hud recepients have same bad reputation as the
recepients of welfare .and they complains a lot
most of landlord hate them because govt make them
fix the thing which they are not willing to do.crimerate is higher among them.

Landlords are guaranteed to get paid. A clean hud renter is hard to beat. They seldom can afford to move.

i'have two kids ,working and having very very hard time to find place to rent my voucher has expired twice .am very clean person staying with grandma and its geting hard,some bad apples have messed us all!!!!!!!!

most of you people here do not have a clue and spout out info that has no truth or bearing at all.
I have been a landlord for the best part of two decades and will tell you that "HUD" tenants are no different than others in terms of drama and cleanleness or taking care of a property.
99% of landlords do not accept section 8 housing vouchers simply because the housing athority inspects the home to make sure it is safe and habitable.Most people who own rentals are amateurs who do not realize that to get and keep good tenants they have to keep rentals in good shape and maintain them to safety standards.What they expect is to simply get a check every month and forget about it,sorry but long term it just dont work that way.when you have a slum you will attract the the same type tenants.
Also if a landlord participates in the program HUD sends you a 1099 form at the end of the year and you have to pay TAXES on your profits. gasp!!! landlords who cheat the IRS will not accept section 8 payments and usually make rents payable in cash only.
I love HUD and the people who have vouchers,it makes my life easier.
I also have a nice and clean two bedroom hud aproved mobile home with new plumbing,paint and carpet located on the west side of Beckley that will be available march 1, rent will be $465

iam agree with you and yours situation but i tell you the truth that
landlord who accept hud are also not great either your best bid is
get a hud loan and buy your own trailer or house.

You can't evict HUD tenants & they know it. So they will tear your shit up & you can't do anything about it.

I know many people who rent and get no HUD and I would not rent a damn thing to them personally. I also figure the tax thing and inspection does keep some landlords from going that route too.

yes you can evict them even if they miss their share of deductible,leting ppl stay overnight and if they get cought doing criminal avtivities they loose their hud voucher for life from state to state.

You sir are full of it ! HUD will help you and support you in the eviction process if a tenant needs to be kicked out !
I am a long term landlord with rental properties in 2 counties.If I have a problem with a HUD person I can call the office and a inspection will happen within 24 hours. They will advise and eviction can occur in 30 days or less. If the tenant hasn't paid their portion of rent they will be ordered to vacate within 36 hours !
The problem is lazy ass landlords that won't do a background check and allows any one into a unit with out ever calling the first person to verify anything they have put on the rental app.

As said above most that won't take a voucher is not planning on paying taxes on the income ! They want to complain about people on the program as cheats and bums but are tax cheats their self's.

That is not true. You can receive hud if you don't have children. My sister got a hud voucher and she didn't have children. Not everyone that receives hud is trash. She went to school full time and worked part time. She now has a degree and makes good money.
