What do you think?
There is no way I can afford or even want to buy one of those houses. It was nice when Pennellwood resort was just a simple family resort. Now it is going to be some fancy home development with hot tubs and no real family atmosphere.
That sucks!
What are your thoughts?

Upscale Time Share. Do I want to sit on a screened in porch after I've cleaned up supper dishes and am waiting for the air condition to crank up. I don't think so! What everybody loves about Pennellwood is the 'no plans vacation'; except of course for booking your same week year after year. The food, the interaction with the staff/and the pennellwood friends that share the same week year after year is what made Pennellwood unique. The changes were already evident in the catered food this past summer. Dave is no longer interested in managing a family atmosphere resort; he is into high-end real estate development. Yeah I will respond to Daves letter with a big "NOT INTERESTED"

Can anyone who has that rascal's letter scan it and post it, or at least re-type the letter? Some of us didn't get it.

WE ARE NOT SELLING TIMESHARES AND WE ARE NOT CLOSING! WHAT A JOKE! Before you post you negative comments you need to know the facts. We are wanting to go back to the original model of cabin ownership like what was established by the Pennell family back in 1893 while providing family dinning, activities, and entertainment. It worked well for them for 47 years. Then my Uncle Lad replaced those cabins 50+ years ago which are the existing cabins. Why did he replace them? Because they needed it badly! Now 50+ years later since that last cabins were built we are planning to do the same.

To the real Pennellwooders thank you for your continued support as we move into the future. Like with any business you have to plan for the future. We are doing just that! SEE YOU ALL THIS SUMMER!

As a life-long Pennellwooder, I have known Dave Stacy for nearly forty years. I truly believe that his intention is to preserve Pennellwood by improving its long-term financial viability. Pennellwood Resort has a website which I use periodically to communicate with Dave and Stacy. No inquiry of mine has ever gone unanswered by the Stacy's. Rather than using this forum to speculate and complain about the future plans for Pennellwood, I suggest each of you send your questions and concerns directly to Dave and Jamie using the website that they have developed. He's a terrific guy who has always taken the time to address my concerns. Thanks!

That is crap! I have written to him and gotten no response and I know others who have dealt with the same!
Also, the only financial thing he cares about is his own pocket book!
Preserve Pennellwood!!!!! Go to the Berrien Springs Township minutes and read what he is doing!! It says in there that Pennellwood will no longer be what it is today... the greatest family resort. It is basically going to be a fancy time share. What BS did Dave tell you?????? Why don't you tell Dave to come onto this forum and answer all of the questions????? What about giving out the results of his survey he sent out???? Let's see what the people who care about Pennellwood Resort think! Ask him if they will still have rec directors and activities, what about 3 meals a day, fresh towels each day, and all of the other stuff that makes Pennellwood Great!

Is this Dave?
If so, what is up with all of the info on the Township Minutes. Have you read what they wrote?
No bell, no PA system, once several are sold it will no longer be a resort, etc....
What about the cost????
Most families that go there are middle class, not the type of families that can afford a second morgtage.
Also, a big part of the appeal is seeing the same families each year. If there are less cabins and the people that by them get to choose when they want to rent them out, how will all of the same families be guarenteed to get back into the same week together. What don't you give out a FULL explanation of all of your plans and how it will work out for the current Pennellwooders.

We are also very concerned about what will happen to pennellwood. I understand the need for a business to remain viable, but it seems there could be other ways to do this. I agree with some of the posts regarding the changes at PWood. Karoke has to end "too loud", no more announcements, "get off the deck, you can't drink your own beer on the back porch". Why doesn't Dave put more tables and chairs around the property so you can sit somewhere other than a picnic table, make new cabins the same size, but updated, no bugs! I'm interested to see what the Berrien Township minutes say and would love to hear from DAve and Jamee on this forum what their plans really are. Will families be able to get their same weeks, how much will these new cabins really cost to rent, are we still going to have family style meals. Our family will be watching and waiting, I hope this isn't our last year as Pennellwooders!

It is understandable they need to up grade... but to the point that it prohibits folks from coming does not make sense... that is not what Lad did... he continued to make it a family place, affordable, fun, relaxing. Lets face it... if I am going to spend big bucks on a vacation spot... IT ISN"T GOING TO BE IN BERRIN SPRINGS ON LAKE CHAPIN. Sorry to burst the bubble. Maybe Dave should have read his survy results.

