what are the laws in wv concering a woman with small children in which one is a baby? I have heard the landlord cannot in winter months. How true is this.

Single woman without children doesn't pay rent, she gets kicked out. Single woman with children doesn't pay rent, she gets kicked out too. Only seems far. Landlords aren't givin out charity. Work and pay your bills and you won't have anything to worry about!

As a previous residential property manager...it has no bearing whatsoever on your housing status. If you do not pay your rent, or violate any lease agreement, you can be evicted. You must be given at least a 30 day notice. If you are having problems paying your rent, contact HUD immediately for emergecy assistance, but that is no guarantee, since they have a backlog of people needing assistance. Good Luck...and don't wait for the last minute to seek assistance.

That also includes married couples without children who don't pay rent get kicked out, and married couples with children who don't pay rent get kicked out, too. Emergencies happen, and that sometimes takes money that tenants would otherwise use for their rent. If someone is a good tenant, keeping on a landlord's good side and having a talk about being late with rent is always a good idea. Sometimes a lot depends on that relationship, but if an eviction notice has already been received, I don't think I would hold out much hope of changing the landlord's mind, and I'd be packing.

Based on the judgments on my comment, I can't wait to go tell all the married couples that they don't have to pay their rent on time; tell everyone who rents that emergencies will never happen to them; tell them that they don't need to have a good track record with their landlords; and the best thing is that an eviction notice means nothing. Yay!!! Eviction laws are meaningless!!! Whee-heeee!!! This is better than News Years Eve!

Does anyone know the laws on what a landlord must due after a tentant moves out and before tentant moves in such as cleaning, painting etc?

You don't your rent, they can evict and will do so -- there is ALWAYS someone else to rent your place if you don't want it!

Even if you found a sympathetic landlord (and most work for a large company, not individually owned)...they wouldn't completely waive your rent, and you would be expected to pay all rent in full eventually. If you already know you can't pay your rent, there is a problem...or you are just looking for a free ride, and if you get evicted from one complex, it is hard to get another complex to risk letting you move in to their complex, for fear you will do the same thing to them.

I understand getting kicked out because rent wasn't paid. My husband and I rented off this guy a couple years ago and what a greedy bastard! I was pregnant at the time ( maybe 6 months ) and our tub was clogged, we told the landlord our problem and he lied and said he would get a plumber to fix it. Several weeks went by and still no plumber. We had to sccop our dirty water out of the tub and into the tolit it was that bad! Finally I had enough, my husband was at work at the time so I went up stairs to the landlords house ( it was an apartmnt house we lived at ) i politley told him our tub needs fixed NOW! He said he would pay if only we paid half. Now as a landlord that is their job to fix the problem now ours. That's why rent is paid. I told him no! If we did that then we wouldnt pay rent for the month. Then he had the nerve to tell me he would evict us if we did that! I called my husband and told him what's going on and a few days after that we moved. We didn't get our deposit back for what reason We didn't know, we cleaned the place before we left and nothing was broke or destroyed.
