I have never seen snakes at beach, in rocks by dam and boat launching area- yes. harmless water snakes. all snakes can bite if annoyed enough. My friend said that she has never seen any snakes at beach either. We both swim there. DO NOT PLAY WITH SNAKES!
you are so full of crap!!! I lived there and would not let my gk's swim at the beach. There were tons of snakes and you could sit on the picnic table at sundown and just watch them swim all over. Then at the end of last summer a friend came out of the water screaming and it was a snake at the ankle. It bit!!!

We lived there for a year and half left Nov 2011. At first we loved until we started knowing stuff. Its full of drug dealers, rapist, murders, and arsonists. We loved the lake, I'd walk the kids to it at least 3x a week and catch good fish in it. Lots of the park is marsh land. Its a money pit properties will never gain value and they expect you to pay yearly fees per lot for living there yet they never fix anything. Yes there are some good ppl there and some nice places but the majority of the place is the slums. Luckily we had 2 very good loyal guard dogs and before we left I ended up sleeping with a big gun. IT IS NOT A SAFE PLACE. Yes the cops are good but because its so far out it takes a min of 15-20min for even a firetruck to get to you. Which can be pretty scary when there's a raging fire surrounded by woods and you have kids and no transportation at the time. Definitely think twice before you move there.

if you are rfally interested in buying property at lakewood all you would have to do is come out ,find something you want and make an offer. most owners would love to sale their property for what they have in it, trustees included...you should talk to the coffee co officialx , they tell some good jokes about lakewood park, theres alot of truth to most of them. hope you find this helpful.

I had been following a tempting ad on craigslist for several months, and finally drove out to check it out this past weekend. I should have known the price was "too good to be true", and quickly learned the WHY behind it. I'm not going to re-hash all the things that have already been said over the past ten pages, but I do want to add this... I personally believe the arsonist or arsonists likely want to buy up land for cheap, knowing when they finally own the entire "Monopoly board", they can clean it up and own the entire park. If I were law enforcement interested in stopping the arson, I'd take a good look at the deeds and see if anyone is buying up lots- especially those that have been burned or seemingly random, unconnected lots all over the park. Too bad the ***holes ALWAYS ruin everything for the rest of us.:0/

i once lived in lakewood park. after having all my lawn chair's and outdoor hoses stolen i thought it was just a one time thing. the next thing was my car was broken into and they stole all my charlie pride cassettes. the final straw was when my drunk neighbor raped my dog and i mean he had his thing in the dogs rear. i had the dog put to sleep and moved out of there.
You should have put your neighbor to sleep!!!!

I was a victim of one of those arsonist. Burnt my house down with my dog inside it. they started the fire in my car parked right next to my house, and it set the house up in flames. I am disabled and thankfully was not home. people also stole from me right out of my yard all the time! my dogs, my produce, everything was wasnt nailed down got stolen.

I live in the park. The fires worry me too thus why I have VERY good insurance. Most folk in the front of the park are functioning members of society with steady jobs and take pride in their property. The front side of Emerald Lake is mostly retirees that have absolutely beautiful lots.
The back side is seriously questionable as far as ethics and pride are concerned. Not all people that reside here are bad, though hard times make hard people. I have been fortunate enough not to have any problems with theft or vandalism. Others here have not.
There are rumors everywhere you go and Lakewood is no exception. I keep to myself and it seems to have worked thus far.
I'm not pointing fingers but my take on it all: I do believe there is a serial arsonist among us and he/she seriously needs to spend some quality time in the Coffee Co. crowbar motel.
I was one of those unfortunate souls that were subject to an arsonist.

Hi, I am looking at some property in the Lakewood park area. Can you give me a list of the roads that are in the good parts of the park. I do not want to be in the bad part. Thank you!

I have lived in lakewood park since February 2007. While there are some areas in the park that may be considered less than desirable the areas around the lakes are very nice. I have not had any crime in the area that I live in. I understand this place has had a bad reputation in the past but I believe that they are trying to make improvements. You cannot beat the cost of living and Manchester is only about 15 miles away and it is a very nice little town. I take offense to the comments that say to run in the other direction. I would just be careful where you purchase. I have separated the park into 3 sections based on the street names. 1. The civil war area - be careful if you buy in this area. 2. The tree area - nice and 3. The indian area - this area and right on the lakes are the nices part of the park. It is very quiet and to my knowledge and experience there is not much if any crime in this area.
If you are looking for a nice, cheap, rural place to live - I recommend it.

Chuck,
I have to agree with you. I have filed complaints about my neighbors and nothing ever gets done. We are suppose to go by the bylaws established and more than half out here do not. Also they do not pay the fees and nothing happens. The homeowners meetings are a joke because nothing is ever accomplished. This would be a great place if it was still run like it was supposed to be ran when it was first established!!
