Do you have a problem renting your houses? I want mine to go at a fair rate to me and the tenant, but I have no idea what that might be.
I don't have a problem renting any of them, I have a list to fall back on when one comes up emty, I don't allow any one to work on a house or build a fence in the yard. I take care of them and every house before being rented has all new plumbing , wiring and light fixtures, all floors are fresh varnished hardwood or new carpet all wallare painted and when it is empty all walls are repainted and carpets are cleaned or replaced if older than 2 years.
I will not rent out a house that I wouldn't stay in or buy a house in a area I wouldn't live myself. My renters are averageing 5 years per house, the longest is 10 years. I keep a check on the area and rent at or below the market rates for the area and type of house, I don't raise rents on current renters but if they leave I ajust for current conditions
Hinton or Summers county rents are cheaper than Beckley by about 20%, 3bdr 1 bath in Beckley goes for $425 ,Shady area same type goes for $550 ,Hinton would go for $375 all on a 1 year lease not rent month to month.

Picked up the landlord packet from HUD today and the rent for 3br 1ba says much higher. Is that just a national average?

I am a landlord. I have rented to HUD, but never again. I can promise you that my friends who are landlords will not either. HUD places will be getting more and more scarce here in Raleigh County.

Here is why:
1) Raleigh CO. HUD gave us ZERO increase in 2009, yet water, sewer, electricity and gas all went up.
2) Raleigh CO. HUD gave me a $2 a month increase in 2010, yet water went up again, and power went up 7%.
3) You can't make a welfare receiver pay for damages to your place. Do they tear things up? Of course. They are usually irresponsible people, that's why they have children they can't afford, don't work, have nothing to do except do drugs, breed more kids, scream, yell, bring in all their friends, etc etc etc.

Its all true. So we plainly state "NOT HUD APPROVED".. and we don't want to be HUD approved. Actually, my places have brand new appliances, brand new carpets, nice baths, and I would be proud to live in anything I rent. And I don't have any problem renting to responsible working people. But since Raleigh Co HUD wants to play the games they play (Claiming they can't pay a cost of living increase) they can turn people away.

I promise you won't find a decent place available for county HUD - due to Tony Bazzie and his HUD staff. They need to reduce the number of vouchers they put out so they can compensate their landlords a fair market value. Now, you may disagree with me, you may not like what I said, but the fact is: It is the way it is here in Raleigh County HUD.(not to be confused with section 8, city HUD)

When you are referring to HUD, is this the Department of Housing and Urban Development or is it a state agency? The only office that I am aware that DHUD has in WV is in Charleston. You must be referring to a nonfederal office.

I own a house that I am thinking of renting and I need some advice from landlords. How do you "screen" your renters to keep the trash out? Do you take applications? What types of references do you check and how do you know they are not phony? Should I see a lawyer to create my lease to make sure I cover myself legally? Thank you for any advice you can offer!

i currently have HUD and they only pay 2 bucks of my rent now. i am a single parent of two girls and they wont allow me a 3 bedroom place because my girls arent far enough apart in age (18 months) and im looking to drop it and just pay straight up.

I happen to have a HUD voucher and am looking for a place to rent. I furthermore have a job therefore not everyone who has HUD vouchers are welfare recipients. Its not fair to judge all people because of a few bad apples.

If the family is a family of two..two bedroom rent. 300.00
three bedrooms 350.00 - 450.00 if some type of utility is included. Typically no more than that unless it is a family of five or a five bedroom family mayber 650.00. Add some rooms MMD!
You must accept the rent subsidy offered for a two bedroom on a three bedroom home if you really want the person to rent. Unless you only rent to a family who is completely covered.

You will get no cost of living increase with HUD.
They will claim that due to congress, they cant give you an increase (yet your power, water, sewer, taxes all increased).

They just keep cranking out the vouchers. No thought to helping the landlord. Forget HUD. The administration in Raleigh Co needs ousted.
I rent to respectable working people now. Those are the types I want to help. My rent is paid and my places are taken care of.
