Home values have rebounded almost everywhere, but here in Capac, houses are still going for the price of a used car. What is going on?

Taxes are too high. Services and schools are lowest in the area. When realtors research this that is how they apply value to homes. Cost of living in Capac is the highest in the county. Look it up.

True. Taxes are outragous. Water is insane. It's really sad because I don't think many people realize just how crazy it is here, only the ones that move see that what they've been paying is so out of line with the real world.
