You know it is so true about the Patchogue revitalization going on the village has a preforming arts theatre and a lot of nice restaurants, The schoos are good, there are many businesses coming to the are, Lowes, Applebees Walmart and Target. The nices thing is the prices, I am trying to sell my home for only 327,000, low taxes and completely redone in and out, I know when people see it they will love it!

The fact that you are trying to sell a renovated house for only $327k tells you something about the area. The downtown village is scary. It will never come back despite all the new stores going up. White people are leaving as fast as they can because the schools are getting worse by the hour. I know a couple of families that want to get out of there. You should list your house with realtors that habla espanol because that's who will most likely buy your house.

my 2 uncles are the ones that are incharge of having all of them built and selling them all because they bought the land and hired people to build them.i just got a tour recently and there really nice, wouldnt mind having one myself.

Patchogue is great if you like countless illegals running around everywhere you turn and you donít mind a school district where only half the students graduate with a Regents diploma and then go off to a 4 year university.

Ever stop to ask yourself why all the white folks are headed out of town?

And yes I was there over the weekend to pick up paint at Sherwin Williams on Mian Street.

my daughter and her boyfriend just bought a beautiful house in the village. by the way they are teachers and both white. the village is closing multi family houses every month. patchogue is a big place and you just see people walking down the street why do they bother you they don't bother anybody .

I have been out there and it seems up and coming. 99% of the people moving into the condos are white, and main St. is mixed. I don't think people are running as fast as you think. The people walking around town do not look like they are looking for trouble.

I see a lot of nice houses for sale in that area, the taxes are dirt cheap and some of the flips are done very nicely, and with the current market being what it is you are sure to find the steal of a lifetime. If you're single, or married without children, it is a place to strongly consider. Otherwise look elsewhere, as the schools are historically the worst on LI. However, the town can only get better; they are investing a lot of money in to it, and geographically it is prime real estate (close to everything, including trains and Great South Bay). Remember Long Beach (nassau county) back in the 80's? I think pathogue is definitely on its way up - get in now, and within ten years the real estate will dramatically increase. There are a couple of colleges around there as well, so now is a good time to buy a cheap fixer-upper, do the minimum to bring it up to par, and rent it to students.

My family has been in Patchogue since 1979 and I can tell you, the damned place IS turning around.

Smithhaven mall killed downtown and they never could bounce back but it really does seem the restaurants are doing it!

My wife and I were at dinner and we could see numerous groups of people meandering up and down main street- folks actually going from dinenr to drinks or to the theater!

It's early yet but it could be the next Huntington Village.

Those townhouses by the bay are nince but the developer is sketchy. I heard they're dorpping the price so the guy can sell more and move on to a new project. There's nothing wrong with them but, for the cost, you may be better off with looking for a ranch style house in the area.

UNLESS... you're a young couple or single or retired. Then those condos make sense.

It took them a few decades but Patchogue really looks like it'll be a great place.

Just returned to Patchogue last weekend, seems to be looking good however, I dissagree with property prices, and Taxes. I can not even fathem paying those prices. Where the hell can people work and pay thatrate of tax not counting the note on a home without renting an apartment? Left the area 23 years ago, Dont get me wrong I still love it but the average Joe could not afford to live there unless he was left a home By a dead family member. I think it will take a while to bring itself up to the type of living there was there 20 plus years ago.

I GREW UP IN PATCHOGUE IN THE 70S AND 80S AND IT WAS MOSTLY NICE, WITH GOOD SCHOOLS. MY RECENT VISITS LEAVE ME WITH MIXED FEELINGS. I DO SEE A SURPLUS OF ILLEGALS ROAMING ABOUT. MY FRIENDS THERE TELL ME THE SCHOOLS SUCK RIGHT NOW DUE TO THE INFLUX OF ILLEGAL'S KIDS IN THE CLASS THEY HAVE BEEN DROPPING PROGRAMS AT SCHOOL TO ACCOMODATE MORE CLASSES FOR SPANISH SPEAKING KIDS. I FEEL THAT THE TOWN IS NOT WHAT IT ONCE WAS, BUT I DO SEE AN EFFORT TO IMPROVE. I DONT KNOW IF IT WILL BE ENOUGH TO TURN THINGS AROUND THOUGH.

Seems that a lot of people on here have issues with hispanic people. It is really sad that in 2008, a school district can still be judged on it's spanish to white ratio (when it clearly doesn't matter!)
Case in point...I have 2 italian-american cousins that graduated from BRENTWOOD in the late 90's and one is now a Physician's Assistant and the other a College Math Professor so ethinicity in the school has NO BEARING on an individual's success as long as the student/individual decides to be successful!!!!
By the way the condos are magnificent just a lil pricey. Gorgeous finishing touches in the interior....Good Luck!

Getting rid of the Tiffany Apts and Terry St Apts would make a huge positive impact on the Village of Patchogue. Most of the garbage in town lives there.

Just bought an Overlook model with some nice extras at a great price. It's scary cause they seem eager to sell the remaining units and move on, and hopefully they don't sell to the wrong people, but the area didn't affect my decision; the units are beautiful. We'll see if my opinion changes once I move into the neighborhood. Certain models may not be selling as quickly because their layout isn't practical and the prices are still a bit high in this economy.
