in Fossel cave or cove?

Don't know what channel he lives on, but I live on a channel and I have no
Problem with weeds. I have a large range of fish in my channel. Kids always swimming. A majority of homes for sale are second homes and people can't afford to keep. The fishing has been great, just look at the bulletin board in the amenity center. If you keep cutting the weeds their won't be any fish. Plus, if you live on a channel the weeds boat only goes down the center, the weed boat cannot get close to the shore line. That is why a lot of people use the lake weed rake.

Some people just like to complain about everything. Been in shawdow lakes 10 years now on the lake... Has its positives and negatives but can't talk bad about it. If your looking for a house let me know mine will be up for short sale do to unemployment just can't bounce back... 3 to 4 bedroom on the lake

I will be looking this spring.4 bedroom may be more then I need. I do have 4 grand kids and people I have talked to tell me the channles do get to weeded over to fish and swim.They tell the channles are about 6 foot and the boat cuts about the top 2 feet. If you like to swim in 4 feet of weeds its ok.My grandkids live in the city they would never go in water like that.I was all so told if you get a fish on it gets in the weeds and busts you line.I have a map of all the homes can you tell me your # OR the lake you live on price would be nice but I understand.Thank You P.S I don,t plan spending my retirement raking weeds out of the water so I can use it .I guess they fired the weed boat driver so maybe it will get better.

I live in Shadow Lakes and it is turning into a dump. Lots of break ins and no security on patrol. Neighbor hood watch program is a joke too!

Thank You .The more I hear the less I like. I have fished the power plants for years .Waded the kkk before the mexs ,If its got eyes I eat it .As I have said I like Wilmigton and Braidwood the time I have spent in your towns is not like Chicago .I do not think you people know how good you have it.

You must be one that complains to everyone but does nothing to help the community. There is security and the nw program has helped a lot. It's hard to change things when people only talk and do nothing to make it right.

If you find a channel that is 6' deep your lucky. The weed boat cuts down 4' and the weed boat driver has not been fired.

It's hard to keep the community safe and clean, when property owners are warned or fined for upkeep and breaking the rules they cry to everybody about it then threaten to sue because they got caught for doing something wrong. If your friends with any board members you don't have to worry because they will only throw the fine out when you appeal it, but if your on their shit list you will have to pay. It's lime every place else, it's who you know.

If I were you I wouldn't buy here either. With the people running this place our property values will just go down hill. Can't wait to retire and move out myself. If you could rent out I would consider that and get out now.
Don't let the small town atmosphere foul you. Braidwood itself is just as bad if not worse.

Thanks.If you live in town 365 days you know a lot more then I do . The people I know tell me the propery values are down over 40%.Good time to buy bad time to sell.

I called the guy I know thats lives in s.l.in the summer. He told me your weed cutter was let go and the public workes would be cuting the weeds? Saves money but you will have one guy to do all the work.Is it true that they stock trout after all the summer people have left but the dues pay for the trout.Thats not fair if its true.

I think this subject needs to stop,why don't you just make an appointment with a realitor and go through the Shadow Lakes,no matter where you go there are problems,especially in today's economy...most of the places you see for sale are "summer homes" that maybe have to be sold for one reason only,they can no longer afford to keep it...so go ahead and take advantage of some poor owner that needs to leave due to the economy...you need to stop writing to this forum and get with a realitor...this is my opinion..if someone wants to reply to this ,I will not respond,it's a closed subject for me...bye.

Your source needs to get their facts straight. Weed boat driver not fired, summer work only. No public works in shadow lakes, trout are stocked both spring and fall or when avaiable from fish farms. Tell tour source to tell the truth or shut up. If you want to buy call a realtor and see for yourself. All you will get from this site is a majority of responses from people who don't even lice here.