I agree that it would be nice if a few tables and chairs were set up in the newly landscaped area in front of the dining hall. It would make a nice area for guests to congregate and meet. The shuffleboard, horseshoes and ping pong used to serve this purpose. However, I think that it would take a huge financial committment to replace (and upgrade) the cabins. A friend of mine owns a campground area in northwest Illinois. He built 5 nice cabins, nothing overly fancy but definitely a step up from the current cabins at Pennellwood. Doing a bit of the construction work himself, they averaged over $50,000 each to build. Multiply this amount by the 40 cabins at Pennellwood, and you're looking at a $2 million investment. Even at full occupancy and steady annual rate increases, the payback period for such an investment would be too long for any logical business person. I love Pennellwood as much as anybody (have been going there for 20 of the past forty years), but also realize that long term viability needs to be addressed by someone. Let's give Dave a chance and see what he comes up with. After all the cards are on the table, and you are upset with the outcome, feel free to blast away. But until then, I'm willing to wait and see.

yeah, but I just wish he would give us all of the details instead of us finding out other ways. It seems like he is hiding stuff from the true Pennellwooders. Why doesn't he give as the entire plan for what Pennellwood "Resort" will be like in the next few years. He has lied about things before and I am afraid he is lying again.

To be honest, I expect to get the full story during my stay at Pennellwood this summer. The problem may be that Dave hasn't figured out all of the details as of yet. As I recall, his intention is to have the plans (resort design layout) available this summer as well as one model cabin built. If I were Dave I would have the same message,"Pennellwood is not going away, details to follow". Let's face it, there's point in the avearge Pennellwooder slamming Dave and his plans. We're potentially driving future guests away. If you really want to see an end to Pennellwood, keep slamming away. Nothing brings about the demise of a business faster than the absence of customers. But if you truly wish for the Pennellwood experience to be around for your generation and the next, let's find ways to more effectively communicate ideas to dave and Jamie. To anyone reading this stream of messages, when have you ever seen a group of customers so passionate about the future plans for a family resort? Consider this an indication of just how great a place Pennellwood Resort is!!!!

I actually wrote a 2 page letter addressing all of my concerns and asking questions. I then sent some info on small cabins (around $50,000) that I said my family would be interested in investing in, but received no reply to either the letter or the cabin info. Also, because of the web, we can access so much info. I read the Berrien Township meeting minutes as well and it sure sounds like a new development, with mostly owners living year round. The large houses and high cost will definately change the climate of PWood. I would like to see what all of Dave's current customers have to say. We should see the results of the survey....we should at least have a response when we write a letter. It does seem odd that the first mention of Chapin Woods, Inc. was in June of 2006 and customers weren't surveyed until Oct. of 2006. Plans were way in the works long before we were asked to voice an opinion. It's Daves property and he can do whatever he likes with it. It just seems he had an agenda long before he asked us and was just hoping that the surveys would agree with him. I've talked to several Pwooders from other states, and no one seems to like the new plans but Dave. I'm just afraid that come this summer we still won't know what's going on. A big part of our joy comes from having the same families there year after year, but this new dev. will put an end to that. Dave, if you are listening, why not respond to some of this and tell us what your thoughts currently are? This has obviously been in the works for a long time and you are pretty far down the road. Will we be able to continue to rent? If no one buys the first 4 houses, will you put money into fixing up the current cabins? Wouldn't it be easier to send out a letter than to address all of this one at a time this summer? Hope to hear from you!

I am 15 years old and I have practically grown up at Pennellwood. I always thought it was so cool that I could go to a resort with my family and friends that I only saw once a year at Pennellwood. It's really depressing to think that I probably will never see them again because my family and the rest of the 8 families that we attended with will not be returning. I don't think Dave and Jamie really understand the underlying meaning of Pennellwood. It's a bubble that cuts you out from the outside world for one week. I think it is terrible that Dave doesn't know that. I don't care if he says that the cabins were falling apart he really doesn't know the aspect of Pennellwood and it's certainly not his wretched and corny singing that we have to sit through with out breaking out into tears of laughter.(that's right Dave it's not beautiful, it's hilariously sad:)) I always thought Pennellwood would always be there for me when I grew up and wanted to have kids, but it won't. Dave, REAL Pennellwooders don't want to see it torn down you creeper!!

Ever since they took the bridge, arcade, mousewheel and sign away that place blows. Also Dave needs to take lessons for his songs. Im sorry to say but ehhh.. kind of weak. No one wants to come to this place anymore because it lost its luster. Pennellwood was once a place where modern-day electronics were not needed. I mean if Dave is going to make the cabins like summer homes, I might as well stay at home. This is pretty stupid and Good day.

Real Pennellwooders?????? What does that mean? I believe the real Pennellwooders are the ones that love the resort so much that they come back year after year and love how simple Pennellwood is. The real Pennellwooders don't want to see it changed to some fancy upscale place with houses and a restauraunt. We want it the way it has been....simple, layed back, with fun activities to do with family and friends. I truly hope and pray that you are not going to ruin Pennellwood Resort for all of us REAL PENNELLWOODERS!!!!!!!! Fix the cabins, but keep the atmosphere and simplicity the same! PLEASE!
