Review: Mallory Hawes

Chris Hawes, owner of Mallory Hawes LLC has no business being in a position of authority or respectable management. He fails to answer his phone and return phone calls to tenants, disregards the seriousness of not abiding by the Indiana standard '45 day rule' regarding return of deposit after move-out and is stunningly capable of fabricating fees on the spot after move out with absolutely no truth behind them. Chris claims that HAND forces him to charge cleaning, carpet, etc fees to his tenants and that they are beyond his control. In fact, HAND does no such thing. I've spoken with them. Further- his negligence in responding to myself and my partner regarding our move out and deposit has forced us to take legal measures. Please be warned in dealing with this shamelessly selfish and obviously mentally incapable person.

The management of the Arbors facility leaves a lot to be desired. Local management is totally disorganized and claims that the property is cleaned prior to a new occupant are totally fabricated. All they do is give it a lick and a promise.

Do not trust Mallory Hawes. Their contract states the return of security deposit WITHIN 45 DAYS. That is a bold faced lie and attempts to talk to anybody are met with silence. I will now have to resort to legal measures to secure my refund. BUYER BEWARE!

Having signed a two year lease with Mallory Hawes LLC (The Arbors, Bloomington, IN), I am nervous that I chose poorly to say the least.
Property management is lame at best. I had to demand that my apartment be cleaned the day before moving in. Paint is slopped all over woodwork and yard work appears non-existent. A pile of mulch sits in the parking lot (taking up two parking spots) from early spring. Weeds are everywhere including the gutters which have not been cleaned after two specific requests. The garbage cans are a health hazard attracting rodents and racoons. I don't dare take my trash out at night for fear of being bitten.
I was assured that this was a quiet, older community but have to deal with loud music in the early AM hours as well as a young couple with a baby that cries incessantly. I DO NOT RECOMMEND The Arbors as a good choice to live in Btown and DO NOT sign a multiple year lease. You will be sorry.

The landlady Jen is an addict/alcoholic and should be sued for embezzlement by Mallory Hawes LLC. This woman believes she is entitled to money and assets which do not belong to her. Chris Hawes is like a small child who has never grown up and whose mommy still bottle-feeds. Do not rent from Mallory Hawes LLC or you will be sorry. Jen and Chris do shady business together, cheating/stealing from the city of Bloomington.

Chris Hawes is too cheap to invest in the property; all of the utilities are from 1997. The groundsman outright told me they are from 1997 (Jen as mentioned from another reviewer is no longer there). The newer groundsman is actually much more responsive but you will have to call 100 times to get anything done.

Hawes however is the problem. I had signed a lease until the end of July 2014 but decided I would leave the second Friday in June since I had finished up school and no more reason to remain in Indiana. The groundsman asks me on June 1, 2014 if I was leaving this week. Puzzled I said no I have until the end of July but will leave June 13th. He then explains Hawes signed a new tenant into my unit and she already had placed her electricity and water to the apartment, she was expected to move in June 6. Hawes tried desperately to get me to leave and I refused explaining I had too many dates lined up for my return to my Florida. I then later purposed he relocate me into another unit on the compound and have all of my furniture moved but my bed and washer and dryer into storage because I was intending on giving it away to charity and it would make it easier for them to pick it up. He agrees and I relocate into another unit on the compound just for my final week.

Now it has been 2 months past my move out date and I have not received my security despot despite numerous promises of getting it within 45 days. I will be taking legal action.

BEWARE!! This fool will tell you whatever he needs to rent one of his neglected apartments, then nothing will get fixed or updated. He WILL keep your deposits. READ THE LEASE HE WANTS YOU TO SIGN!
As other posts say, he blames the city for professional cleaning requirements when you move out, but that is a lie. You will learn he does nothing but lie, cheat, steal. He loves going to court, and he is uber rich, so he buys his way out of everything. If you still consider renting from him, go talk to his current renters, look around. Visit the dumpster area, and you will get a clear picture of how he runs his businesses. Crooked through and through.
