That is just my opinion. It seems to me that the use of the term "assessed value" is misleading to the general public. But then as you say, the Assessor, State and County all use that term. The Tax Digest uses that term.
I have stopped talking to the Tax Assessor and Commissioner since they frequently put out "misinformation", in my opinion.
The Lumpkin Tax Commissioner apparently doesn't know how to look at the Tax Digest and count the number of folks getting the local senior exemption. She also apparently "thinks" that land in Counservation Use is taxed at fmv and not conservation use.

btw this subject is still a topic around here, now that the people under senior ages are feeling the effects , a neighbors home he purchased for 210,000.00 a few years ago, only pays 14 dollars a year total tax on he is disabled a vet 94 years service) and a senior

he moved here pd cash for his house and lives like a king, I have met several seniors that have moved here in the last couple years because of the tax breaks to them, its easy to own a couple hundred thousand dollar home and better yet for them when they are paing taxes less than 20 damn bucks a year, Lumpkin county wants everyone that works for a living to leave this county, that is what happens when you have a bunch of people that think they are owed everything running a county

People in Union County think they are kings and get to live like kings!
Union County is very generous on giving tax breaks. Just ask the commissioner he gets them on his property.

ALSO, Where can you go and own 235 acres in a upscale Golf Resort and only have to pay $20,035 for your land value, While your neighbor gets to pay $1,779,035 for their 241 acres?

In other words, in most counties seniors do not pay the school tax.
The county tax exemption of $60,000 is a darn good deal for Seniors.
And the conservation exemption is a DIRTY little secret that most of the rich use in order the for middle and lower class to pay most of the taxes.
I believe Lamar uses it. Funny how he touts the benefits of tax revenue but he himself takes the rich man exemption.
