I don't have a problem renting any of them, I have a list to fall back on when one comes up emty, I don't allow any one to work on a house or build a fence in the yard. I take care of them and every house before being rented has all new plumbing , wiring and light fixtures, all floors are fresh varnished hardwood or new carpet all wallare painted and when it is empty all walls are repainted and carpets are cleaned or replaced if older than 2 years.So if they "think" they have a problem, they can call HUD and make you come to fix it? That could be a real problem. I wouldn't like that at all.
Do you have a problem renting your houses? I want mine to go at a fair rate to me and the tenant, but I have no idea what that might be.
I will not rent out a house that I wouldn't stay in or buy a house in a area I wouldn't live myself. My renters are averageing 5 years per house, the longest is 10 years. I keep a check on the area and rent at or below the market rates for the area and type of house, I don't raise rents on current renters but if they leave I ajust for current conditions
Hinton or Summers county rents are cheaper than Beckley by about 20%, 3bdr 1 bath in Beckley goes for $425 ,Shady area same type goes for $550 ,Hinton would go for $375 all on a 1 year lease not rent month to month.
