Why Do Rich People live 200 or more Feet above the Hackensack Flood Level?

Why is it that any town that is closer to the Hackensack River water level is lower in property value compared to Towns like Tenafly, Englewood Hills etc.?? These super rich neighborhoods are all 200 ft above the Hackensack flood rise level! Were these people informed of something that us average people can only get from the "controlled media"

Yes, we all had a big rich people's meeting and decided to move to these areas.

I figured it out. Good thing I don't own property yet.
Affordable Homes in major city areas are always much cheaper because factories dump thier toxins into the soil at that level (below 100 ft sea-level)
When the table rises, all the toxic crap floats up from the soil and into your home which eventually decreases the property value if the buyer uses air/soil/radiation quality testing services prior to purchasing the home

Guess I'll have to live on the hilltop from now on , and I thought having a river front was suppose to be more tranquil.
