Lamar is at it again, buying up land over on Shoe Factory Rd. Don't know the reason, but it is next to land owned by Head and/or Nelson, or one of their many shell companies like in this case - Blairsville Motel Properties. Of course, that is normal.

Those guys are really smart. I wish I could pick investment land that Lamar Paris would come along and by next to, using his big bucket of taxpayer dollars. It's simply uncanny how they can have land placed near land Lamar buys.

For example, the 0.29 acre tract that Lamar paid over $200K for next to the annex. Look across the street. Over by the Farmer's Market along the highway you've got Cozy COve Cabin Rentals, and all that BUTTERNUT CREEK LLC / BUTTERNUT CREEK LAND CO and then the long highway stretches Head / Nelson actually own in their own names, along with their Butternut Shell Company Lands.(Be on the lookout for wideloads along that stretch of highway - hauling cash from the TSPLOST - yes, it has reared its ugly head again and they have reinvented it under a new name - coming soon! Gotta have a way to fund the land brokers! More tax dollars to buy more land!)

Just curious.... has anyone in Union County been smart enough yet to figure out how much land, under how many shell company names these guys own?

It's nice being on the bank board. It's nice having a friend like Lamar, who has a bucket of taxpayer dollars he likes to throw around on land.

If I ever decide to get into the land business, thats what I will do... Get me a spot on a bank board so I can finance whatever I want, and then buy in a County that has a fellow sittin like a retarded monkey in a bucket full of taxpayer cash flingin it around and drivin up local appraisal values.

Two men own the lot across the street from the Annex Building jointly I believe. One of them also owns a lot a few parcels down from that parking lot on Hunt Martin that Lamar paid so much money for. I think it is for sale. From a real estate perspective I agree that some of Lamar's land purchases have been extravagantly priced and should have been acquired for the county at lower prices. I don't know enough about the other land buys to say whether it is beneficial to any individual or groups.

Don't have a clue, do you? Paris months ago publicly stated that he was in the process of buying land on Shoe Factory Road and would be looking at other adjacent tracts. Being a non-resident locked behind the fancy gates of Big Canoe, you of course don't know that the Union County Fire Department headquarters are located on Shoe Factory Road. So it's a no-brainer to figure out why Paris would be interested in property in that area. If he hadn't bought out several tracts in the past, there wouldn't have been room to expand the firehouse and headquarters at that location.

As for Head and Nelson I won't defend anything they do, they're big boys. But I will point out that they're like many people who did well in this county: long ago when mountain land was dirt cheap they bought a lot of it, and when the land/homes sales boom started they all cashed in considerably. You've got the horse before the cart... they really only became bankers after the land boom, not the other way round. No doubt they've taken every opportunity being on the bank board, but I'll leave it at that and let the chips fall where they may.

And by the way, you already tried to get into the "land business" but failed. How's that website working out for you?

Anyone could be highly successful in the land business if they could use other peoples money with no repercussions for a bad deal. BTW no local reporting questioning this practice just a made up Q&A in the so called legal organ.Once again no logical response, just attack the messenger.

Not a question about conspiracy and wasn't aware of any such activity - however, it is interesting that he has the access to funds to take on such a venture. Most people don't as the b@nks are exceptionally restrictive, and development is not the hottest thing going at present.

Although one could say he has substantial land assets that could be collateralized. Of course that brings up the whole issue of the Personal Guarantee that was put up to cover the loan made on the Eastridge LLC to Arbor Land Group Foreclosure.

Head & Nelson personally guaranteed the loan that their b@nk made on the deal. It was a huge loss for the b@nk. No answers as to whether or not Head / Nelson made good on the Guaranty.

It would be nice to be able to gurantee loans, or pledge collateral - if you get special favors or repayment timeframes/structures that average borrowers do not. Not saying that happened, but we simply don't know. I was told by FDIC investigators and Newspaper reporters that the structure of at least one of their deals was very suspicious.

But it could simply be luck I reckon - people just want to finance certain people's projects, even if they have a track record of massive failure and foreclosure I guess.

Norm, I normally do my research before I post. Actually they own 2 parcels totalling 2.5 acres. Already have lots of space. They added two more parcels totalling another 2.3 acres. They can't even pay for Projects they have already passed, such as Transfer Station & Jail. Annex Building Project doesn't look like it is going anywhere. They had to borrow $5,105,000 just to finish the Multi-Purpose Building, with all the SPLOST 3 Funds sucked into a black hole of Interest Only payments during this SPLOST. They plan on advance borrowing from the next Splost in order to pay off the remaining bit of loan. How much more interest will THAT cost?

They are borrowing money to pay off borrowed money,and they can't even finish the core governance projects they have.

Wow! You are right! It's sheer genius spending money for land for future projects, when you can't even afford the current project syou have - and are racking up $Millions in debt year after year.

Norm - you and Lamar should take more time writing your script before you come on and post. Maybe get some input from Head / Nelson. They seem to be the real brains in Blairsville.

ASSISTANCE REQUEST: Now that UCBI has paid off TARP, and the government has gotten their money, and TBTB may be more interested in moving on some things, so I have been talking to various agencies seeing what can be done to move along or resurrect the Investigation (see above link).

In a Washngton DC telephone call this morning it was suggested that my doing the research to provide a list of all associated shell companies to Investigators might be helpful and save some time.

So I have a long list already, some of which I have already named Blairsville Motel, the Butternut Corps, East Ridge, Arbor, Orchard, etc..

I'm pulling all my old files, and doing a rerun through Corp Searches, GSCCCA, Tax Assessor Records etc. Any tips on names that bear scrutiny that might have involvement by Head / Nelson would be appreciated. I think it is time for a good old fashioned colonoscopy on the Bank Directors. Maybe we can find some collateralization issues. I still really want to know if they made good that Guaranty they made on the Arbor Foreclosure. I would hope so since you would think the actual Bank Directors would be held to a higher standard reagrding their personal guarantees on loans.

PS, thanks for the tip on the Jasper building development Norm. You really shouldn't go off script you know - you could get in trouble.

One of the mantras of investment people is OPM -- other people's money. Banks use people's deposited money to make money. Start-up companies use people's money (investors) to make money. So on and so on.

Why does Union County have only 1 'sole commissioner'? If they would use their head--they would do like other counties and have 3 or 5 so one person could not make all the decisions. They would elect people that were from different views so things like this could be debated.

One segment has been brainwashed into thinking that a sole commissioner, aka dictator, is the most efficient type of county government. I guess, in some sense, any dictator in any government anywhere is the most efficient. However, efficiency should not be the main measure when it comes to governments in the US.

Another segment are too naive to think that such mismanagement can happen. After all, things look rosy on the outside. Also, similar to those that "must be the best people" because they go to the "correct" church building or belong to the "correct" group.
